This spacious 2-bedroom, 1.5-bath private home offers 1,200 square feet of thoughtfully appointed comfort, ideal for families, couples, wedding guests, and visitors attending Newport’s Folk/ Jazz Festival & Events. The space About the home: A typical hotel standard room size is approximately 300-350 square feet whereas my Airbnb space is a comfortable 1200 square feet with all the amenities you would need and much more. The property provides ample parking with designated spaces for my guest. This Airbnb is a private separated space within a single story home. The space provides a number of available sleeping arrangements and options. There are two enclosed bedrooms, one with a queen bed with crib for use and ensuite bathroom, and another with two twin beds that are flexible twin - king sleeping setup. Adjacent to the second mentioned bedroom is a full bathroom 1200 sq feet ( much larger to comparable hotel rooms) Private separate entrance/ private space Beach gear and family amenities Large yard /deck/ outdoor shower The living room has a large couch, which can be used as an extra place to sleep. Kindly note in your reservation that you wish to use the couch for additional sleep space and I can have linens, blankets and pillows laid out for you before arrival. The living room also features a 48-inch smart TV, and another television can be found in the master bedroom. WiFi is available throughout the space. The Airbnb can easily host your short stay while visiting the area or cater to extended stays. The space has all of the amenities you will need, including; cookware, dishes, utensils, towels, linens, onsite washer/dryer, TV (Amazon and YouTube available) as well as Wifi , beach gear and childrens dinnerware, toys, games, etc.) For those interesting in renting the space June through Mid September stays , I make patio furniture available for the outdoor deck space. The deck overlooks a private and quiet backyard area. The backyard features sunny and tree-shaded areas, as well as 2 swings for children and an outdoor shower - all for your use. Guest access The space has its own main entrance as well as an access door to the back yard and deck space. Upon your initial arrival you will be instructed to first enter through the garage via a security code. I like to meet all my guests in person on arrival, whenever my schedule allows it.
