Located just 20 minutes north of Vermont's capital, Montpelier, and only 45-50 minutes from popular ski resorts like Stowe, Sugarbush, and Smugglers Notch (depending on snow levels), this private vacation home is situated on a 100+ acre property in the quaint town of East Calais. Nestled in a charming country setting, this spacious vacation home offers ample living spaces and sleeping quarters for all. With 8 bedrooms and a 3rd-floor bunk room in the lower level, there's plenty of room for everyone to rest and relax. The house features 5 full bathrooms and 1 half bath, including 2 large bathtubs and a private hot tub for ultimate relaxation. Take in the vibrant autumn colors from the dining area's cozy window seat, enjoy the porch and yard during warm summer days and evenings, or simply unwind on the expansive deck. This vacation home is perfect for large family gatherings, offering a variety of entertainment options such as a living room with a fireplace, a family room with a 65-inch Smart TV, a game room with ping pong and air hockey, along with a fitness space, a kids' play area, and a 48-inch Smart TV. After a day of skiing or hiking, relax by the fire, on the deck, or beside the campfire. Stay connected with WiFi and enjoy an array of board games and puzzles for family fun. There is one bedroom marked "private" on the first floor which is kept locked and is off limits. Other things to note → Extra guest - Each guest after the 8th incurs additional cost. See house rules* Please ensure that your reservation is for the right number of guests in order for us to maintain compliance with Airbnb rules and for our insurance. * Undisclosed guests not included in the official confirmation can place your stay at risk for early termination w/o a refund and/or a charge of $100 per guest per night. Health and safety are our priority! There is always a professional thorough, sanitizing cleaning between guests from the refrigerator to the remote controls and light switches. To abide by all legal requirements and building security rules, you may be asked to provide a copy of your official government-issued photo ID, confirm your contact information, provide a valid credit card with a name that matches your ID, pass through our verification portal and, in some instances, complete a criminal background check and sign a guest agreement We will send you a rental agreement that consists of our rules and policies. Please read, sign, and send it back to us at least 2 days prior to your check-in date. Check-in: After 3:00 PM Checkout: 12:00 PM No smoking No pets (host family is highly allergic) No parties or events without host approval Please leave the house as you found it We want our guests to be comfortable and have fun but we would appreciate our home to be treated with respect and care. Please treat our home as good or even better than you treat your own. ❶ Unfortunately, due to a high level of accidental theft we can only provide hand towels for the bathrooms, dish towels for the kitchen, and bath mats. Please bring your own bath towels and pool towels (during June-Sept). ❷ Please strip the beds of sheets and pillow cases and place them in the laundry baskets in basement. DO NOT bring down blankets, quilts, or pillow shams. Due to the remote nature of the property everything takes longer and if the linens are in the basket downstairs then it takes 6 hours to do laundry, and approx. 10 hours to clean the whole house. Not doing so can incur additional cleaning charges. We pay our cleaners a fair livable wage and they're hard to come by. Thanks for your help in making this property available to your group! ➌ The house phone is an emergency and incase of cell reception being too spotty. We JUST installed starlink to help with better internet capabilities. You agree to pay for any and all long distance calls made with the landline during your stay, we will send a copy of the itemized bill after we receive it. ➍ You agree to pay for any and all movies that you, and or any member of your party order during your stay. If you do order something, please leave cash in an envelope marked accordingly otherwise let us know and we will send you a request for payment through the airbnb resolution center. $50 penalty for any unreported movies that are ordered without giving us notice or payment. ➎ No pets (host family is highly allergic). There is a minimum $50 per day fee that will be added for any pets brought into the house in order to re-clean the property and get rid of the dander that causes allergies for the owners. This includes service animals. This is a health and safety issue not a service animal issue. If you bring in any animals and try to hide it your reservation will be terminated and you will be asked to leave without refund. If we find out after the fact you will be charged the cost to clean the entire property. ➏ Honesty Policy: if something breaks or for any damage please inform us before your departure otherwise our care taker will inform us when he does the departure check. He will take pictures and document. ➐ laundry facilities are available to guests who book a week or longer. Otherwise onsite laundry is for the cleaning staff only. ➑ In winter months it is best to travel with a 4 wheel drive car; back roads and driveway are not paved ➒ No Smoking Any Substance Anywhere in the home or in the common areas on the property. THIS IS A 100% SMOKE FREE HOME. Smoking anywhere inside of the property, including basement and pool area, this will result in a $2000 fee to repaint the walls, clean the furniture and to remove the odor. Smoking is permitted on the front porch, no less than 10 feet from any doorway, or the back yard. All butts must be placed in a designated area and not left in the grass, furniture, sidewalks or on the deck. ➓ Communication/Messaging: If you have any needs or issues, you will message us through the Airbnb Message Center only. You acknowledge that phone support is not provided. ⓫ No parties, events, birthdays, bachelor or bachelorette stays - this includes "social gatherings" of any definition or reason without host approval. If we find you have more guests that your reservation then additional fees can apply. ⓬ Do not have more guests or visitors than stated in your reservation. More guests or visitors than stated on the reservation will incur a charge of $100/night/guest or temporary visitor. It doesn't matter if they stay overnight or for just a short period. In an effort to keep our property affordable for families and groups the base price is reflective of 8 persons. If you have a group of more than 8, limit 24, then an additional $40 is applied per person, regardless of age. Please clear this with the host. We do have additional air mattresses for those who wish to join you last minute, we need no less than 24 hours notice of changes to your reservation to prepare. ⓭ We are not responsible or liable for any accidents, injuries, or illnesses that occur while on the premises. Use of Community Amenities, including but not limited to the pool, spa, BBQ grills, and gym, is at your own risk. ⓮ We are not responsible for the loss of personal belongings or valuables during your stay. We cannot be responsible for any items left behind. ⓯ There will be a minimum handling fee of $100, plus the cost of shipping and packaging for anything you request being returned. Requests must be made within 48-hours of departure; after which period, items may be donated at the sole discretion of the host. Mail service not supported. All packages will be rejected. We suggest guests that require mail delivery set up a temporary mailbox at the UPS Store or USPS. ⓰ FEES: -Unapproved Late Check-Out fees: Every 30 min after 12 am will incur an additional $75 charge. ⓱ Lost TV Remote control will result in a $100 Charge ⓲ Disabling, obstructing, or tampering in any way with any of the safety or security devices, will result in a $500 fee for each occurrence and cancellation of the remainder of your reservation with no refund. ⓳ Do not burn candles, incense, or any other open flames. ⓴ By booking this property you fully agree that you and your guests have read and understand all the house rules as listed above in all the previous sections and agree that you will accept all responsibilities noted above along with your guests. *Upon your reservation you will receive an email with directions, house rules, information on local restaurants, lakes, hiking and anything new and interesting that I hear about.
