The space The Home & Layout * Downstairs: Completely modernized with pristine new floors, beautiful tongue-and-groove wood ceilings, upgraded lighting, a full bathroom, and a queen pull-out sofa for flexible sleeping arrangements. * Upstairs: A spacious, character-filled layout featuring 4 distinct bedrooms and 1.5 bathrooms. Three bedrooms feature premium queen beds; the fourth bedroom contains a comfortable double bed. The Grounds & Amenities * The Backyard: Over an acre of mature trees and tranquil green spaces. Take the stairs directly down to the water for swimming, fishing, or a morning coffee while watching the sunrise over Vermont. * Outdoor Highlights: Features a seasonal hot tub, a private gas grill, and a lakefront fire pit perfect for starlit evening campfires. * The Orchard: Guests are welcome to pick seasonal apples, blackberries, blueberries, raspberries, and strawberries growing on the grounds! (Please leave the grapes for our personal winemaking). The Location & Region * Cumberland Head: A hidden-gem peninsula surrounded on three sides by water. Lined with scenic roads, it is highly favored by walkers, runners, and cyclists because it has zero summer crowds. * Boating & Fishing: Perfect for boaters! There are three public concrete ramps nearby: Point Au Roche State Park to our north, Wilcox Dock to our south, and the City of Plattsburgh launch downtown.Winter * Sports: An exceptional base camp for alpine skiers. We are located just 20 minutes from Beartown, 45 minutes from Whiteface Mountain (Lake Placid), and 60 minutes from Titus. Cross-country Nordic trails are even closer. * Day Trips: Easily explore downtown Plattsburgh, Montreal, the high peaks of the Adirondacks, or take the nearby ferry straight across the lake into Burlington, Vermont. Guest access Private Access: Guests enjoy full, private access to the entire main house and immediate surrounding lawn. Shared Amenities: You will have shared access to the wider green spaces, shoreline, bicycles, three 8-foot single kayaks, and one stand-up paddleboard (SUP). All shared areas are large and comfortably allow for privacy. Parking & Boaters: Please use the north, paved driveway only. We have space to park up to three vehicles, including designated space to park a boat trailer or jet skis in the gravel area adjacent to the garage. Please keep the garage bays clear. Do not tie personal boats to our private dock—please utilize the nearby public launches Other things to note Liability & Safety Agreement By confirming your booking, all guests in your party acknowledge and agree to the following property guidelines and liability waiver: * Water & Equipment Risks: Swimming, riding the bicycles, and using the kayaks/SUP is entirely at your own risk. * Strict Supervision Required: The lake, shoreline stairs, and water equipment present unique dangers to children. Children must be carefully and constantly supervised by an adult at all times. * Sobriety & Health Restrictions: Guests must never swim or utilize the watercraft while intoxicated, under the influence of any drugs/medication, or if they have serious underlying health risks. * Owner Hold Harmless: Guests accept full responsibility for any bodily injury or accidents arising on the property and agree to waive any claims whatsoever against the owner.
