This beautiful 4 bedroom 19th century lake house is located on a 1.5 acre lake lot. It offers lake access with amazing views of Lake Champlain and the Green Mountains of Vermont. The property has extremely fast internet. The space The downstairs was updated with new floors, walls, lighting, and tongue & groove wood ceilings. There is a full bath downstairs. The partially renovated upstairs has four bedrooms and 1.5 baths. Three bedrooms have queen beds, the fourth has a full bed. There is a pull-out sofa downstairs that can sleep 2. Enjoy the peace & tranquility of Lake Champlain - views abound from the many tranquil spots on this lake property with green spaces & mature trees. Take the stairs down to the lake for swimming, fishing, camp fires, or simple relaxation -enjoy coffee or wine while viewing Lake Champlain and the Green Mountains of Vermont. Three single person 8' kayaks + one stand-up paddle board (SUP) are available for guest use (shared). Guests are welcome to pick the apples, blackberries, blueberries, raspberries, and strawberries found on the grounds. But please don't pick the grapes - they are for wine-making. Boaters - there is space to park one boat, jet skis, etc. on the property (north driveway only). Please do not tie your boat to the dock. There are several public boat ramps in the area. Skiers - The closest downhill/alpine skiing areas are Beartown (~20 minutes), Whiteface (~45 minutes), and Titus (~60 minutes). A little farther afield are slopes in Vermont. Nordic/cross-country skiing areas are much closer. Contact me for details. Guest access Full, private access to the main house on the property + some outside areas. Shared access to some green spaces, kayaks, bicycles, and the shoreline. All shared areas are large, and comfortably allow for social distancing. Please use only the north, paved driveway. If possible, please park at the top of the property in the gravel area adjacent to the garage. Please don't block the garage bays. There is also a single parking spot near the front door. If you park in this spot, please don't block the driveway. Current internet speeds are fast - approximately 500 mbps thanks to Verizon Fios + an Orbi mesh system. Other things to note Liability Waiver: You understand that swimming, and using the beach house deck, bicycles, and kayaks is at your own risk and that special risks may be involved with swimming, and using the beach house deck, bicycles, and kayaks. You accept full responsibility for any bodily injury arising from swimming, and using the beach house deck, bicycles, and kayaks and hold owner harmless. You understand there are potential dangers that swimming, and using the beach house deck, bicycles, and kayaks may present to children who are not carefully supervised, as well as the danger to any person swimming, and using the beach house deck, bicycles, and kayaks if a person has health risks, or if a person swims, and using the beach house deck, bicycles, and kayaks while intoxicated or using any kind of drugs or medication, or while pregnant. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and for the consequences of those in your party. You agree to waive any claim whatsoever against owner for accidents or claims arising from swimming, and using the beach house deck, bicycles, and kayaks.
