Welcome to your new home away from home! The Riviera House in San Marcos Texas is truly unique and stunning. The gorgeous 2000 sq.ft. home sits on a 1 acre lot and has it's own private river access! River access is shallow entry and easy for kiddos to access. The yard is a mix of shade and dappled sun and wonderful for playing or lounging. After you've tired yourself out outside, relax on the back patio or kick back and watch a movie. The home is near a train track and sometimes is loud. The space The Riviera House is conveniently located 1/2 mile from downtown San Marcos and Texas State University. A quick 20 minute drive to Schlitterbahn, 40 minutes to downtown Austin and 45 minutes to downtown San Antonio-the location truly lends itself to access to the big city with all the charms of a small town community for your down time. Enjoy one of the many delightful restaurants suggested in our guest book or cook your own food in our fully stocked kitchen. Or if you want to get out of the house, the night life in San Marcos is vibrant and exciting! The San Marcos river is a magical and special place and is a host to several endemic and endangered species. We love her and ask that you show your love for her as well by keeping your trash picked up and packing out what you pack in. We have a strict no glass by the river policy. Please help us to continue to allow public access to the Riviera House by doing your part to care for this sensitive ecosystem. If you keep your eyes peeled you might even see one of the elusive San Marcos Mermaids! Guest access Guests will have full access to the house with the exception of a small shed under the garage that is used for storage. Other things to note The Riviera House is pet friendly. Please inquire further for host approval. There will be an additional charge of $75/night for up to three dogs. If you are wanting to bring more that three it will be subject to owner approval. Early/late check-in may be available upon request but cannot be guaranteed. It will be dependent on whether there is a check-in/check-out on the same day. We have a strict quiet time policy beginning at 9pm. The Riviera House is located in a neighborhood with other families who work/live there full time and we appreciate you respecting their space. Happy neighbors allow us to continue making the space available to guests! We have limited space available for trash so ask that some effort be made to minimize waste during your stay and recycle everything that you can. Two bins will be provided and we ask that you haul out anything in excess of that. PLEASE do not leave trash out of the bins as we have raccoons!
