Beautiful lakefront home (private side) w/ magnificent view, lovely boathouse & sandy beach. Features 200+ of lakefront with a fantastic view of the lake, 4 BD & 3.5 BA, open concept kitchen, dining, 2-story great room with stone fireplace, prowler style windows facing the lake; hardwood floors; kitchen has maple cabinets w/dark granite counters & walk in pantry; screen porch; huge deck; covered parking; boat house covered seating area & sun deck & shaded beach with gentle sloping water entry. The space The house has an excellent lay out with stunning views from the kitchen and main floor family room. The family room has a TV above the fireplace. There is ample space for eating and serving food with a kitchen bar that seats four, a kitchen table for 4, a standup bar for 4 and a dining room table for 6. On the lower level there is a large game room with ping pong table, foosball and game table as well as a large screen TV and comfy sectional. The house features YouTube TV and broadband internet - streaming and zoom work just like at home! The outside amenities are pretty cool too - You have a screened-in porch off the kitchen area with table and seating area, an expansive outside deck to barbecue (gas grill) with a picnic table that seats 8. You have a boathouse with a sun area and shaded area with a round picnic table and a sunny deck with beautiful views. The rental is equipped (no extra charge) with 2 adult paddle boards, 2 adult kayaks and 2 kayaks for children. There is a great swim mat that offers hours of fun for kids and adults alike. There is also a wonderful beach area with a slopped entrance into the lake with a sandy bottom. The beach is shaded so it is perfect for children to play all day without sunburn. The house is secluded from the road with a and private entrance and then opens to a wide view of the lake, lakeside. Total 10 guests MAXIMUM 8 ADULTS ONLY We are on the PRIVATE side of Lake Anna. There are no marinas on this side. This means the lake is quieter with less boat traffic. But, it also means you have to bring gas in cans down to your boat/jet ski. The Boat lifts in the boathouse are NOT for guest use. You can tie your boat up to the side of the boathouse. PLEASE BRING BUMPERS so you don't damage the boathouse. Penalties will be assessed. We are a golf cart community. If you plan to bring your golf cart, please let me know as there is a usage agreement and proof of insurance that must be provided to receive registration tag. Guest Access The entire house is reserved just for your fun lakeside vacation. Interaction with Guests I am always available via phone. The Neighborhood You will enjoy access to a community pool, a boat launch, children's play ground and a tennis court. Enjoy walking and hiking on open traffic-free roads. Please be respective of neighbors and others at the amenities. There is a rental agreement that will be asked to be signed and returned. For winter use - no snow removal and inside fireplaces are not for use. Golf in surrounding area, inquire about Cutalong Golf Course. Rental agreement may be required with proof of identification (driver's license). Guest access Entire house is for your use. ***Maximum occupancy is 8 adults; 10 total guests. Additional occupancy for small kids considered. FAMILY GROUPS ONLY.*** House Rules provided Check-in is after 4PM Check out: 11:00 am Other things to note Starter toilet paper provided but please bring TP and other household items such as laundry detergent; paper towels; shampoo; conditions. Hand soap and trash bags provided. Inside fireplaces are not for use. Outdoor firepit with wood provided. Please bring life vests for your party to ensure proper fit and functionality. SHORT TERM RENTAL AGREEMENT Required (by booking you agree but we will also send and ask for the names of the guests who will be on the premises and potential valid ID may be requested). This Short Term Rental Agreement (the “Agreement”) is made by and between XXX (“Homeowner”) and XXX (“Guest”) as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows: 1.Property. The property is located at: _______________________________________________________________ The property is furnished and includes ________________________________________ Washer/Dryer, standard kitchen appliances (refrigerator, microwave, stove, dishwasher) , coffee maker, toaster, glasses, wine glasses, dishes, pots, cooking utensils, baking pans, glass bowls, cutting boards etc. The house also has linens and bathroom towels (for the number of guests indicated on this agreement) provided for your use. For the towels, please do not remove makeup with the towels. WE DO NOT PROVIDE BEACH TOWELS. 2.Rental Party: The rental party shall consist of Guest and the following persons: Please list guests names: 3. Maximum Occupancy: The maximum number of guests is limited to 10 persons ( 8 adults). An additional charge will be assessed if you have over 10 guests if it is discovered you have more and you may be asked to vacate with no refund. 4. Term of the Lease. The lease begins at 4 p.m. on (the “Check-in Date”) and ends at 11 a.m. on (the “Checkout Date”). 5. Minimum Stay: This property requires a 7 night minimum during Summer Season. Longer minimum stays may be required during holiday periods. 6. Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property. You use the property at your own risk. To the maximum extent permitted by law, Guest agrees to use and occupy the Property at Guest’s own risk and Homeowner shall not be responsible or liable for any damage or injury to any property, and Homeowner shall not be responsible or liable for any damage or injury to any property, person, fixtures or building, at any time on the Property including any damage or injury to Guest or to any of Guests’s family, guests or other invitees that are on the Property. 7. Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner. 8. Boat lifts are not for guests use. A boat can be properly tied up to the boat house. Please bring proper bumpers and ropes etc. Please note we are on the private side and you need to bring gas cans to fill up boats/jet skies - there are no public marinas on the private side. 9. Rental Rate and Fees a.Refundable Deposit: A security deposit of $500.00 is due at least 7 prior to Check-In Date. The deposit is for security and shall be refunded within 7 days of the Checkout Date provided no deductions are made due to: i.damage to the property or furnishings; ii.dirt or other mess requiring excessive cleaning; or iii.any other cost incurred by Homeowner due to Guest’s stay; or iv. more than 10 total guests. If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately. Rental Rate. Payment due in full. 9. Cancellation Policy: If Guest wishes to cancel his/her reservation, the deposit will be refunded as follows: 100% if cancelled 60 days prior to the Check-in Date 50% if cancelled 30 days prior to the Check-in Date NOTE: IF you are renting during a Holiday period (Memorial Day, Fourth of July, Labor Day, Thanksgiving and/or Christmas) no refunds upon cancellation) 10. Insurance: We encourage all renters to purchase insurance 11. Payment: Acceptable payment methods are via website.
