Located directly on a lake with water views from most rooms that melt away stress and front range Rocky Mountain views that entice you to adventure, this home is a great base for your vacation. The Lake home has all the comforts of home you would expect. It will take your breath away! The space The home has a deck to enjoy your morning coffee with a fire pit to enjoy an evening drink in beautiful Colorado as the sun sets behind the mountains directly behind the house, glorious! You also have a lakeside patio with a hot tub to help sooth your muscles from the days adventures. No matter what the season, days at this home have views that take your breath away. The bedrooms give you a great nights sleep with ample room for your belongings. You have 3 flat screen TVs and Wi-Fi for all your favorites and to keep you connected. You are equipped with a stainless steel dishwasher, farm sink, microwave, gas range, toaster, refrigerator, coffee pot and tea kettle. There is also a washer and dryer! Located very near Colorado Springs with easy access to I25 to get you to Denver you can revel in some of the best attractions, restaurants and shopping Colorado has to offer. Guest access The whole house is available for our guests. It is your own private retreat! RENTAL RULES Guests will be required to fill out a Short Term Rental Agreement before their stay. It will be sent to you after your booking is confirmed. Guests are to abide by the Rental Rules at all times while at the property and shall cause all members of the rental party and anyone else the Guest permits on the property to abide by the following rules at all times while at the property. 1. Parking – Parking is limited to 4 vehicles, 2 on the driveway apron and 2 in the garage. There is no overnight parking on Lower Lake Road. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. Woodmoor Security monitors the area regularly. 2. If the premises appear dirty or damaged upon Check-in, it is the Guest responsibility to inform the Homeowner immediately via text message including pictures. 3. The home will be supplied with a small amount of starter supplies but you will be required to provide any additional needed supplies. 4. Smoking is NOT allowed in or adjacent to the premises. THIS INCLUDES MARIJUANA! Under no circumstance is smoking marijuana allowed in or around the house. Should this be discovered or suspected upon cleaning, a $500 deposit will be kept and renter is subject to additional cleaning charges. Marijuana may be legal in Colorado, but smoking it is not permitted in or near our home. You can buy edibles and enjoy them freely. 5. Groups: Since this is a quiet, residential community, in consideration of and with respect for our neighbors, no loud music, excessive drinking or parties is allowed. Under no circumstances are parties in excess of the number of guests staying in the home allowed (i.e. No wedding receptions, rehearsal dinners, etc. allowed). Owners may make special exceptions upon request, but this must be discussed in advance of stay. 6. The Lake is beautiful and makes for a memorable backdrop however the lake is not permitted for public use. You can walk on the lake shore. The lake is a local water source. Woodmoor Security monitors closely and fines are possible. 7. Bikes, roller blades, skateboard, trampoline, kayaks, boats and other items at home are used at your own risk. Sports equipment is to be used with a helmet or life jackets. Owners takes NO responsibility for injury. 8. Please be mindful to not leave exterior doors open while air conditioning is running. 9. BBQ is located in the garage but must be set outside of garage for use. Please clean after use. Propane tank will be outside or attached to grill. Absolutely no grilling inside garage. 10. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. Primary renter (on signed contract) must be staying on the premises and must be available at all times during the stay via phone/text in the event of any problems reported. 11. Absolutely NO Pets are allowed. This provides the highest level of protection for all renters, as we recognize some have extreme cases of allergic sensitivity. CERTIFIED Service Animals are allowed. 12. Keep the property and all furnishings in good order. Only use appliances for their intended uses. Please follow detergent guidelines for washer machine. 13. The home is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest(s). By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any damages. 14. Fireplaces: The fireplaces are vented gas log fired. Please do not throw any paper or other combustible materials in the fireplaces this includes the deck firepit. The switches for the fireplaces are easily found on side. The guests are to ensure that the fireplaces are not left on when leaving the home and/or overnight during sleep hours. 15. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the home, daily maid service is not included in the rental rate. You can wash and dry towels as needed. No towels or linens are to be taken from the home. 16. Hot Tub guidelines: The hot tub will be clean and full upon arrival. This is a Salt Water system, so it is very mild on skin without the use of harsh chemicals. The hot tub is turned down to 90 degrees when not in use. You will need to turn it up 4 hours prior to your use. It is really nice at 103 degrees. It can get windy at times on the lake, so when not in use please make sure black wind strap is latched over the top of the cover. If water goes below jets, please use hose on the side of the house and fill back up above jets. Any questions, feel free call or text Rose’s cell at 303-522-8832. 17. Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner. Other things to note We are taking precautions for your safety and have updated our cleaning practices. Our cleaners follow the latest CDC guidelines to promote safety by wearing masks and gloves while they are in the house. We have added additional layers of cleaning to our schedule to assure you get a clean space to walk into.
