This is a first floor flat in the Elmwood Village. Built 1898, it has been beautifully maintained. It is steps to the shops, restaurants, bars, galleries &fun. 3-4 blocks from the Saturday farmers market and the Lexington Food Co-op, Close to Buffalo State College and Canisius College. 20-25 minute drive to Niagara Falls, 4 miles from Canalside, Buffalo's fabulous waterfront harbor. 1 mile to Delaware park, with Art gallery, Japanese Garden, lake with paddle boat rentals, jazz in the park. This home is over a hundred years old and has period woodwork, and beautiful hardwood floors. Because of its age there is only one full bathroom. There is off street parking (2 spaces) behind the house but it is a narrow driveway. Large trucks, suburbans etc will not fit. There are two 32" TV's. One in the living room and one in the largest bedroom. You will have unrestricted use of the front porch to relax with your mint juleps and watch the world stroll by. It's a short walk to the shops, restaurants and parks of Elmwood Village. There is a farmers market every Saturday in Bidwell Park about 4 blocks from the house. The Lexington Co-op is also 4-5 blocks from this home. A wide variety of shops and restaurants are within 5 minutes of this home. Delaware Park, home of the Albright Knox Art Gallery, a lake where you can rent paddle boats, Shakespeare in the Park, a Japanese garden and more, is less than one mile from this home. You walk through Chapin Parkway which is part of the area designed by Fredrick Law Olmestead, showcasing beautiful historic homes all the way to the park. There is no parking on West Delavan from 1am to 7am during the winter. This is to accommodate snow plows clearing the way for bus routes. We have been told it can be enforced even when there is no snow. Ticketing and boots are possibilities. There is parking on the side streets off of West Delavan and on Chapin Parkway Bedroom #1 is made up of two rooms. You have to go through one to get to the other. There is a double bed in the first room and two twin beds in the second room. It has a children's decor. The second room is what we call the 4th bedroom.
