Enjoy your morning coffee in luxury with Organic espresso from the Jura Swiss craftsmanship machine or alkaline water from the kitchen. Relax on the outdoor patio furniture surrounding the pool area (salt water). This home offers privacy in a quiet, gated community with large grassy area, basketball court & 2 tennis courts just down the street. Sidewalks line the cozy lighted streets of our community, your home away from home. Room for 6 cars max in the driveway (No street parking, please). Please message us to confirm your check in/out times and that you agree to abide by our house rules and everything else mentioned in this listing. - We live in a Gated community with an active Home Owner's Association and neighborhood watch program that will report any nuisances, loud noises or suspicious behavior. No loud parties, excessive alcohol use, smoking inside, pets or damage to anything on our property please. - Pool is not fenced in so we cannot be liable for any accidents in general, including any related to the pool area. If you have children you must be near them at all times when they are outside so they are never unattended. - Use of the trampoline is not permitted. It is locked to avoid potential injury. No Glass near the pool area as it can cause permanent damage to the pool equipment. You agree to report even the least of damages immediately via text or phone call to our contact #. This is our permanent home year round so we have some personal items that we ask that you respect and do not handle. We will have the same respect for you and your items and return to you anything left behind. No more than 9 guests permitted on property at any time for any reason unless the $99 Per additional person per day is paid for in advance. If you have already checked in and need to add more people just call or text us so we can confirm that we have received the additional payment first in order to avoid breaking the house rules which will result in immediate removal from the property. We look forward to your visit! WAIVER OF LIABILITY: You understand use of pool/spa is at your own risk and that special risks may be involved in using the pool/spa. You accept full responsibility for any bodily injury arising from use of the pool/spa and hold owner harmless. You understand there are potential dangers that the pool/spa may present to children who are not carefully supervised, as well as the danger to any person using the pool/spa, or if a person has health risks, or if a person uses the pool/spa while intoxicated or using any kind of drugs or medication, or pregnant. You agree to explain the risks of using the pool/spa to any guests you may have at the property and to be fully and solely responsible for any accidents your guests may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and your guests for the consequences of those risks. You agree to waive any claim whatsoever against owner for accidents or claims arising from your guests’ use of hot tub/pool & or any other use of our property. Hot Tub/Jacuzzi/Pool is not heated unless prior arrangements and payment have been made in advance to cover heating costs of $100 per day. Access to large grassy common area on north end of the gated community with basketball court, tennis and pickleball courts. Other things to note Space for 6 vehicles in driveway. No parking on the street. Please respect our house and us . We will respect your privacy as well. We cannot allow for any belligerent behavior or excessive drinking or smoking . There is a trampoline in the backyard, but guests are not permitted to use it. The pool is accessible but you must take complete responsibility of anything that happens on our property. You can smoke outside only if you dispose of butts & any trash properly & safely. Please message us to confirm your check in/out times and that you agree to abide by our house rules and everything else mentioned in this listing. - We live in a Gated community with neighborhood watch program that will report any loud noises or suspicious behavior to the police and as you can imagine, we do not want that to happen. That would bring you in breach of our contract and you would have to vacate the premises immediately. No loud parties, excessive alcohol use, smoking inside, pets or damage to anything on our property please. - Trampoline in back yard not available for guests, & we will not be liable for any accident or injury relating to anything happening on our property, including the pool area (not fenced) or trampoline. Enjoy at your own risk. No Glass near the pool area as it would be a safety issue & can cause permanent damage to the pool filtration.
