The space The house is 234 m2 on two levels. The ground floor has an open plan with a large custom-made dining table and chairs, a well-equipped kitchen and three access doors. The living room sofa bed sleeps two children or one adult comfortably (120x180 cm/ 3.94x5.9 feet). We have a Smart TV w/ HDMI output and DVD player. Enjoy your music outside with our portable Bluetooth speaker. Our kid-friendly amenities include: a Pack and Play, an adjustable high chair, a baby bathtub, kid's table and chairs, tableware for children, and outlet covers available. Our Bike Friendly amenities include a bike rack, pump, bicycle repair stand, spare parts, tools, route maps, and lockable storage areas. The ground floor bathroom has a large shower, a toilet, and a clothes washing machine, iron and board, and a clothes drying rack. We also have an outdoor clothesline. Upstairs, 2 double bedrooms with queen sized beds have ensuite baths with showers while two double bedrooms with queen size beds share a family bath with a skylight and a large shower. The Giardino bedroom also has a separate door to the outside stairs and a balcony with a bistro set. All of the bedrooms have Air Conditioning. We have mosquito nets on all of the windows and doors, and ceiling and oscillating fans in every bedroom. Our hilltop location benefits from cooling summer breezes. Enjoy amazing 270-degree views of medieval hilltop towns, the Sibillini Mountains, and rolling fields. Our expansive garden, the covered poolside casetta, and the outdoor dining area were all designed to optimize the views. Tolentino, with its market, sights, and restaurants is only a 10-minute drive. The Adriatic beaches and the Sibillini Mountains are 30 minutes away. A car is recommended to enjoy the area. We are pet-friendly but please note that our garden is not fully fenced. Our outdoor shower is tiled and heated, with views of our olive trees. The private pool is for your exclusive use. The garden area has strong fast wifi. We have a ping pong table, a large outdoor dining table, a kids table, 6 chaise lounge chairs, outdoor relaxation furniture, and two hanging chairs. This app gives you information about the house: what we provide, how appliances work, and also valuable information about the local area: our favorite restaurants, wineries, sights to see, and much more. GPS integration makes navigation easy. The house is close to a paved road but it is not busy; the neighbor dogs often sleep in the road and sometimes the local sheep travel it. I am readily available for any questions or by phone, sms, the Airbnb app. We live nearby and I would be delighted to welcome you personally and show you the house and share my local tips in person. A welcome kit will be waiting for you and includes coffee, wine, and olive oil from our groves. ● In addition to Airbnb's Enhanced Cleaning Protocol, we have 24 hours between guests. ●We offer flexible check-in at all hours without additional fees and a flexible checkout until at least 11AM, and often later, without additional fees, so you can relax on your last morning. :) Guest access The outdoor and pool area are for your exclusive use. The grounds, garden area, olive trees, and fruit trees are all yours to enjoy freely. If it's ripe, pick and eat it! We have figs, plums, prugnoli, apples, pears, and cherries. Other things to note *The pool is open May-September. *It is 9m x 4m with uniform depth of 1.4 m or 4.6 feet. *Our house is cleaned and sanitized in accordance with WHO guidelines and Italian regulations. We use Microban sanitizing spray and keep the house empty for 24 hours in between guests. *Linens, bath, and pool towels are provided. *For stays of two weeks or more, weekly cleaning is included. *Price includes water and electricity. *Our check in time is 3PM and check out is 11 AM.
