Good size kitchen and living area with outdoor sitting area. -Good space for a family of 4 guests; (note: infant or child is counted as a guest). -Amenities are provided including comfortable beds. Beach towels, bucket, spade, boogie board for kids. High chair, crib and sheets for infants. -Air conditioning & heating. -Public pool facing residence AT&T cable channels on a big screen TV in living room and additional TV set in the Master Bedroom. DVD, videos and books available. Kitchen, bedroom and bathroom amenities included. Boogie board and beach toys for kids. Air conditioning and heating available. 1 Car Garage. Guest will contact owner half hour before arrival and then at time of check-in so the owner can come down to provide guest with keys and garage remote control. Owner will greet guest upon arrival and provide guests with keys and garage remote control. Owner will pick up keys from guests upon check-out. If Owner for unforeseen reasons is not available, his/her reliable source will provide above responsibilities instead. Eatery, beauty salons and shopping options are within walking distance. Museum of Contemporary Art and "seal" watching are a couple blocks away. New built movie theatre within walking distance. Public pool facing apartment. Beach within walking distance with beautiful sunrise and sunsets to watch. Bike rentals, snorkeling, diving and kayaking within the vicinity. Renting bikes, snorkeling gears and scuba diving equipment are a short distance away. Beach is 5-10 minutes walk with beautiful sunsets and sunrises to watch. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows: 1. Rental Party: The rental party shall consist of: Mr/Mrs/Miss/Jr. ______________________________________________________ 3. Maximum Occupancy: The maximum number of guests is limited to 4 persons. (note: infant/child considered as a guest). No additional guests in addition to 4 are allowed to stay overnight unless agreed upon with property owner before the check in date. 4. Minimum Stay: This property requires a 4 night minimum stay during Fall, Christmas and Winter season. Property requires a 5 night minimum stay during Summer season. 6. Rental Rules: a) No smoking on premises. b) No pets allowed on premises. 7. Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Deposit: When Guest books a listing with a security deposit, the Homeowner can make a claim for any damages that occur during Guest's reservation. . If Airbnb determines money is owed based on the documentation and communication from both parties, they will move forward with collecting from the deposit. Airbnb reserve the right to collect payment from the Guest using the payment details they have on file. b. The amount of the security deposit will not exceed $1000 dollars. If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately. Cancellation Policy: a) 50% refund up until 1 week prior to arrival on the day of local check-in at 4:00pm, otherwise no refund., except fees. Cleaning fees are always refunded if the Guest doesn't check in. Airbnb service fee is non-refundable. If there is a complaint from either party, notice must be given to Airnbnb within 24 hours of check-in. Airbnb will mediate when necessary and has the final say in all disputes. A reservation is officially canceled when the Guest clicks the cancellation button on the cancellation confirmation page. Apartment key and garage remote control to be provided to Guest during his/her stay and to be returned to Homeowner upon Guest's departure. On check-out day, Homeowner will come by 5 minutes before Guest’s departure to pick up keys & garage remote control. In case, tenant looses key or garage remote control during his/her stay, a $50 dollar fee is to be paid to owner for each missing above items. 11. Guest Access: Guest will contact Owner upon arrival to San Diego as well as at time of check-in (starting at 4pm) so the Owner can come down to provide guest with keys and garage remote control. Owner will greet Guest upon arrival and provide guests with keys and garage remote control. The day of Guest's departure, Owner will pick up keys from guests, 5 minutes before their check-out. If Owner for unforeseen reasons is not available, Owner’s reliable source will provide above responsibilities instead. On check-out day, Homeowner will come by 5 minutes before Guest’s departure to pick up keys & garage remote control.
