Welcome to Beaches Brighton, a stunning seaside holiday home. We offer a luxuriously appointed apartment situated right on the seafront, the beach just yards away & a short walk from central Brighton & Hove. Our aim is to provide a 5-star experience & we look forward to offering you a warm welcome. Please note that our lowest rates are only available by booking directly with us through our own site. Free parking for one vehicle is available directly outside the apartment. The space Beaches Brighton provides the perfect location for your stay in the City of Brighton & Hove. Situated right on the seafront promenade, a stone’s throw from the beach and the spectacular Hove Lawns. All that Brighton & Hove has to offer can be reached easily on foot, by BTN bike-share or by using the city’s excellent public transport network. Brighton’s famous Palace Pier is just a 15-minute stroll along the promenade, the enchanting and quirky Laines even closer and The Royal Pavilion and Brighton Dome nearby. The apartment has a secluded private entrance approached by a traditional Victorian tiled staircase. The apartment has been renovated to the highest standards, blending Regency and Victorian features with Oriental soft furnishings, reminiscent of luxury hotels in Thailand & the Far East. Apart from having 2 luxuriously appointed en-suite bedrooms, there is also 'The Den' which is a separate room, accessed from the private terrace of the Luxury King Bedroom, housed with bunk beds. 'The Den' is a perfect snug for adults, a small but cosy bedroom. This involves going outside into the private terrace (open-air) and to use the bathroom facilities requires re-entering the Luxury King Bedroom to access its en-suite shower room. Please note that the mattress length of each bunk is 5'9" / 176cm and the room measures 3.6m2. You will also have use of a relaxing living room with a dining table, a well-appointed kitchen and a secluded private terrace. Make yourself comfortable on one of the sofas, create your own ambience with special mood lighting, put your favourite Netflix movie or TV show on… and relax. If you’re feeling hungry, visit one of the dozens of great restaurants all within easy reach, or why not rustle up anything from a sandwich to a gourmet meal in the kitchen? Beaches Brighton is the perfect place from where you can enjoy all that our city has to offer. You will experience only the finest at Beaches Brighton ~ ViSpring Mattresses, luxury Calvin Klein, Olivier Desforges and The White Company bedding, Molton Brown bathroom amenities, Matki showers, Brinkhaus duvets and complimentary High-Speed Wifi, rest assured you will have a comfortable stay. The kitchen is fully equipped with NEFF appliances including an induction hob, integrated microwave, oven and grill and dishwasher, Dualit toaster, Nespresso coffee machine and a Quooker boiling water tap. Villeroy & Boch crockery, Dartington and The White Company glassware and fine cutlery are also provided for our guests' use. We’re committed to Airbnb’s enhanced cleaning protocol, which has been developed in partnership with experts in health and hospitality. To ensure that Beaches Brighton is cleaned to the highest standard we use disinfectants approved by global health agencies. We thoroughly clean each room following cleaning checklists. All high-touch surfaces have been sanitised, such as doorknobs, cabinets and light switches. There is a small private patio at the rear of the apartment for you to enjoy. Other things to note Our lowest rates are only available by booking directly with us via our own website. IMPORTANT - Please note that whilst you will always enjoy exclusive use of the apartment, Beaches Brighton rates are based on the number of guests staying therefore please ensure your reservation is accurate. We understand that plans can change so if you need to increase the number of guests in your reservation (Up to a maximum of 6) please do so prior to arrival by contacting us and paying the additional supplement. If you do not amend your reservation before arrival there will be a charge of £50 per night for each person staying that exceeds the number paid for in the reservation. The charge applies for the number of nights you have booked, NOT the number of nights the extra guest is staying. This will be due immediately after check-in. Non-payment may result in immediate cancellation of your booking and no refund will be paid. Please note - 'The Den' (Bunkbed bedroom) is accessed from the Luxury King Bedroom through French doors and the private terrace. This involves going outside into the private terrace (open-air) and to use the bathroom facilities requires re-entering the Luxury King Bedroom to access its en-suite shower room. The mattress length of each bunk is 5'9" / 176cm and the room measures 3.6m2. No parties/events are allowed in the apartment. There is a STRICT quiet time to be observed between 10pm-7am. Please respect this rule by keeping noise to an absolute minimum during these times as the apartment is in a residential block. Please be especially mindful of noise as you come and go from the apartment or if you are in the rear terrace. Thank you for being thoughtful and considerate towards our neighbours. Any breach of this could result in immediate termination of your stay, your reservation will be cancelled and no refund will be given. Check out time is 10.45am and you MUST have fully vacated the apartment BEFORE 11.00am at the very latest . Our housekeeping team will be servicing the apartment at 11am on the day of departure. SMOKING is strictly prohibited inside the apartment. It is also strictly prohibited outdoors in the enclosed rear patio area AND in the area outside the front door including the staircase, which is to prevent the risk of any smoke entering the apartment. Smokers may only smoke outside the front of the apartment at CAR PARK LEVEL and please discard smoking materials safely and courteously in the terracotta ashtray which is located at the top of the stairs. If there is any evidence of smoking and/or smoke within the apartment there will be a fee of up to £500 to enable us to deep-clean the apartment. In the apartment, you will find the Guest House Manual to assist you with all the facilities of the apartment and equipment/appliances instructions. Please read this carefully before using any of the appliances. There are also some important information notices on the dining table including what to do in the event you lose your keys or are locked out of the apartment. Please take note of this (A good idea is to use your mobile phone to take a photo) and have the information with you when you go out as we may not be immediately available to assist, especially during the evening and overnight. Whenever you go out please ensure that all windows and doors are locked with the keys provided to maintain security. We ask that the front door is kept closed at all times. Please conserve energy by switching off lights when not resident in the apartment. NO Pets allowed. NOTE - any attempt to bring ANY animal into the apartment will result in a penalty of up to £500 to deep clean the apartment. We may also ask you to vacate the apartment immediately, your reservation will be cancelled and you will not receive a refund. We want you to feel at home however, please do your utmost to respect and protect our property by being careful to prevent food and drink spillages on the furniture and soft furnishings. Please use the table mats and drinks mats provided to help protect our furniture. We have also provided cleaning products for you to use if you do accidentally cause some damage. Please also tell us about it as soon as you can so that we are prepared to deal with it. Guests booking a stay in excess of 7 days will enjoy a complimentary cleaning service which includes changing bedding and replenishing complimentary tea/coffee. (Access will be required at a mutually agreed time for the housekeeping visit) Guests travelling with INFANTS are advised that only the Luxury King Bedroom can accommodate a travel cot. There may also be space in the lounge but this may not be ideal for some parents so please bear this in mind or contact us for further information. We provide a travel cot if you don't want to bring your own but we do not provide bedding for the cot. As per Airbnb rules "Guests are expected to follow the host’s house rules and leave the listing in the same condition that they found it in". We lovingly prepared the apartment for your arrival so before you check-out please help us by tidying up the apartment as best as you can and place any used kitchen items in the dishwasher or beside the kitchen sink. Please do NOT run the dishwasher on the morning of your departure. Please also tidy up any board games you may have enjoyed playing and place all your rubbish in the bins provided however, we do not expect you to strip the bedding or towels. If the apartment is, in our opinion, left unnecessarily untidy or dirty we will charge a cleaning fee of £50 to cover our costs to employ an extra cleaner. There is a CCTV camera that monitors the external entrance area of the apartment ONLY. There is also a CCTV camera inside the Store Cupboard housing electric meters, private property and cleaning supplies. The cameras are for security purposes only and all recordings are held securely and deleted on a regular basis and used in line with GDPR. The £250 Security Deposit will be pre-authorised to your credit card automatically by Airbnb on the day before your arrival. This is not a charge just a pre-authorisation and it will be released upon check-out following our inspection of the apartment. Thank you for observing our House Rules. Please note that whilst the apartment is located on Kings Road (Main seafront road) there are no sea views from within the apartment due to its lower ground position.
