The space The beautiful private swimming pool is located in a super panoramic position towards Montecchio, a small town located on a hill overlooking the valley of the Tiber and which preserves intact the charm of the Middle Ages with its alleys, squares, the light tone of the stone and the powerful walls with the defense towers. The splendid San Rocco has the warmth of typical Umbrian farmhouses although it is recently built, completed in 2010. The ancient stone used for the cladding, the handmade terracotta and the beams of the chestnut floors characterize and enhance the charm of this house. The heart of the house is the spacious living room, where you can stay or cook together in the beautiful kitchen, which overlooks the quiet garden equipped with outdoor dining areas enjoying the breathtaking view. The villa, completely fenced, is surrounded by a large garden with English lawn and the typical vegetation of the Mediterranean scrub. It is located 20 km from the Orvieto motorway exit and 20 km from the Attigliano motorway exit from which you can reach Rome in about an hour. Moving a few kilometers further, there are numerous attractions to visit: Orvieto, Narni, the Marmore waterfalls, the archaeological area of Carsulae, Amelia, Todi and in Tuscany Montepulciano, Cetona or Chianciano Terme and many more. Interior: The house is distributed on two levels connected to each other both internally and externally and, thanks to its position on a sloping ground, allows direct access to the outside on both levels. The main entrance is located under the portico, on the ground floor, and can be reached by descending a ramp of masonry stairs. On the ground floor there is a living area in open space, consisting on one side of the living room with sofa, fireplace and satellite TV and, on the other, the kitchen with fireplace with dining area and direct access to the porch. On this floor there is also a large bathroom with shower. Upstairs, there is a double bedroom with en-suite bathroom with a shower, a double bedroom served by an adjacent bathroom with a shower and completes the floor a studio with direct access to the outside through a window door. Guest access Park: The villa has a fully fenced garden of about 1500 square meters that encloses inside the porch adjacent to the house equipped with large table, chairs, benches, wood oven and fixed barbecue for lunches, breakfasts and dinners outdoors. The expanse of green lawn, built on two terraces, is interrupted only by the blue of the pool and by some colorful flowerbeds that are interspersed with trees, vegetable garden and hedges. Immediately after the automatic iron gate, to complete the comforts of this beautiful outdoor, there is a gravel parking area with three uncovered parking spaces.N.B.: It should be noted that photo shoots are usually carried out in spring, so the colors and blooms of the gardens, lawns and parks may be different at the time of your entry into the villa. Swimming pool: The super panoramic swimming pool with salt purification has a rectangular shape and overlooks the surrounding green hills and the beautiful town of Montecchio. It is located on the same level as the ground floor of the house and can be reached by exiting the porch, from which it is about 7 meters. The bathtub measures 10 m x 5 m with a constant depth of 1.60 m and is accessed via a Roman staircase with 4 steps. The cover is made of PVC and is illuminated with interior lights. The solarium area has an English lawn and is furnished with sun loungers, deck chairs, cold shower and umbrella to ensure shade during the hottest hours.
