Enjoy the panoramic view this tropically decorated, fifth-story penthouse unit has to offer of the Atlantic Ocean and the adjacent Wildlife Sanctuary. The unit affords its guests the spectacular sunsets the Florida Keys are famous for, right from your balcony. The space Reservations are not confirmed until you have received and returned the Homeowners Association form from the host. We request that you honor the check-in / check-out times as we have to turn over the unit and have it ready for the next guest arriving. In the event that you need early check-in or a late check-out, please advise us and we will make every effort to accommodate your request. Maximum allowed vehicle per unit rented is two vehicles, boat/trailer count as one vehicle. Any damage done to the unit (ex. Torn or staining carpet, bedspreads, Smoking in the unit, breaking of lamps, pictures, mirrors, missing items such as coffee machine, iron, blender, or decorative items, etc.) will be deducted from the damage deposit. In the event the damage is estimated to be greater than the deposit amount, three estimates will be provided for the repair. The least expensive quote will be used for repairs and an invoice with copies of the repair quote will be sent for settlement to the renter. •Keys to unit: All keys to unit and special elevator key will be provided upon arrival. Following charges apply to lost of keys: Condo unit key: $75.00Elevator Medeco Key: $125.00 •POOL PASS BRACELETS: Total of six bracelets will be provided, any lost bracelets will be charged at $50.00 each. If bracelets are broken return them, do not discard or you will be charged for replacement. •The unit is turned over to you in cleaned conditions. It is expected the unit be returned in a clean condition and that no accumulation of trash or piled-up un-cleaned pans & dishes are left. The owner retains the right to deduct from the damage deposit a cleaning fee needed to hire the staff to clean the unit. There is no maid service provided during your rental. All personal amenities such as soap, shampoo, detergents, tissues, paper towels, toiletries, etc are the renters responsibility. Guest access This is a family oriented gated community. Host will require your email in order to send guest a Homeowners Association form which is required to be filled out and returned to host so the HOA will issue a parking pass and gate entrance. Host will send copy of gate arrival info form advising the guard house of your permission to enter the complex with specific dates of your stay. Please bring copy of form with you. Other things to note Our vacation Rental unit is Licensed with The State Of Florida Department of Business & Professional Regulations Division of Hotels and Restaurants License We also have Florida Department of Revenue Annual Resale certificate and Registered with Monroe County Tax Collector Division and Tourist Development. All this info is posted in the unit. Please note that due to members of our family which have severe allergies to numerous pets we are strictly unable to accept any pets on our home for health reasons. In the event you are bringing a boat or jet ski on your trip you must advise host of this info additional requirements are required by the Home owners Association and list of the Marina Rules and regulations must be provided. There will be form required to be filled in for the association along with proof of insurance for the vessel. Slip rentals are available. They do rent out quickly during Holidays, Winter, Summer and special events. Host can assist you with slip rental. Please be advised all water vessels that enter Kawama complex and marina must have liability insurance of Three Hundred Thousand dollars or better and require to bring proof of said insurance before being allowed to enter or use the marina, ramp or rent a slip. This will be provided via personal email. One of the many projects a host has to do is pest control. Since our home is part of gated community with a Home Owners Association included in our fees is interior and exterior Pest Control. As of this writing our monthly pest control is provided every second Tuesday of every month. These days are subject to change without prior notice. Please be aware of this when you book and reserve our home as we want this service to be provided to our home.
