PARKING: The property benefits from FREE Off-street Parking in 2 designated parking spaces outside the house. Please note: If you have a lower car, the curb is not dropped so we recommend parking on the street. Other things to note HOUSE RULES: PLEASE READ CAREFULLY BEFORE BOOKING *No Parties or Events Allowed This property is strictly not suitable for parties. Any breach will result in immediate removal by security with no refund. Your Airbnb deposit may be used to cover associated removal and damages. *Quiet Hours After 10PM This is a peaceful residential area. Please respect quiet hours from 10PM onwards. *No Smoking Indoors: £1000 Fine Strict no-smoking policy inside the property. If smoking is detected, a £1000 charge will be applied via Airbnb to cover deep cleaning and damage. *Noise & Air Monitoring in Place Loud music, smoking indoors, or any sign of parties will trigger our monitoring systems and lead to instant removal without refund. *Stays Over 7 Nights Additional housekeeping is available upon request for an extra fee. *Online Check-In Required To confirm your booking, the lead guest must complete our secure check-in form, agree to our T&Cs, and provide a valid UK photo ID or passport. *Check-In/Out Policy Early check-in: £20/half hour before stated time (if not pre-approved) Late check-out (after 10AM): £20/half hour *Security Deposit OR Damage Waiver We require either: A refundable security deposit of £250–£500 (depending on property size), OR A non-refundable damage waiver of £50–£150 (depending on length of stay) *Pet Restrictions Pets are allowed subject to a £100 fee per pet per stay.
