Summary: This lovely Victorian house is located right off Frankfort Ave or ''The Avenue'' as the locals call it. It is a stretch of road that connects some of Louisville's most charming and historic neighborhoods including St. Matthews, Clifton, and Crescent Hill. Enjoy your stay with your family or group. The house has high speed WiFI, with complimentary Netflix, Hulu, Disney+, and ESPN+, where available. The Space: Note: Guest will have both upstairs and downstairs units of this duplex. The house has 5 bedrooms which can fit up to 11 guests. The house is 2 story home. Homey and with modern style living room. The house has all of the amenities necessary to enjoy your stay. Bedroom Configuration: Bedroom 1: 1 queen bed Bedroom 2: 1 queen bed Bedroom 3: 1 double bed Bedroom 4: 1 queen bed Bedroom 5: 1 single bed Living/Common Area: 1 sofa bed Living/Common Area 2: 1 sofa bed Stairs may be required; wheelchair not accessible. Guest Access: Everything within the unit is accessible to the guest. The Neighborhood: There are 30 locally owned restaurants located along a 2.5 mile stretch offering many options for international cuisine, and unique flavors of the city. The shopping on the Avenue features a wide variety of independently owned boutiques and shops offering a wide array of items Take advantage of this rare opportunity to own one of the few multi-family homes along this highly sought after stretch of Frankfort Ave. Frankfort is a major street attraction with great restaurants in Louisville. The location is ideal, 5-10 minutes ride to Churchill, Urban Bourbon, and even less to eateries along Frankfort Ave. Other Things to Note: Security camera/recording device — Front - Facing entrance; camera is turned on 24/7 (no audio) and records people coming in/out of the listing. No smoking No pets No parties or events Late check out fee is at $50/hour There's a $100 penalty fee for removing smoke detectors No weapons or firearms allowed of any sort. Violators will be reported to police and the contract will be immediately terminated. Although rare, accidental damage from guests does happen and traditionally this was managed via a security deposit by the guest or by the owner charging the guest for damages. This is highly unpleasant and puts a bitter taste in everyone's mouth. With our “all-risk” protection, all accidental damage by the guest up to $1,500 is covered unless it’s specifically excluded such as, but not limited to, normal wear and tear, infestation, or prior damage. Relax and Enjoy the stay! It’s vacation time, so enjoy it with the peace of mind knowing that if an accident happens and damage occurs, you are protected with CozySuites' coverage! A $49 damage deposit waiver has been included in the cleaning fee for this incidental coverage. This applies for all reservations made on or after 1/1/2021. To abide by all legal requirements and HOA rules, you WILL be asked to provide a copy of your official government-issued photo ID, confirm your contact information, pass through our verification portal and, in some instances, complete a criminal background check. Failure to provide these documents will result in a cancellation and denied entry. Important note: The information is collected for verification only and is not stored or used for any other purposes. Please be advised that all guests will be asked to sign a rental usage agreement that governs the terms of the stay. By completing the reservation you agree to the following: - You agree to be bound by our rental terms and conditions. - You acknowledge that you will be required to provide a copy of a valid government-issued ID and matching credit card prior to check-in. - You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and condition of the booking. Minimum age requirement of primary person booking should be: 1. 22 years old for out of town guests 2. 25 years old for local guests No weapons or drugs allowed; zero tolerance means police will be called for violating this rule. Noise policy: Guests must agree to not disturb neighbors at all times during the stay. In addition, guests must agree to observe quiet hours from 10pm-7am each day. Long-term stays (30 days+): Long-term guests will be subject to a background search and credit check. Interaction with Guests: I am always available via the message app, email, or through text :)
