Description

Our house sleeps 10 & is set privately in 2.5 acres of Springs woods near Amagansett, a few minutes' drive from both ocean & bay beaches. The house was furnished by contemporary interior designers & has a heated pool, tennis court, Jacuzzi & spacious landscaped garden. NO PETS - PLEASE DON'T ASK. As per East Hampton Law, we have a 2 week minimum, and no more than 4 guests can be from different families. All rentals under 30 days are now subject to a local tax of 5.5% on top of rent - Apologies The space The house is secluded but has many sporting activities on the doorstep: the heated pool, tennis court, jacuzzi, running machine, 9 bikes (one of which is child size), table tennis, badminton, deer-fenced lawn, landscaped gardens, beaches, water sports, golf courses etc. The house is light, airy and modern with cathedral ceilings and is 5 minutes from Amagansett and 10 minutes from East Hampton, so we enjoy privacy and relaxation but have every amenity within easy reach. All the bathrooms have been fully renovated this year in marble with brushed steel fittings. The primary bedroom is upstairs and contains a King-sized bed with an en-suite bathroom with tub and shower. It overlooks the tennis court and back garden. The secondary bedroom is upstairs and contains a Queen-sized bed and ensuite bathroom with shower. It overlooks the pool and back garden. On the ground floor there are 2 bedrooms which share a bathroom with shower. One of the bedrooms has French windows which open onto the deck and back garden. The other overlooks the front garden. Both these bedrooms have zip and link beds which can be set up as twins or doubles, please advise your preference so our cleaning staff can prepare. In the lower ground floor there is a 5th bedroom and nearby bathroom with shower. This room has a French window, patio and steps up to the garden. It also has zip and link beds which can be prepared as two single beds or a Queen-size double. Please advise your configuration preference so the cleaners can prepare. There is a basement den with TV area, games table, table tennis, and running machine. We have SONOS throughout the house and there are 4 TVs. The main living area comprises a living room with French windows onto the deck and garden, a dining area with seating for 10 and a well-equipped kitchen with a breakfast bar and 2 bar stools which are perfect for feeding young children. The living area has a large sectional sofa and a gas fire. The back deck has recently been upgraded to Ipe wood with a large outdoor power shower. The jacuzzi is on the back deck and has a cover for children's safety. We have a Weber grill and outdoor eating area for at least ten, with two umbrellas. The heated pool is accessed via a landscaped pathway from the back deck and we have plenty of sunbeds by the pool which is surrounded by landscaped gardens. The pool is fenced. The tennis court is accessed via another landscaped pathway from the back deck and has a basketball net and teak table and chairs for tennis spectators. We have excellent WIFI which reaches to the deck, pool area and the tennis court. There is central air con plus additional split units for the primary and secondary bedrooms. We have a whole house water filter and softener for your safety and convenience. The pool and jacuzzi are cleaned weekly, the lawns are mowed and tended weekly, the landscaped gardens are tended bi-weekly, the house is cleaned weekly, pest control visits once per month including rodent control and tick spray, which is for your safety. You will be advised prior to the tick spray and must avoid being outdoors for one hour after the spray. Garbage is collected once per week on Fridays. Guest access The house is accessed via an electric gate and there is plenty of space for parking. All areas of the house are accessible except for 4 owner's closets which are locked. The garden boundary is marked by the deer fence. Other things to note The house has a Rental Registration number of 24-820 at East Hampton Building Department which is valid until 22 May 2026. Utilities are charged on top of the rent, and a deposit will be taken to cover these. This is so guests have control over their energy usage and don't get overcharged based on guesstimates from previous guests' use. Rough estimates can be provided based on prior experience, please ask.
