Renter agrees to assume all responsibility for any loss, accident, injury, damage, or death that may result in or about the premises, or due to the condition of the premises, to persons or property (including those of renter's guests), and that the Owner and its agents shall not be held liable or responsible for such loss, accident, injury, damage, or death. Renter assumes the risk involved with the use of the hot tub, lake, boats, cabin, and any and all other rental amenities and agrees to hold harmless the Owner and its agents from any and all claims and liability of any nature which may arise due to the use and/or condition of the amenities by renter or others using the same during renter's occupancy. The Owner and its agents will not be responsible or liable for the loss or damage to any property of the renters or guests or any bodily injury or death due to the condition or operation of the rental property. The Owner and its agents have no duty to prevent theft or other criminal acts at the premises. Renter assumes responsibility for all guests during their stay - Malfunction of Equipment: Occasionally appliances, electronics, hot tubs, phones, and other mechanical equipment will malfunction. We will do our best to repair these items in a timely manner but will not make any rental concession for time without these items. Likewise, loss of electricity, water, or other 'Acts of God' that are outside of our control will not result in a refund of any monies paid. We ask that you follow all guidelines and policies regarding use of amenities in order to keep them functioning at peak efficiency - Hot Tub: Due to cleaning and servicing, hot tubs are sometimes not up to full temperature at the time of check-in and may need several hours to heat. We do not allow guests to add soaps, dyes, fragrances or bubbles to the water, and you are required to shower before each use. We do not allow smoking or glass drinkware in the hot tub. Failure to follow these rules can result in a post-stay fee. Hot tub safety guidelines are posted at the cabin - Bugs: Please be aware that you are coming to stay in the middle of the woods. While we have our cabins treated on a regular basis, it is likely that you will see bugs during your stay. We are not able to refund your reservation if you see bugs or spiders during your stay - Driving Conditions: Vinton County is a very rural county with curvy and hilly roads which requires cautious driving. The drive to the cabin is gravel and may require 4‐wheel drive during any significant snowfall. There are no refunds due to inclement weather - Hunting: Absolutely NO hunting of any kind is permitted anywhere on the property - Fireworks/Firearms/Guns: Absolutely NO shooting fireworks, firearms or guns on the property - Campfires: Campfires are permitted ONLY in the fire ring provided. Absolutely NO fires permitted outside of the designated fire ring. Only firewood should be burned in the fire ring. Firewood is available for sale on premises. Bringing firewood into the county from another county is prohibited. Please ensure campfire is properly extinguished before leaving the premises - This property may not be suitable for young children due to the steep stairs from the deck to the dock and the steep stairs to the loft. Child supervision is strongly recommended at all times. Additionally, 3 child gates are strongly recommended for the steep staircases - Swimming: Swimming is allowed in the lake only, there is no swimming allowed in any other pond or body of water on the property
