The space Hello and welcome to The Mini Barn! 🐾 Please make sure your reservation includes the correct number of guests and dogs. After booking, I’ll also need a copy of your dogs’ current vaccination records, as required locally for short-term rentals. For guests with exceptional reviews, I may make exceptions for additional dogs—please check with me before booking and make sure all guests and dogs are included on the reservation. The Mini Barn can accommodate up to 3 guests and 3 dogs. There is one private bedroom on the main floor and a loft-style space overlooking the living room. A third guest can sleep on the futon or an air mattress in the loft; please note that the loft is not a private bedroom. Pool & Hot Tub — Please Read Before Booking Our heated 12’ × 20’ Modpool with hot tub feature is available to enjoy year-round! The pool is approximately 4’8” at its deepest point. For safety, the entire pool and hot tub area is fully enclosed with secure fencing and a gated entrance from the main deck. Before your stay, I’ll send detailed pool information along with videos showing you how to safely operate the electric pool cover and other features. For stays of 7 nights or longer, my property manager will need to stop by briefly to check and recalibrate the pool chemicals and cleaning system. I’ll always coordinate the timing with you to make it as convenient as possible. A pool waiver must be signed prior to arrival and will be sent to you after booking. Pool extras include: * Dog life jackets 🐶 * Pool floaties for guests The Property The Mini Barn sits on 7 acres with a full acre fenced giving you and your dogs plenty of private outdoor space to relax and explore. Recent upgrades include: * Heated year-round Modpool + hot tub feature * Newly installed bluestone walkway * Fresh topsoil in portions of the yard as the landscaping continues to settle * Backup generator to help ensure uninterrupted power and heat * Universal EV charger + Tesla adapter — complimentary for guests * High-speed 500 Mbps internet You may notice a small green cap in the far corner of the front yard—this is simply the propane tank cover. Made for Dogs 🐾 Dogs of every breed and size are welcome! One of my favorite things about The Mini Barn is being able to open the front or back door and know your dogs have nearly an acre of securely fenced property to enjoy. For dog owners, I think that peace of mind is priceless. The fence is approximately 4 feet high with metal wiring and no open gaps. RING solar motion lights are positioned around the fence perimeter, so the yard is never completely dark at night. There are also front and back porch lights, and LED dog collars are available if you’d like to use them. For your dogs, I provide: * Dog beds, bowls and toys * Couch and bed covers * Dog towels and paw wipes * Waste bags * All-natural tick spray * Dog treats * Dog life jackets Please remember: * Proof of current vaccinations is required before check-in. * Narrowsburg has strict leash laws, so dogs must be leashed when off the property. * Always make sure gates are completely secured before allowing dogs into the yard. * Never leave dogs unattended outside, even within the fenced property. Inside The Mini Barn The home is designed for year-round comfort with Mitsubishi mini-split systems providing heating and air conditioning. The main-floor bedroom is private, while the upstairs loft overlooks the living area and can be used for reading, relaxing, working remotely or a light workout. Amenities include: * Stackable washer/dryer * Full kitchen with range and oven * Refrigerator/freezer * Cuisinart air fryer + convection toaster oven * Keurig and Nespresso machines * Coffee, tea and hot chocolate * Pour-over coffee set and coffee grinder * 55” Samsung TV with Roku * Echo Dot in the bedroom * Polaroid instant camera with film provided The loft also has basic fitness equipment: * Yoga mats * Resistance bands * Free weights For a little fun, you’ll also find: * Cornhole, stored behind the loft sofa * A variety of indoor games upstairs Outdoor Amenities * Heated year-round pool + hot tub feature * Approximately one acre of fully fenced property * Stone fire pit with plenty of firewood * Propane grill with tank included (stored during the winter months) * Outdoor and perimeter lighting The lawn is treated with an organic solution to help minimize ticks. Because this is a natural country setting, I still recommend checking yourself and your pets after spending time outdoors. Early Check-In & Late Checkout Whenever possible, I’m happy to offer early check-in or late checkout—just ask! Availability depends on the reservations immediately before and after your stay, but I’ll always do my best to accommodate you. If you’re planning a night out, I’ve also found a reliable local taxi service. Their business card is included in the listing photos. They generally require at least 24 hours’ notice, which is perfect if you’d like to enjoy an evening out without worrying about driving. Wildlife 🦌🐍🐻 One of the special parts of staying in beautiful Sullivan County is experiencing nature in every season. You may occasionally see local wildlife including deer, bears, porcupines and snakes—including timber rattlesnakes, particularly during warmer months. Please remain aware while enjoying the property and never leave dogs unattended outdoors, even in the fenced yard. If you plan to hike or explore nearby areas, dogs should remain leashed at all times. During hunting season, I strongly recommend having dogs wear a bright-colored vest or bandana—orange is ideal. There is abundant wildlife throughout the area, particularly deer, so please drive carefully. What’s Happening Around Narrowsburg? There are local leash laws, but more importantly, this is for your dogs’ safety. There are deer throughout the area, neighbors walking their dogs, passing cars and other distractions. Please don’t take the risk—especially when your dogs have almost an acre of secure, fully fenced yard to safely enjoy right at The Mini Barn. 🦌 Wildlife We are surrounded by nature, so wildlife is part of the area. You may encounter bears, timber rattlesnakes, porcupines, deer and other wildlife. Please never leave food or trash outside, as it can attract animals. 🎥 Security Cameras For the safety and security of the property and our guests, exterior security cameras operate 24/7 and cover the gated driveway and exterior front and back lawn areas. 🏡 A Few Important House Rules * Please do not invite additional guests or have friends stay overnight unless you have cleared it with me first. * Please remove your shoes inside the home or use the shoe covers provided. * No smoking or vaping inside the home or on the deck, as smoke can easily travel indoors. * Please do not overload the indoor fireplace or outdoor fire pit. Sparks can travel surprisingly far and create a serious fire risk. ⚡ Backup Generator The Mini Barn has a backup generator, so if the area experiences a power outage, the home has the added protection of backup power during your stay. Other things to note We have routine plowing during snowstorms, but we highly recommend a 4x4 or AWD vehicle for guests booking during the winter months. Sometimes the GPS stops short of my house. Keep in mind it's on a corner lot. I have a Backup Generator, so no matter what storm hits us you won’t be without power! Even the Pool & HT feature during the winter will be heated. You may occasionally see local wildlife such as deer, bears, porcupines, or snakes—including timber rattlesnakes—especially during warmer months.
