Please book now so you can reserve the dates of your choice for 2020. This is a SMALL HOUSE, best suited for no more than TWO adults (occupancy of TWO people only - this is a "small" house). There are no closets, only a clothes rack, your reservation acknowledges this fact. Please adhere to the occupancy otherwise your reservation will be cancelled, you will be asked to leave, and there will not be a refund. There is a 7% discount for rentals of 7 nights or longer, and a 18% discount for a rental of 29 days or more. This is a small house, only approximately 600 square feet; NO pets allowed; NO smoking or vaping in the house: Four steps are required to enter, the interior of the house is on one level. Sleeping: Bedroom #1 has a double sized FUTON with mattress & box springs, and off that is a bedroom that has two single bed sized cots/with mattresses and box springs. Please note that the beds are a futon base and two single cot bed bases which are very close together, your booking this house acknowledges these bed types and no others. The kitchen is high-end Jenn Air with all small appliances IF you do not go out to try one of the many wonderful area restaurants (a suggested list will be provided upon booking this property). All towels and linens, pots/pans/dishes, small appliances, iron, hair dryer, etc. are at the house. Sorry, pets are NOT allowed in the house or on the property, NO smoking in the house, NO shoes in the house - bring your house slippers....(The rugs are wool/Hawaiian decor, and the floor are bamboo, no shoes in the house please to keep the rugs and floors and leather couch unmarred and to keep allergens out of the house), no frying foods is allowed in the house, no dying hair in the house. This small house has been completely rebuilt. Because this season rental homes are scarce, in order to offer the space now to rental guests, we are doing so without the finish trim work being added yet to the windows, around the door frames, and the baseboards; also the walls in the laundry room are not finished. Your rental acknowledges that you accept that most trim work is not yet added; it does not affect the usability of the house. It is all mechanically updated! The windows and doors are special Low E Coastal Impact Strength, and the sliding door is heavy to withstand the cold of the winter, you will need to give it a push to open it. There are cross breezes from the patio door and windows, a ceiling fan, and plug in fans to cool - there is a room air-conditioner in the living room. This is our own house, which we are opening up to vacation guests, due to the high demand and sell out for the season at our other location. The house is Lakefront, in a rural boating community -although we thoroughly clean before you arrive, you may see occasional spiders or outside bugs, and you acknowledge this. We will NOT be there during your stay. The house is almost totally renovated, but some carpentry work still needs to be finished. The door and window trim, and baseboards are not installed yet, but due to the demand for this location, and with the OK from Airbnb, we are opening up our almost totally renovated house to guests. There is a high end kitchen and in another room there is an European style washer/dryer combo in the unfinished utility room. There are cross-breezes and fans to cool in the summer/there is a room air conditioner in the living room. The front sliding door is a heavy coastal impact door, so it requires a "pull" to open it. The beds are a double futon bed with a box spring and mattress, and two single folding beds with box springs and mattresses (none are "traditional" bed bases). There are no clothes closets but there is a clothing rack to hang clothes on. The house is immaculately clean. Because it is located directly on one of the Great Lakes, sometimes there will be an occasional harmless spider or bug, and booking this house acknowledges that you accept this. This is a Super Host property and we do every thing to provide you with all linens, and an immaculately clean property. This small house is in a suburb which is about 15 minutes from Niagara Falls, NY, USA, so A CAR IS NECESSARY to get to our house and to get to Niagara Falls. If you plan to view the Falls from the Canadian side, you will need a valid Passport to enter Canada and to return to New York State. Also, please be aware that the Canadian border is not open now, but it is slated to open again at the end of July 2020. If you have a foreign Passport, you may also need a Visa from Canada to visit - please check with both Canadian and USA immigration to see if you will need a Canadian Visa or for any other restrictions or requirements; NOTE: We are not giving legal advice, we are advising you to contact Immigration for further clarification before going over the border into a different country - Canada. This small house is most suitable for no more than 2 adults OR 1 adult and 1 child. NOTE: Cell phone may or may not always work at this house or any property directly on the Lake as Canada is on the other side of the lake - if your cell phone pings to a Canadian cell tower instead of to a USA tower, most likely you will get "no reception" - yet perhaps 15 minutes later it will work - there is no set course on what happens - however, if you walk or drive up to the main road and away from the water, then your cell phone will work - we have no control over this as it is an International Border and it is a cell tower issue; the WIFI will always work so you will always have access to your email, Facebook, Instagram, Messenger, etc. Due to the high water levels of Lake Ontario in 2017 and again this year, we had $80,000 of coastal anchor rock added to the shoreline in August 2018 - the rocks are still settling and it is not allowed for anyone to walk or to climb onto or upon any of the rocks, your rental of this property acknowledges that restriction. There will be no water access allowed from the house, but there is a small beach and there is water access to launch your boat or your own kayaks at the Wilson Tuscorara State Park, which is about 1 mile from our house.
