This private, spacious, two-story home, built in 1918, sleeps up to 6 in three upstairs bedrooms. The full bath is also upstairs. Past guests have loved its cozy gas fireplace and lovely front porch. It is kid-friendly, located in a quiet residential neighborhood 3 blocks from Earlham College, 3.7 miles from Reid Hospital and IU East, and 2.5 miles from the Wayne County Fairgrounds. Across the street is a wooded park with rentable shelters, a playground and a basketball court. Comfortable, clean, well-equipped accommodations — like home without the clutter, at a fair price. This is the main part of a Prairie Foursquare- style home. Sometime in the 1960s-1970s, a previous owner walled off the basement into a separate apartment, so you may have neighbors downstairs and we ask everyone to honor quiet hours between 11 p.m. and 7 a.m. We also are happy to tell you if there is nobody staying downstairs (just ask!), in which case quiet hours will not apply. However, we won’t know for sure if the other apartment will be occupied until two days before you begin your stay. The first floor of this place has a large front porch with four cushioned chairs and two small tables. The porch is also where guests can smoke (an ashtray is provided). Also on the first floor are a vestibule, living room, kitchen and laundry room with half-bath, but no bedroom. Although the laundry room and half bath rarely are used by other guests, please remember those two rooms are the only shared area connected to this property. They can be locked off using the sliding bolt on the door in the kitchen. The large living room has an enclosed gas fireplace, a large-screen Samsung Smart TV that has free premium streaming programming (YouTube TV with HBO, Showtime and ESPN channels) as well as a variety of apps you can use to log into your own streaming accounts. The living room also has a sofa, side chair and coffee table. Also on the first floor, the large, fully equipped kitchen has a dining table that seats 6, and a Keurig coffeemaker that makes either individual cups with K-cups or carafes using ground coffee. We provide a generous supply of K-cups as well as coffee filters, but you will have to buy your own ground coffee. Numerous other appliances also are available (see the amenities listings, or ask if we have what you need). We also provide assorted tea bags, sweeteners and creamers, and a small bowl of assorted Dove chocolates. In the laundry room, detergent pods are provided in the tall cabinet above the washer. Laundry hours are 9 am-9 p.m daily. Again, for your privacy and sense of safety, simply lock the door from the kitchen to the laundry room area. And last, on the first floor, you may hear some noise or detect cooking smells from the one-bedroom apartment below this Airbnb. We can’t do anything about the cooking smells (except facilitate a recipe exchange if you smell something yummy), but if your downstairs neighbors are making an unreasonable amount of noise, just let us know — at any hour — and we will address the issue with them. Immediately. Upstairs, you will find three bedrooms as well as the only full bathroom, with vintage tiles and tub-shower unit. Please keep in mind that, with larger groups, you may need to work out a shower schedule. The master suite has a plush queen bed, chifforobe, desk and an attached sun room with seating that folds down into a twin-size bed. The next-largest bedroom has a pillow-top full bed and small sitting area, a desk and a small closet. The smallest bedroom has two twin beds (one plush and one firm), a desk and a medium-size closet. For health reasons, we use microfiber bedsheets because they are hypoallergenic, bedbug-resistant, stain-resistant and temperature-regulating. The entire home is decorated in the Prairie/Mission style, in keeping with the period and style of the home. Since we purchased the place in 2003, we have used all “profits” from guest stays to lovingly maintain, restore and update/upgrade this property while keeping the home’s vintage charm. As we continue to improve the home, we have many projects on our “do list,” and we always welcome questions and suggestions from guests about what to do next. Guests in this apartment have exclusive use of the front porch and main section of the original home. If we have an extended-stay guest, s/he/they may come to the porch briefly to check for their mail or packages. Guests here also have access to shared laundry facilities and a half bath through the lockable door in the kitchen. We live in an adjacent home, so you will likely see us coming and going from our back yard or garage, or going in to clean another Airbnb in this building or the house next door. We always enjoy meeting our guests, so we will likely say hello if we see you — but we also understand that you may prefer privacy. Please feel free to respond as you wish — say hello back, or wave us off and otherwise ignore us! We won’t take offense. We’re always available, however, whether you want restaurant recommendations, you want to use of one of the guest house crock pots or other optional items, or you need us to address any concerns or problems. This Airbnb is in a residential neighborhood where you may see and hear hear typical neighborhood activity, such as dogs, lawns being mowed, and/or children playing. It is away from the main thoroughfares, three blocks from Earlham College. Across the street is a wooded park that has a playground and facilities available for rent from the City of Richmond for family reunions and other events. On rare occasions, these events may generate extra activity, usually during weekend days during the summer. About a block away is a middle school, so you may notice extra activity outside as students arrive around 8 am and as school lets out about 3 pm. Around the Fourth of July, you may hear fireworks. You may also hear faint train whistles from some distance away. Since we live adjacent to the Airbnb, any unusual noise problem will affect us as well as you, and we don’t like noise or other disruptions in our neighborhood. We will take whatever steps are necessary to address the problem, including calling the police. If you decide to stay with us and experience any issues with noise, please call us — no matter what time it is. AIRPORT TRANSPORTATION: We recommend you call Susie’s Shuttle Service at 765-400-0749. Airport transportation is also provided by area taxicab companies. AROUND TOWN: Rose View Transit buses stop at several locations within a block of this location. As of June 2020, the regular bus fare was $1.75 and the rate for students, seniors and people with disabilities was $1.50. Other public transportation options include local cab companies, Uber and Lyft. Richmond also has dedicated bike lanes throughout the downtown area, as well as the Cardinal Greenway, a rails-to-trails conversion. We ask that guests avoid putting anything down the toilets other than toilet paper and whatever comes out of them. No feminine products. No “flushable” wipes. Because this an older home, the insides of the pipes have mineral deposits on which things other than toilet paper and waste can snag, creating blockages that cause messy, smelly backups (bad for you) and costly plumbing bills (bad for us). Please note that there is another apartment directly beneath the first floor of this apartment, and the kitchen and laundry room are above the bedroom of that apartment. As a result, we ask two things: Please limit extremely loud noises on the first floor, especially at night in the kitchen area. Please limit your use of the washer and dryer to the hours between 9 am and 9 pm.
