This is a beautiful lakefront property with 1400 feet of shoreline, surrounded by woods at the ridges of Appalachia. It is full of beautiful acreage, woods, and BREATHTAKING views! It is accompanied by a dock, pool, hot tub, beach, sand volleyball, a boat ramp, kayaks, all included! The space This is not "3 houses near each other to be able to sleep everyone". It is one large main house, an apartment over the garage, and a guesthouse. They are combined to sleep 58+ guests. Hard-to-find, especially right on the water. Main house has 5 Bedrooms which insides the upstairs sleeping porch, five full baths and one 1/2 bath. The Den Above attached garage has 1 bedroom and a full bath. The Rose Cottage, the guest house right behind Main House, has 4 beds +loft and three full baths and separate kitchen and laundry room. *The Main House: Common area: Living Room Queen Sleeper Sofa Sleeps 2. Access to powder room, outdoor showers, and /or the other 9 showers in the compound. Bedroom #1: Brown Room en Suite Master is on main level and sleeps up to 4: A Queen and a twin bunk. Private full bath with shower. Bedroom #2: The Coral en Suite Master is on the main level. It sleeps 4: King bed and a daybed with a trundle. Private full bath with shower. Bedroom #3: Bunk Room is upstairs and sleeps up to 15: 3 each full over full with trundle bunks. Check weight limits. Access to the upstairs hall full bathroom with shower. Bedroom #4: The Magnolia en Suite is upstairs and sleeps up to 6: 2 queen beds and a twin bunk. Access to upstairs full bathroom with shower. Bedroom #5: The Gardenia en Suite Master is upstairs and sleeps up to 4 and overlooks Magnolia trees and the courtyard in the back. King sized bed. There is a full futon (Full size=2 kids or 1 adult) in here as well and is counted in capacities. Private full bath with shower/garden tub combo. Bedroom #6: The Sleeping porch is upstairs, it is all of the glass you see in the front picture. Fully enclosed with HVAC. This sleeps up to 5. Twin bunk bed, Twin Bed, and a full futon (Full size= 2 kids or 1 adult) up here and is included in capacities. Access to the upstairs hall full bathroom with shower. *Apartment over the garage (The Den): Bedroom #7: Sleeps up to 6: 2 queen beds & a queen sofa sleeper. Full bath with shower/tub combo and kitchenette. *Guesthouse (The Rose Cottage): Bedroom #8: Rose Master en Suite is on the Main level Sleeps 2: Queen Bed en suite bath. Private full bathroom with shower. Bedroom #9: Rose Twin on the Main level sleeps 4: 2 Twin bunk Beds. Access to downstairs full bathroom with shower. Bedroom #10: Rose Queen is upstairs it sleeps 2. No obstruction of magnificent views of lake and mountain. Other things to note **DURING THE LAST SATURDAY OF MAY-SECOND SATURDAY IN AUGUST THE CHECK IN TIME IS 5PM CENTRAL TIME Have boats or watercraft of your own? Bring them! We have a boat ramp right onsite and plenty of room for your trailers, as well as docking. Play volleyball, horseshoe, corn hole, Beersbie, ladder golf, giant Jenga or just play in the cleanest, coolest water on the lake. The water comes right out of the mountains and dumps right at our feet. Great fishing as well in season. We are actually in one of the best areas to fish, right near Little River and Spring Creek! Eat s'mores by the campfire at the beach and watch AMAZING sunsets! String Light courtyard, privacy, and plenty of room to stretch out! SO much to do! Close to Pirate's Bay (water park), DeSoto Falls, Cherokee Rock Village, Little River Canyon, Orbitz Glassblowing, snow skiing, horseback riding, endless trails, rappelling, caving and ziplining. We are in the ABC triangle meaning we are an hour & a half from the Atlanta, Birmingham, & Chattanooga Airports. The views are incredible and the house has 1870 charm mixed with 21st century décor and conveniences. Breathtaking views of the lake and lawns and you can even see how the sunset pours colors into the house at "golden hour". We also have LOTS of stars, it just gets better & better! This property is also an EVENT VENUE and has had many beautiful weddings. Our motto is you should not need to bring anything except clothes & food. _______________________________________ **DURING THE LAST SATURDAY OF MAY-SECOND SATURDAY IN AUGUST THE CHECK IN TIME IS 5PM CT. **The lake level does go down a few feet in late fall through early spring and may affect boat launch, dock usage, watersports or lake views. **The full size bunk beds have a weight limit of 250lbs up, 300 middle, 175 trundle. The twin metal bunk beds have a weight limit of 220lbs upper and lower. **We do allow pets; however, there are requirements that must be met & a pet fee MUST be paid. Please discuss with us before booking. **The water recreation is a good walk but is accessible by vehicle. We have 5 acres and you can drive right to the dock if desired. Too much to describe, so please see pictures **The pool is open from all year and can be heated in the fall, winter, spring at an additional cost. ________________________________________ CLEANING FEE DISCLAIMER: We are disenchanted that we have a pass-through cleaning fee so high these days but with everything going on in the country with higher costs and labor shortages, this is our new reality. We understand that when this fee is split by the large groups that is nominal per-person but we want you to know our hearts are that we wish it wasn’t so high regardless of that. It is a very large house to turn over in such a short amount of time and weekend help is extremely hard to find help. We only have 880 people that live here so we have to be the highest paid to retain the best and they are AWESOME! Conversely, we are pleased to remind you that we have so much included with this property. Unlimited firewood, propane for grill and gas fire pit, all the coffee supplies you need except coffee. All sweeteners, powdered creamer, filters and we have a selection of tea. We have spices and oils galore. You don’t need to bring trash bags or paper goods either. We stock enough for your entire stay, not just a starter amount. Bathroom and facial tissues, paper towels, trash bags, napkins, salt and pepper shakers, dishwasher detergent, laundry detergent, aluminum foil, assorted sizes of zip lock bags, plastic Saran-type wrap, shampoo, conditioner, body wash, bar soap, Q-tips, cotton balls, filled hand soap dispensers throughout, kitchen sponges and Dawn dishwashing liquid. We have first aid kits. We have hospitality boxes with all sorts of things you and your guests may forget. There is a huge list of everything stocked for you if you would like us to send to you. Our guests have told us in reviews that all they need to bring is food and clothes. One last thing on cleaning: If you are going to check out on a weekday, please inquire if there will be a break in this fee. There is no way for us to separate it out so we would be happy to address on a case by case if you initiate. We are so thankful you are considering booking this AMAZING property.
