Easy walk to local pubs. Please read entire listing The space This private space can accommodate up to 5 ADULTS or 4 ADULTS and up to 2 Children (Ages-3YRS. TO 12 YRS.) for a total of 6 max including infants. This full floor unit is located on upper level of our home and offers a private entrance which does have one(1) outside staircase and one(1) interior flight of stairs in case that is a concern. Our cleaning service follows all safety protocols to ensure your piece of mind. Truly a home away from home! Enjoy all the comforts of a master bedroom featuring a private bath with walk-in shower, walk-in closet, a King size bed with cool temp mattress and private balcony access for great coffee mornings. The second bedroom has a queen bed, and a bunk bed/full size futon combo. The 2nd bathroom offers a tub/shower combination. Head out the door, cross the street and stroll 160 steps over to the silver sand and beautiful clear waters of Indian Rocks Beach. IRB is located on the barrier island between St. Pete Beach and Clearwater. This cozy little city offers quaint local restaurants, great pubs, a nature preserve and a community park with playground all within walking distance without the hustle of the touristy hubs. HOUSE RULES and Special requirements: You must be 25 years of age and have an ID Verified AirBnb account to book any of our homes. Maximum occupancy of 5 adults or 4 Adults and 2 children (3-12) in unit. A teen (13-17) may be allowed in place of child but must be inquired and approved before booking. Unit capacity may not exceed 7 including infants per insurance liability restrictions. Any day visitors are included in this total and must be approved by owner prior to check-in day. No day visitors during peak seasons. The person booking the home must also be one of the occupants and is responsible for listing amount of registered guests, You MUST be present at initial check-in and then may distribute codes to other registered guests. Any changes must be requested through AirBnb reservation request and Owner reserves the right to require all Adult guests be ID verified, registered by full name and Facial profile picture on the Airbnb reservation detail 14 DAYS before check-in. BACK BALCONY is NOT currently available OF 10/15/24 UNTIL FURTHER NOTICE. MAX Occupancy on Upper Balconies is 3 People. 1 Adult must be on balcony with any children under 16 at all times. Back balcony may be unavailable during hurricane season(June to Nov) and is used as an emergency exit only at this time. WE Are A NON-SMOKING PROPERTY-No SMOKING OR VAPING ANYWHERE ON PROPERTY - Minimum $300 extra cleaning charge for smoking in the unit and immediate cancellation of rental. NO SMOKING allowed in patio areas or on balconies. We would suggest seeking another location if you or anyone in your group smokes or vapes. No Pets! -$500.00 extra cleaning charge and immediate cancellation of rental. This unit in the home does not allow any animals due to severe allergies suffered by host's grandchildren who stay in unit when visiting. If you need to travel with a service animal, please consider other properties that can better accommodate this need and is not a health issue for the hosts and their family. There is no outside relief area for animals on property since you are only reserving the upper unit. **INSURANCE SAFETY DEPOSIT- $500.00 will be collected through the resolution center 7 days before arrival and must be paid within 24 hours. or guest MUST voluntarily cancel reservation. It is Refunded with no damages/house rules violations will be through resolution center within 24 to 48 hours of check-out. Limitation on Liability: Owner is NOT responsible for any accidents, injuries or illness that occur to any member of the Rental Party or Guest’s visitors while in the Property or on the Property. Owner is not responsible for loss of personal belongings or valuables belonging to any member of the reservation or any of Guest’s visitors. No Trailers or RV's Allowed. No kayaks, canoes or surf/paddleboards can be stored on property. Storing Bicycles in common garage area must be owner approved before check-in. We do NOT store, supply or allow electrical outlet usage for golf cart rental, E-bikes or EVs. Golf cart rental must be parked in your 1 allowed parking space. Check-in is from 4pm to 10 pm. Check-out is at/or before 10am QUIET HOURS on property-10:00 PM to 8:00AM-This is an upper level unit, we appreciate quiet feet after 9:30P.M. **Hosts are NOT responsible for Weather/Beach conditions- Refunds will NOT be given during Hurricane season unless it DIRECTLY IMPACTS Pinellas County, Indian Rocks Beach area and is mandated by Local Law enforcement. Back balcony may need to be tarped and unusable during hurricane season(June to Nov) or if strong rains are forecasted. Common patio area-10AMto9:30PM- is available for outdoor grilling and seating.- fence code given with check-in details. Other things to note NO CAR NEEDED as we are walkable to local restaurants and pubs. There is a trolley just a couple blocks away that runs from St. Pete Beach to Clearwater on Gulf blvd. for daily adventures. The Indian Rocks Beach, St.Petersburg and Tampa area offers something for Everyone. Check out their websites and social media for local Festivals, events, museums and attractions.
