Queen bed, plus a twin mattress (can be slid under bed during the day), in large 2nd floor bedroom in our smoke-free, pet-free home. ABSOLUTELY NO SMOKING PERMITTED IN OUR HOME. The space • Perfect for 1 or 2 guests for an extended stay, or up to 3 guests for a shorter stay. • You will have exclusive use of a large bedroom located at the front of the 2nd floor of our home. • The bedroom is furnished with a Queen size bed (and optional twin floor mattress*), nightstand with lamp, large dresser, mirror, desk, wooden chair, ceiling light, closet, TV with antenna for local channels (TV has an HDMI input, bring your own Roku, Fire stick, etc if you want to access streaming services), fan, individually controlled electric baseboard heat, and a window (with room darkening curtain liners). • A portable air conditioning unit is installed in the room during the summer. • As there may be other guests staying in our home, for guest privacy the bedroom has a keyed front door style lock, and there's a privacy lock on the bathroom door. *PLEASE NOTE: We will provide the 2nd bed (which is a twin mattress, which will be used directly on the floor, i.e. without a foundation/boxspring or bedframe) and linens for it if you book for 3 guests; if you aren't booking for 3 guests, linens for the twin mattress will be provided only if requested in advance. Guest access • You'll have exclusive use of your bedroom. • You'll have access to the shared 2nd floor bathroom. • You're welcome to use the blow dryer and toiletry items stored in the bin in the bathroom. Ask before using any other items stored in the bathroom, as they may belong to whoever is sharing the bathroom with you. • In the morning you can help yourself to coffee & tea in our dining room. • Although use of our kitchen is NOT included with this listing, you will have access to a microwave and an apartment sized refrigerator in the dining room, for SHARED guest use. Keep in mind that the refrigerator is SHARED by 3 guest rooms, and you will be assigned use of one of the shelves in it. Any guest who places excessive amounts of food/drinks in the refrigerator (such as cramming so much into their assigned shelf that it impedes air circulation/impairs the proper functioning of the refrigerator), or places their items on a shelf reserved for another guest, may be required to remove some of their items in order to remedy the problem. During your stay • Lisa is who usually responds to messages here, and she's who you'll most frequently be communicating with prior to and during your stay. • We're frequently away from the home at various times throughout the day, and we sometimes stay at another location. For this reason, your arrival time must be coordinated with us in advance in order to ensure someone will be at the house to greet you and provide access. • Check in after our listed check in time is permitted only with prior approval. • Your Airbnb itinerary will include our contact number to use for emergencies; otherwise, we prefer that communications be conducted via the Airbnb messaging system. • Upon arrival, be prepared to upon request present your unexpired US driver's license (or state-issued ID card, if you don't have a driver's license) or a valid passport, and the name on the ID must match the name on your account; if the booking was made for occupancy by multiple guests, your traveling companion(s) must also be prepared to provide the same, and you must upon booking send a message to provide us with the full legal name(s) of everyone who is part of your booking. • For the safety and security of our home and everyone in it, YOU MAY NOT FOR ANY AMOUNT OF TIME BRING ANYONE INTO OUR HOME OTHER THAN THE GUESTS WHO ARE ACCOUNTED FOR IN YOUR RESERVATION AND WHOSE FULL LEGAL NAMES HAVE BEEN PROVIDED IN ADVANCE. Other things to note • GUESTS ARE NOT PERMITTED TO INVITE UNREGISTERED GUESTS/VISITORS INTO OUR HOME. • No guests under 18 years of age are permitted unless this has been discussed and approved of before a booking is made. • If we have the Instant Book feature activated, DO NOT under any circumstances make an Instant Booking if you plan to have someone under 18 years old with you. • If we have Instant Booking enabled and you use it to make a same day reservation, you must send an Airbnb message immediately to discuss arrival plans... otherwise, there may not be anyone home to let you in. • To avoid misunderstandings RE: pricing, please note our rates vary based on season, holidays, special event periods, and weekends. • Rates can be seen by entering your desired dates and the accurate number of guests. • We charge for all extra people, regardless of age or proposed sleeping arrangements. Make sure that you enter the accurate number of guests when submitting a booking request or using the Instant Book feature, as your booking will be valid for only the number of guests that you have paid for. If you have indicated elsewhere (i.e., in a message via the Airbnb platform or in any other communication) that you intend to bring more people than the number you paid for, or if you arrive at our home with more people than you booked and paid for, before you check in the number of guests must be adjusted on the Airbnb system (but cannot exceed the listed maximum occupancy) and any applicable extra person fee must be paid. • Any length-of-stay discount we offer will be automatically calculated by Airbnb's system when you enter your desired dates and the accurate number of guests. • If you have any questions about the rate displayed when you are in the process of making a booking request, please ask for clarification BEFORE you finalize your booking request. • Once your booking request has been submitted and we have accepted it, eligibility for a refund will be as specified in the cancellation policy that was in effect at the time you booked.
