Modern 2 Bed, 1 Bath - spanning 2 floor levels This gorgeous spacious unit contains 1 master bedroom with a king size bed (must have!) plus a large closet, and 1 regular bedroom with a queen size bed. This unit contains all of the amenities you need to enjoy your stay in Kitchener/Waterloo. It spans 2 floor levels (there are 6 stairs) and is located in an excellent neighborhood. It's just 4 minutes away from the Boardwalk Plaza, where there is tons of shopping and other amenities. The space The Boardwalk Retreat is the perfect place to call home while you visit the local area for business, family, major home renovations, or during the transition into a new home. We have designed this property with longer-term guests in mind - it's fully equipped! PET RESTRICTIONS: All guests must inquire about the presence of their pet to confirmed if it's approved for stays. Additional pet cleaning fees apply to approved pets. IMPORTANT: As per a suggestion from a previous review, we've added a dedicated heating system to this unit to give guests more control over the temperature! There are baseboard heaters on both floor levels. The operation manual can be found in the master bedroom drawers. The operation manual can be found in the master bedroom drawers. *Please keep in mind this unit is part of a multi-unit home and that there can be some sound transfer between units. It is not recommended for those who are highly sensitive to sound. As such we also ask that all guests follow the quiet hours in the house rules to be respectful of everyone. **There is a strict no indoor smoking policy in effect for this unit. If it is found that a guest or a guest’s visitor has been smoking inside the unit additional cleaning charges will apply. ***PET RESTRICTIONS: Select pets are approved for stays at this property. Inquire for more info. All guests must disclose the presence of a pet prior to completing a booking to check if the pet is approved for stays at this property. Additional cleaning fees apply to some pet types.   We do our best to provide a five-star hospitality service alongside this five-star property. Therefore we encourage our guests to reach out with any questions or special requests. We're more than happy to do our best to accommodate your needs or help answer any questions, etc. to make sure you have the most enjoyable stay possible at our property.   Other things to note Please know that this 2 level apartment is located on the lower level of our multi-unit family home. Sound reduction measures have been taken, but there still may be occasional sound transfer from guests in the suite upstairs and this property may not be suitable for those who are considered extremely sensitive to occasional sound from neighbours. Visitors/Gatherings/Parties: No parties are permitted at this property. Not only has Airbnb banned parties/large gatherings, but individuals hosts also set gathering restrictions and this unit does not permit parties or gatherings of more than 5 people including the registered guests unless approved by the host. It's a multi-family home so we havw this rule in place to ensure a positive experience for all. If it's found this rule is broken, the guest(s) must then vacate the property immediately at the host's discretion. No refund will be given for booking termination due to breaking of a gathering rule. Check out Rules: In the event that the guest is still occupying the unit 1 hour after the original check-out time without written permission from the host or without an official booking extension through Airbnb, a $50 late check-out fee will apply. If the guest is still occupying the property 3 hours after the original check-out an additional $100 fee ($150 total) will apply and at this point the host or co-host will take the appropriate measures to assist the guest in vacating the property. If a guest remains at the property beyond their check-out time without written permission and it stops the next guest from being able to check-in for their booking, the first guest is responsible for compensating the host for the trip disruption of their next guest in the amount of the next guest's full scheduled stay. Notes about Mail: Guests are not permitted to have any personal mail sent to the address of this property, regardless of your length of stay. The mail is delivered to a community mailbox that you do won't have access to. Please use alternative measures arranged through the post office to obtain your personal mail. Amazon/UPS/instacart/uber eats etc or other direct-to-door deliveries are fine of course :) Guest access Guests are permitted to access the driveway/parking area, the suite, as well as a private outdoor patio and backyard area. Other things to note This property is located on the lower 2 levels of a large back-split style duplex home. It has high ceilings and has been completely renovated. The unit is fully seperate and has a private walkway, backyard, and large patio! Please note as it's a duplex home, this unit is not recommended for those highly sensitive to a bit of sound transfer from neighbours upstairs. Located in a beautiful family oriented neighborhood.
