Sweet Mountain House in Phoenicia

Private mountain retreat on 2.5 acres. Walkable to town, large secluded lawn great for kids and groups. The space We are close to town, but very private and quiet. Huge fenced yard with a screened in porch, fire pit and bbq grill and hammock (in the summer months). We're on a dead end street, so traffic is at a minimum. Up on a hill, very private, fenced yard. Short walk to town. The house is about a 10 minute walk from the Adirondack Trailways bus from NYC (Phoenicia stop is right in town). Plenty of privacy to be had with the 2 floors and 2 full baths. Two bedrooms upstairs (one with a queen bed, the other with two twin beds), another bedroom (queen bed), bathroom, and a second living room downstairs, with a very comfortable queen sofa bed in the living room. Great for a share or families with kids! The bedroom with two twin beds has a closet with toys, puzzles and games. Upstairs is a large open kitchen / living room with a big stone working fireplace. Sonos sound system. The kitchen is well stocked with pots/pans and small appliances. The pantry has most cooking basics and spices. Great BBQ grill (gas) on the deck. Downstairs second living room has a great sectional sofa for lounging, a big picture window. 60" flat screen TV connected to HBO, Netflix, Hulu and several other streaming services (but no network/cable tv). Also with Chromecast to stream from your own device. The house has 2 full baths, one up, one down. All linens, pillows and towels included with lots of extras. Pets are possible - happy to discuss. (note - check in and out times can be flexible depending on if other guests are checking in/out on the same day.) Local attractions! (once you book full URLs for the locations below are available in the House Manual) Two ski mountain options (both about 20 minutes from the house) Hunter Mountain Bellayre Cross country trails and rentals at Frost Valley YMCA - Set on 5,500 acres deep in the Catskill Mountains, Frost Valley YMCA offers over 25 kilometers of trails. Great swimming in the Esopus and Stony Clove creeks, swimming lake/beach at Bellayre, swimming holes at Katterskill Falls, Otter Falls and The Deep in Woodstock. Hiking and Fishing in the area: Tremper Mountain & Tremper Fire Tower Katterskill Falls Hike and Overlook North South lake canoe rentals and fishing Diamond Notch Falls hike THE BEST Yoga studio ever - Catskills Yoga House - incredible views and fantastic teachers. Two fantastic breakfast diners: Sweet Sue's (amazing pancakes in walking distance!) Phoenicia Diner is just down the road - about a 5 minute drive. Noteworthy nearby restaurants: Peekamoose Restaurant and Tap Room The Pines in Mt Tremper Bear Cafe and Little Bear Cafe (stream side dining in Woodstock) Brio's (great wood oven pizza and beer - also walking distance in town) Other things to note On holiday weekends and school vacation weeks there is a minimum rental period of 3 nights.
