Hygge furnished master bedroom / designer apartment located in a safe residential, but one of the most diverse neighborhoods in the world, walkable to all cultural cuisines, and has everything you wanted for a short ride to Manhattan or Brooklyn, one bus ride away to LGA airport & close to JFK airport. Suitable for light traveler. - Utilities / WiFi included. - 6-8 mins walk (0.4 miles) to EFMR7 express & local trains. - 10-15 mins (3 stops away) to midtown 53rd & 3rd / upper east 63rd & Lex. The space **MUST READ** - You must be able to read English, since I will be sending instructions over with secret codes embedded, in which you’ll send me back the codes to ensure you know how things work in the apartment. If you don’t read my rules and follow the instructions, don’t bother booking my listing! I am down to earth but this is not a hotel, as this is my own home. SUMMER BOOKING: - No air conditioner in the room, if you need a window fan to bring in outside air at night, ASK me and I’ll give you on. Don’t leave a review and say no fan and no AC. It’s in the description! - I have a window AC in the living room, if you keep the bedroom door open, the air will travel to the room. - No longer have a dog in the apartment. This is not a hotel. You cannot just booked and show up, you NEED to message me to arrange a check in time. If you booked the same day and show up without communication with me, I will cancel your reservation. Pay attention to the checkout time when you booked, late checkout I will charge you extra money. As a Superhost I like to inform you that it is ILLEGAL in New York City to rent an whole Airbnb apartment for yourself for under 30 days under the multi dwelling law in NYC. the city of New York if crackling down and I know couple people got taken to court! It is only LEGAL if you rented a room or a shared space when there’s other people also staying in the same apartment. 1) This is NOT a private apartment all by yourself! 2) You MUST message me and set a check in time, I need time to get it ready for you. 3) If you booked for ONE person, only one people can come here! 4) For travelers who are coming from a smaller city, please note that most NYC apartments are small, but my apartment setups are well balanced with sunlight which is not common in NYC. 5) I have personal items in the room, but please be a decent guest and do not take things that doesn’t belong to you. 7) Currently there’s no dog in the apartment. 8) No two people allowed in the bathroom at the same time at all time. NO visitor allowed. I had guest abused the rules, and brought bf home without asking me, and I had to asked him leave. It is not respectful and acceptable. If you booked for 1 guest, which is for yourself only, if it’s two people sleeping in the room, you must book for TWO people. You’ll be charge extra $35 per night if you have guest stay over. Thanks ** I have a STRICT cancellation policy, if you cancel the reservation within 24 hours of the booking, you’ll be charge $40. If you cancel the reservation after 24 hours of booking, you’ll be charge a flat fees of $60. Please understand canceling a reservation is complicated as the host has to call Airbnb, and go through a lengthy process. Cancellation fees are NONNEGOTIABLE (Sleeping bag on the rug floor for guest #3, the bed can only fit two people.) NO SMOKING & VAPORING AT ALL TIMES! **When you booked for the December Christmas season, I might have guest staying in the living room as well, but mostly I won’t be around.) Guest access Kitchen, bathroom During your stay This is a two bedrooms apartment. During your stay, there’s a small chance that the living room sofa bed could be occupied by another guest, and I’ll be sleeping in the smaller room. I respect your private space. Other things to note I'm an Airbnb Experience Host, and a part time apartment host in NYC. I am solo female traveler and an active member on couchsurfing as well, if you need any NYC recommendation places to go, ask me :-) You are sharing the space with me. ** You are renting a private room in an apartment where you are sharing with the host, it is illegal to rent out the entire apartment out to people in NYC for under 30 days stay period by law. :-)
