This lovely brick building, originally a classic hotel and a landmark, is in a great location at the heart of the U District but is very quiet due to good management, located between NE 45th and 46th St. on Brooklyn Ave. You walk less than 1 min to many buslines to anywhere in town, with a laundry room on site. There are bike and walking paths (You can also rent one of my bikes for $5.00/day or $25/wk and take the Burke Gilman trail to Lake Washington), bus lines, grocery stores (Trader Joe, Safeway), movie theater and restaurants within close distances. The University District Farmers Market is on the Brooklyn Ave NE & NE 50th St, it is Seattle's oldest and largest farmers/food-only neighborhood market. It is first come first serve. please contact me for the parking assignment. Other things to note This is an independent studio. However, there is a door and wall to the next room studio and the door is locked. So it is not suitable to a couple due to the sound proof is not as good as an independent studio unless they are very quiet. We set our rent very reasonable. The rent is based on one guest. However, There is $15 per night per extra occupant if reported in advance or $20 not reported staying over guest. Please report the # of nights of the extra guest staying. The owner will pay for the water, sewer, electricity and solid waste. The tenant use electricity judiciously. For long term guests, If the electricity usage is over $60/mo (over 28 days) for one guest, the guests will pay the difference. This is the way that we do not casually waste energy. It is on the first floor with a hard wood floor. *No smoking, that includes no hookah, no weeds and no drugs! *No pets *No other stranger to sleep here other than the tenant unless notify in advance or deposit will not be returned. * Don't let any stranger into the building, everyone here has a key if they are authorized tenants. * The parking lot is paid parking, please do not randomly park there to avoid being towed, please contact Melissa in advance if you want to rent a spot, first come first serve. * The apt is of a good size around 500 ~ 550 square feet. photos are taken with broad angle, so they look very spacious. *Please turn off heater or other appliances when you are out to help to keep our rate always reasonable. the long term stay comes with a cap on electricity at $80 per month, over the cap, guests will pay for the difference. *Please recycle as much as you can to reduce the garbage, even food can be recycled as compost. *It is a quiet building, but we cannot control what happened outside. *Please use hair trap in the tub and throw away hairs after each shower to avoid clogging the drain. Please do not use washer and dryer in the late evening. For long-term stays, the cleaning fee is calculated by multiplying the basic cleaning fee by the number of months stayed, unless the property is excessively dirty. The maximum additional long term cleaning fee is $250 flat if you stay 4 months or more. This additional fee will not be included in the Airbnb charge, as their system cannot adjust the cleaning fee based on the length of stay. The cleaning fee shown on Airbnb is for stays of 3 to 30 days only. Since this is disclosed in advance, you will need to pay the cleaning fee upon arrival. If the property requires excessive cleaning beyond the standard fee, an additional charge of $35 per hour will apply. Registration Details STR-OPLI-19-002641
