The space 🛖 About Our Tiny Home on Wheels When we set out to build this unique Tiny Home on wheels, our vision was simple: create a second home that feels open, comfortable, and full of heart. We designed it with intention—every corner reflects our love for tiny living, simplicity, and smart design. After your stay, we hope you’ll be just as inspired by the lifestyle as we are. 🛋️ The Space Our Tiny Home sits in a secure, gated area next to our main property. Entry is easy—just click the remote, and the automatic gate closes behind you after 30 seconds. Outside, you’ll find a cozy shared deck area perfect for lounging or grilling: Two-person swing Table for six Small BBQ grill Note: This outdoor space is shared with one other Tiny Home on the lot. 🐾 Pet-Friendly Policy Yes—we love pets, and we get it… they’re family. We welcome up to 2 pets per stay, with a $100 fee per pet. Please let us know your pet’s size when booking. The fee will be collected separately through platform. We kindly ask: Pets must be leashed outdoors at all times and pick up after their waste or $25 fee will apply. Any damages caused by pets will be the guest's responsibility 🏡 Tiny Home Guest & Occupancy Policy 🛏 Sleeping Arrangements The Tiny Home comfortably accommodates up to 4 guests with the following layout:     •    1 Queen Bed     •    1 Sofa Bed     •    1 Twin Bed     •    1 Restroom shared by all guests Please note: This is a micro-space with one restroom only, so guests should plan accordingly and be mindful of shared use during their stay. This home is designed for efficient, cozy living and is not suitable for more than 4 guests. ⸻ 👥 Occupancy Rules     •    Maximum occupancy: 4 guests     •    All guests must be listed on the reservation.     •    No unregistered overnight visitors.     •    Day visitors must be pre-approved. Occupancy limits are enforced for safety, comfort, and insurance compliance. ⸻ 💲 Additional Guest Fee Base pricing includes up to 2 guests. Each additional guest (3rd and 4th guest) will be charged: $5 per guest, per night This applies to:     •    1-night stays     •    3-night stays     •    30+ day stays The fee is calculated based on the total number of nights booked. Examples:     •    3 guests staying 3 nights = $5 x 1 extra guest x 3 nights = $15     •    4 guests staying 30 nights = $5 x 2 extra guests x 30 nights = $300 No surprises. Please watch your step—guests stay at their own risk. 🏘️ Neighborhood Notes Our area is a proud, working-class neighborhood with personality. You might hear: BBQs and music in the evenings Fireworks on holidays A mix of remodeled homes and those still being restored Pet safety tip: We recommend not walking pets outside the lot, as stray dogs may be present in the area. We aim to keep it real and transparent so you know exactly what to expect and can enjoy your stay with confidence. Guest access 🛖 The Space Our Tiny Home is located on a secure, gated lot shared with one other 20-ft Tiny Home. You'll have space to park up to 2 vehicles inside the property. We kindly ask that you do not block access to the neighboring unit. The outdoor area is shared, so please help us keep it clean and welcoming for everyone. Pick up after your pets and keep them on a leash at all times—for their safety and the comfort of other guests. 🐾 Pet Policy We love pets and are happy to welcome yours! Maximum of 2 pets per stay Always leash pets when outdoors Clean up after them—a $25 fee will apply if waste is left behind Pet fee is $100 per pet, collected separately during booking 🔐 Gate Remotes & Keys We provide a gate remote and key for your convenience. If either is lost, a $25 replacement fee will be charged. Please keep track of these items during your stay. Other things to note 🪑 Outdoor Furniture Disclaimer – Nature Happens The outside patio furniture will be dusty—even after cleaning. This is simply the reality of being outdoors in Texas. If that’s a dealbreaker for you, we totally understand—but please do not book the home. We want guests who embrace the charm, not stress over specs of dust. ⸻ 🚫 No Smoking or Substance Use Smoking, vaping, or using illegal substances inside the Tiny Home is strictly prohibited. Violation of this rule will result in immediate eviction and a $350 smoke remediation fee—no exceptions. ⸻ 🐾 Pet Policy – We’re Pet-Loving, But There Are Rules We know it’s tough to leave your furry companions behind, so we welcome pets with open arms—just not open rules. • 2-small pet maximum per stay • $100 pet fee per pet, collected through Airbnb • Please provide your pet’s size and breed at booking • Pets must be leashed outdoors at all times and any pet waste needs to be picked up • You are responsible for any pet-related damage We aim to keep things cozy and clean for everyone—two legs or four—so thanks for helping us keep it that way. ⸻ 🔇 Quiet Hours Out of respect for other guests on the property, please observe quiet hours from 10 PM to 7 AM. Please book mindfully—we like happy guests, not awkward refund convos. ⸻ ⚠️ Neighborhood & Safety Notes – Full Transparency Our Tiny Homes are in a working-class, blue-collar neighborhood. Some homes are newly renovated, others still in progress. Here’s the honest scoop: • BBQs and music are common in the evenings • Fireworks may happen during holidays • Stray dogs have been seen—not ideal for walks off-property • Our homes are on wheels, and a few stairs are required—please watch your step • Stay at your own risk for any slips, trips, or falls ⸻ 📋 Important Details About the Tiny Home ✅ Pest Control We regularly fumigate our homes to keep them clean and comfortable. That said, given our natural setting and tight quarters, you may occasionally spot a cockroach, spider, or other insect—alive or deceased. It’s rare but possible. We like to keep it real and upfront. 🌡️ Air Conditioning To conserve energy, we leave the wall-mounted A/C off until check-in. It might feel warm when you arrive, but it cools down quickly once turned on. 🚽 Toilet Info Our Tiny Homes use RV-style toilets, which differ slightly from standard home plumbing. These are fully functional, but mild sewer odors can occasionally occur—especially during high humidity or heavy use. We’ve done what we can to mitigate this, but it’s part of the RV lifestyle charm (minus the wheels). We’ve got you covered with a starter supply of the essentials—think toilet paper, napkins, shampoo, conditioner, and soap—enough to get you through about a week (or a few intense shower concerts). After that, you’re in charge of restocking anything else you need.
