Available for 30 days MINIMUM. (Also available for longer term month to month lease, w reduced rate after 60 days.) We are 6 blks from downtown in an exceptional location on a dead end street overlooking miles of high mountain peaks. Property is sunny, spacious, & private & offers outdoor space for guests. Mineral Belt Tr is a few blocks, & endless forest trails begin out the door. Full bed w twin bunk. (Please No requests outside of what is offered. Guests must have their own airbnb ratings.) The space Our studio apartment is private, very clean, cozy & still like new. It is on the ground level & fully equipped with full-size bed with twin bunk, one full bathroom, & kitchen with full-size appliances. There are large windows with amazing views of the Sawatch Range all the way to Buena Vista. The exterior is clean & uncluttered & has a gravel yard area with dining set, lawn chairs & fire pit for relaxing & enjoying the view. Guest access Guests are welcome to enjoy the unobstructed views from the outdoor sitting area on south side of studio. Other things to note Please no requests outside of what is offered here. Guests must have their own airbnb ratings. No pets, discounts, or shorter-term stays. Public transportation is limited, so we strongly suggest that guests have their own vehicle. Studio is on west/right side of main level. We offer only WiFi streaming for TV. Guests acknowledge that the Host & family live upstairs so, naturally, some sounds can be heard in the studio. Host strives to keep noise to a minimum but welcomes feedback if it is ever bothersome. *Guests acknowledge that the elevation of Leadville is over 10,000 feet, and it may snow at any time of year. Guests accept that there will be no refunds issued due to altitude sickness, lack of adequate transportation, or any other reason pertaining to the elevation or weather. *Liability Release– Guests, for themselves and their respective heirs, personal representative, successors and assigns hereby release the Owners of this property and their respective employees, sureties, insurer, attorneys, successors and assigns from all claims, demands, and/or causes of action the Guest has, or may have in the future, for any matter, cause or anything whatsoever resulting from, or in connection with, the property identified in this Rental Agreement, including without limitation any claim, demand, suit or cause of action which may be awarded. The Owners of the property are not liable for any damages to Guest or Guest's property caused by acts beyond Owners' control including, but not limited to, Acts of God, military action strikes, revolution, pest invasion, inclement weather, vandalism or personal injury. If any defects or hazardous conditions are discovered on the property, Guest will notify the Owner at once. Guest agrees to use due care in the use of the premises, and waives any claim against Owner with respect to the condition of the premises, other than claims resulting solely from Owner's or their Employee's gross negligence or intentional misconduct.
