Welcome to Los Angeles! Are you looking for a safe, clean, and comfortable place for your study, internship, or research in West Los Angeles? This listing is for a private bedroom in a co-ed residence of students who study, intern, or research at UCLA, SMC, hospitals, and tech companies in West Los Angeles. PLEASE SEND ME A MESSAGE FIRST. I would love to know more about you and your upcoming trip, so I can better accommodate your housing needs. -Lily The space BEDROOM: This is a fully furnished and private bedroom in a co-ed residence. The furniture setup follows the typical dormitory standards: a twin-size bed with comfortable bedding, a student desk, a student chair, and a wardrobe cabinet as shown in the listing photos. BATHROOM: This bedroom currently shares the bathroom with MALE student housemates. Therefore, it's probably easier and more comfortable for both the guest and the current housemates if the Airbnb guest is also a male student. HOUSEMATES: Your housemates are students who need to stay in West Los Angeles for a few months for their study, internship, or research. We expect to clean up after ourselves. My cleaning team does a deep cleaning of all common areas 2 times/month, but we will not come into your private bedroom. It is your responsibility to clean your private bedroom. DISCOUNT: There is a discount for > 3-month stays after your first 30-night booking AND if we are a good match. UTILITIES: I always try to keep the cost low for my student guests. Please be mindful of your utility usage. Utilities (water, electricity, trash, and sewage) are included in the booking up to a maximum of $100/person/month. Any over usage of the utilities that results in utility bills of more than $100/person/month will be averaged out and billed to each guest accordingly. Thank you! -Lily Guest access THE COMMON SPACES: Shared areas are the living room, dining area, kitchen, and laundry area as shown on the listing's photos. You are welcome to use these common areas, but please clean up after your use so we can keep the residence clean and tidy. THE NEIGHBORHOOD: The house is in a peaceful residential neighborhood called Westdale in West Los Angeles zip code 90064. PARKING: There are plenty of free street parking spaces right in front of the residence. There is no covered parking at the residence. PUBLIC TRANSPORTATION: The Big Blue Bus #8 stop is a 3 min walk from our front door. You can take this bus to many nearby attractions or connect to the rail and other Metro buses. Please check the Big Blue Bus website for the specific routes and time schedules. GROCERY STORES and RESTAURANTS: Whole Foods supermarket is a 3 min walk from our front door. Ralphs supermarket is a 20-min walk from the residence. There are also many restaurants within 20-30 min walk: gourmet burger, K-bbq, taco stand, sushi, Starbucks, pizza, etc. Many housemates/guests take the bus, rent the scooters, or ride the bikes to get around. Traffic in Los Angeles is crazy so please ensure you consider traffic time when planning your driving commute. Happy travel! -Lily During your stay Due to my work schedule, I won't be available face-to-face much during your stay. However, I'm very good at responding to your text messages or phone calls should you have any questions or if there is a maintenance issue. You will meet my elderly parents quite often during your stay. They are retirees and come to the house at least 3 times/week to help me keep it in good condition for your enjoyment. They will offer you their home-grown fruits, food treats, drinks, etc if they have any extra :) Enjoy! Other things to note To keep the expenses down and ensure the safety of all residents, we have a few house rules in place: 1. Due to allergies and cleaning costs, absolutely no pets or animals, no smoking, no vaping, no e-cigarettes. The cleaning team charges more if they have to clean up after animals, smoking smells, cigarette smells, or vaping. 2. Quiet hours are 10PM to 8AM. 3. Each load of laundry typically takes about 45 min to wash and 45 min to dry, so please plan accordingly to finish your laundry by 10PM. 4. Please bring your own supplies: shampoo, body wash, laundry detergent, towels, etc for your own use. 5. Do not use other housemates' personal supplies. 6. Please wash your dirty dishes, pans, pots, etc immediately after your use. 7. No extra guests. The unit cannot exceed the maximum occupancy due to zoning laws; otherwise, you will be evicted. In addition, the bed is a twin size and only fits 1 person. Please understand that we do not want any students to come home to a stranger, even if it is just a temporary home for a few months. 8. Please take extra care of your keys. Lost keys will incur a replacement fee of $50 per key. Locksmith in Los Angeles is very expensive! 9. Please take care of the furnishings. You have to pay for the damages that exceed normal wear and tear. 10. No illegal substances are allowed on the premises. 11. We require a signed rental agreement and identity documents that must be returned within 24 hours of booking to confirm the reservation. Failure to return these required documents will result in the booking being canceled. Thank you so much for your understanding!
