You will be given a unique keypad code to enter the property prior to your stay. Therefore, you can enter the property any time after check in time. This exclusive clubhouse features a resort-style swimming pool with a lazy river and splash pad, a fully-equipped fitness center, a tiki bar, theater room, a restaurant and bar, and so much more! 15-20 minute drive to all Disney Parks! 25 mins to Sea World and Universal Studios! • POOL/SPA HEAT- $30/day. We offer pool/ spa heating during your stay for an additional charge. If you would like this feature, please inquire either prior to or during your stay as we can turn it on remotely at any time. Pool and spa work on the same pump. Both are heated together and cannot be heated separately. • GRILL USAGE- $35 for the entire stay. We offer grill usage for an additional charge. This fee would ensure that you don't have to clean the grill before checkout. Guests are responsible to cover the cost of the propane tank refill if necessary. • EARLY CHECK-IN/ LATE CHECKOUT- May be available by an extra charge if the property schedule permits it. • DELIVERY RESTRICTIONS- USPS will NOT deliver to the home. Deliveries from store retailers, Amazon, UPS, DHL, FEDEX etc. will deliver. This includes food delivery, grocery deliveries, Uber, etc. • NO RVS, trailers, boats are allowed in the community. • LARGER RESERVATIONS OF MORE THAN 14 GUESTS (2 guests per bedroom)- Due to the unique nature of our home, we aim to make it affordable for both small and large parties. There will be an additional fee of $20/ night per guest over 14. This fee will help accommodate the larger group comfortably. • MAXIMUM OCCUPANCY: Guests certify the occupancy limitations by the number of guests chosen at the time of booking. The use of the premises SHALL NOT EXCEED THAT MAXIMUM NUMBER OF GUESTS unless approved by owner. NO EXCPETIONS! No outside visitors are allowed in the home. This means that only the guests that are accounted for at the time of the booking are allowed in the home. Other family members, friends, neighbor guests who are "visiting" must be approved by owner prior to arriving. We are very strict on this policy. The home is not intended for parties. IF approved, the Guest named on the reservation ASSUMES ALL THE RESPONSIBLITIES OF ALL THE OTHER GUESTS who are not part of the reservation. Any deviation of the occupancy limitations can result in an $1,000 security deposit or immediate eviction and forfeiture of their rental payment. • LAST MINUTE BOOKINGS (within 30 days-) A $250 Rental Protection deposit is required. The deposit is 100% refundable within 8 days after checkout if there are no damages. This deposit will be requested through Airbnb Resolution Center at the time of booking and will need to be paid within 48 hrs. to keep the reservation in good standings. • ☆☆STREAMLINED CHECK-IN PROCESS☆☆- We’ve streamlined the check- in process to help our guests save valuable time. We send our guests a “Guest Registration Form” that allows us to preregister each driver with access to the gated community BEFORE you arrive. This means you will not have to wait in a long line to register with the security guard once you arrive at the property.
