Welcome to Redband Lodge, the perfect setting for your family gathering, peaceful retreat, or holiday get-away! This handcrafted log cabin features an open floor plan, filled with natural light. Enjoy a well equipped kitchen for preparing meals, a dining area (seats 10), two living areas, a vintage pool table and bar. Both floors open to large decks overlooking the 3.5+ acre property and 215 ft of White River frontage. Check out our website for more details. The space Redband Lodge, named after the trout native to the White River, features high-end craftsmanship, constructed of huge rough sawn Ponderosa beams, homestead barn wood floors and paneling, and wide-plank Larch floors on the main level. Five sets of handmade French doors makes for a light filled house that opens up to sprawling decks, perfect for relaxing in the fresh air while taking in views of ridges and rocky bluffs that surround the beautiful Tygh Valley. The main floor features a master suite (queen bed) with a full bath as well as a half entry hall bath for general use. The second floor features high-pitched wood ceilings and barn wood paneling, three bedrooms (each with it's own vanity area and sink) and a shared full bath. Guest access Guests will have access to enjoy the generous indoor and outdoor spaces Redband Lodge was designed to accommodate, including special gatherings, sharing meals, quiet and reflective retreat, and cozy time spent relaxing after a day of enjoying the many recreational activities available within an hour (or less) of Redband, including gravel and mountain cycling, hiking, fishing, rafting, skiing, wind-surfing, vineyards, and breweries. Redband Lodge also is located on the Barlow Road, part of the Oregon Trail, with many excellent museums, a tribal market, and ghost towns within one hour (or less), so history buffs will find plenty to learn and see. Although we highlight features and the story behind each lodge room on our website, we do not offer booking for individual rooms. You will have access to the entire lodge. Other things to note REDBAND LODGE Lodging Terms & Conditions By completing your reservation, you confirm that you have read, understand, and agree to all terms below — on behalf of yourself and your entire group. The payment method on file will be used to secure compliance with this agreement and all applicable house rules. 1. AGE REQUIREMENTS & BOOKING RESPONSIBILITY • Minimum age: The signing guest must be 25 or older. • Group responsibility: By booking, the signing guest accepts all terms on behalf of the entire group, including guests under 25 and minor children. • Minor children: The signing adult assumes full responsibility for supervision, safety, and conduct of all guests under 18 at all times. • Accurate guest count: Provide an accurate count of all adults, children, and pets at booking. Accurate information is required for fees, cleaning, and logistics. • Booking confirmation: All reservations must be confirmed in writing by Redband Lodge management. For stays longer than six (6) consecutive nights, please contact us directly. 2. FEES & PAYMENT AUTHORIZATION Cleaning Fee • Up to 4 guests: $400 flat fee. • 5–10 guests: $400 + $35 per person for each guest beyond four. Maximum occupancy is 10 guests. • The cleaning fee appears under "Fees" in your booking details. Pet Fee • $50 per pet, up to two (2) pets maximum. Prior written approval is required. Undisclosed pets will result in additional charges and may result in termination of occupancy. Payment Authorization • The payment method on file is your authorization to charge for: fees listed herein; any damages, excessive garbage, or deep cleaning beyond normal use; violations of this agreement or house rules; and unapproved additional guests or pets. Itemized notice will be provided for any post-stay charges. Taxes • This rental is subject to Oregon Transient Lodging Tax (ORS Chapter 320) plus applicable county and local taxes, as disclosed at booking. 3. CHECK-IN & CHECK-OUT • Check-in: 3:00 p.m. on the arrival date. Early check-in is not guaranteed and must be arranged in advance. Redband Lodge will make reasonable efforts to accommodate early check-in requests when the property is ready. • Check-out: 11:00 a.m. on the departure date. Guests must vacate the property, remove all personal belongings, and secure all doors and windows by check-out time. • Late check-out: Departures after 11:00 a.m. without prior written approval will be charged a late check-out fee of $50 per hour (or any portion thereof), billed to the payment method on file. • Early departure: Guests who depart before the scheduled check-out date are not entitled to a refund for unused nights, unless otherwise agreed in writing by Redband Lodge. • Key/access return: All keys, access codes, and any other property access credentials must be secured or returned at the time of check-out. Lost or unreturned keys or access devices will result in a replacement fee charged to the payment method on file. 4. QUIET HOURS • Hours: Quiet hours are from 10:00 p.m. to 8:00 a.m. daily. During quiet hours, guests must keep noise at a level that does not unreasonably disturb neighboring properties. This includes indoor and outdoor noise, music, and amplified sound. Please note that, because of the topography, sound carries in the Tygh Valley/White River area. • All hours: Even outside quiet hours, guests are expected to be reasonable and considerate of neighbors at all times and to comply with all applicable local noise ordinances. • Enforcement: Violation of quiet hours may result in a formal warning, immediate termination of occupancy, forfeiture of rental fees, and/or charges to the payment method on file for any fines or costs imposed on the owner by local authorities as a result of a noise complaint attributable to the guest. • Parties and amplified events: Unless negotiated in advance in writing, outdoor parties, amplified music, and large gatherings are prohibited at all times, regardless of the hour. See Section 9 (Occupancy & Property Use). 5. NO SMOKING & NO OPEN FIRE POLICY Smoking Policy • Smoking is strictly prohibited anywhere on the property, including inside the lodge, on porches, decks, river, beach, garden or orchard areas, or any other outdoor areas. This prohibition applies to all forms of smoking and vaping, including cigarettes, cigars, pipes, e- cigarettes, cannabis, and any other substance. • Violation fee: Any evidence of smoking inside the property will result in a mandatory deep- clean fee (minimum $500, or actual cost if higher), charged to the payment method on file, in addition to any other remedies available to the owner. Violation may also result in immediate termination of occupancy without refund. No Open Fire Policy • Open fires — including bonfires, fire pits, BBQs, burn barrels, fireworks — are prohibited on the property at all times for wildfire safety (see Wasco County Risk Report). • Fire restrictions: Oregon fire restrictions change frequently and may prohibit all open burning, including campfires and charcoal grills. Violation of fire restrictions is a violation of Oregon law and this agreement. • Fireworks: Consumer fireworks are prohibited on the property and, in most Oregon jurisdictions, prohibited by law. No fireworks of any kind are permitted at any time. • Violation: Violation of this section may result in immediate termination of occupancy, forfeiture of all rental fees, and liability for any fire suppression costs, damage, fines, or penalties resulting from the violation. 6. NO SUBLETTING OR TRANSFER • Personal use only: The reservation is personal to the signing guest and the group identified at the time of booking. The property may not be sublet, re-rented, assigned, or transferred to any other person or party under any circumstances. • No third-party booking: Listing or offering the property for re-rental through Airbnb, VRBO, or any other platform or channel — whether for compensation or otherwise — is strictly prohibited and constitutes a material breach of this agreement. • Consequence: Subletting or unauthorized transfer will result in immediate termination of the reservation, forfeiture of all amounts paid, and the right of Redband Lodge to recover any profits or consideration received by the guest in connection with the unauthorized rental. 7. CANCELLATION POLICY Unless otherwise agreed in writing through an OTA (e.g., Airbnb): • Full refund (100%): Cancellations on bookings with arrival 14+ days out are fully refundable if cancellation is made within 48 hours of booking. • Partial refund (75%): Cancellations made at least 14 days before arrival. • No refund (0%): Cancellations made less than 14 days before arrival. • Force majeure: Owner is not liable for cancellations caused by events beyond Owner's reasonable control (e.g., natural disasters, mandatory evacuation orders). Owner will offer a full refund or future credit. 8. SAFETY — FIRE, RIVER, WILDLIFE & OUTDOORS All guests must follow this agreement, posted safety signage, and the Redband Lodge Guest Guide. Fire Safety • Comply with all posted fire restrictions and provisions in this agreement - (See: No Smoking & No Open Fire Policy). • Do not tamper with or disable smoke detectors or carbon monoxide alarms (ORS 105.838, 105.842). • Fire lanes must remain clear at all times. White River • River access carries serious risks including unpredictable currents, cold water, river debris, and hard, slippery surfaces. Exercise extreme caution near the river. Children must be supervised near water (river, kiddie pool) at all times. Wildlife • Follow all posted guidelines for food, waste, and wildlife interaction, maintain safe practices, and use reasonable care. Do not feed, approach, or interact with wildlife. Outdoor & Recreational Activities • The property and surrounding area may provide access to outdoor activities (hiking, fishing, swimming, etc.) that involve inherent risks. Guest assumes all ordinary risks of such activities and agrees to exercise reasonable care. 9. PARKING • Parking is included and includes one (1) EV charging station (see posted signage). • Vehicles may not exceed the number of driving-age guests. Park in designated areas only; fire lanes must remain clear at all times. • No RVs, trailers, tents, or additional structures without prior written approval. 10. OCCUPANCY & PROPERTY USE • Maximum occupancy is limited to guests listed in your confirmed reservation, not to exceed 10 guests total. • Unapproved additional guests may result in charges and/or immediate termination of occupancy. • No parties, amplified outdoor music, or gatherings at which attendance exceeds the listed reservation occupancy are permitted at any time. • No special events (weddings, corporate gatherings, commercial parties, family or friend reunions exceeding the booked guests) without prior written consent and required permits. • No commercial photography or filming without prior written consent. • All guests must abide by the Redband Lodge Guest Guide, including quiet hours and all posted house rules. 11. PETS • Pets are permitted only with prior written approval and as noted in your confirmed reservation. A fee of $50 per pet applies (max two pets). • Guests are responsible for any damage caused by pets and for cleanup on and around the property. 12. FINANCIAL RESPONSIBILITY Guest is responsible — and authorizes the payment method on file to be charged — for: • Property damage: Damage beyond ordinary wear and tear. • Excessive garbage: Removal fees for waste beyond normal cleanup. • Deep cleaning: Additional cleaning due to smoking indoors (see Section 5), pet accidents, or extraordinary mess. • Agreement violations: Costs resulting from violations of this agreement or house rules, including unapproved guests or pets. PART II — LEGAL TERMS & CONDITIONS These provisions are legally binding. Please read carefully. L1. Nature of Occupancy This agreement establishes a vacation occupancy under ORS 90.100(54). Guest acknowledges that this is NOT a residential tenancy and confers no rights under the Oregon Residential Landlord and Tenant Act (ORS Chapter 90). Guest's principal residence is elsewhere; this property is occupied for vacation purposes only for a period not exceeding 30 days. Guest expressly acknowledges: "Your occupancy is a vacation occupancy and is NOT subject to ORS Chapter 90," per ORS 90.100(54)(b)(E). L2. Premises Liability Owner owes Guest the duty of care applicable to a business invitee under Oregon law. Owner has made reasonable efforts to disclose known hazardous conditions. Known risks include: White River access and water hazards; wildlife activity; uneven terrain; fire/open-flame risks; those risks reflected in the on-site signage, Guest Guide, or otherwise disclosed by Owner. Guest assumes responsibility for inspecting the property upon arrival and notifying Owner promptly of any unsafe conditions. L3. Limitation of Liability NOTICE: This clause limits Owner's liability. Read carefully. To the maximum extent permitted by Oregon law, Owner's liability for personal injury, death, or property damage arising from Guest's use of the property — including from Owner's own ordinary negligence — is limited to the total rental fees paid for the relevant stay. This limitation does NOT apply to gross negligence, recklessness, or intentional conduct, which cannot be waived under Oregon law. L4. Assumption of Risk & Waiver Guest voluntarily assumes all ordinary risks inherent in outdoor recreational activities available at or near the property, including river access, hiking, and fishing. Guest waives all claims against Redband Lodge, its owners, agents, members, management, employees, contractors, and affiliates for injuries, damages, or losses arising from Guest's stay or related activities, except those caused by Owner's gross negligence, recklessness, or intentional conduct. Oregon's Recreational Use Statute (ORS 105.682) does not apply here because Guest has paid a fee for occupancy (ORS 105.688(3)). If any part of this waiver is deemed invalid, the remaining terms remain in effect. L5. Indemnification Guest agrees to defend, indemnify, and hold harmless Redband Lodge, its owners, agents, members, and employees from any claims, losses, damages, costs, and attorneys' fees arising from: Guest's use or misuse of the property; Guest's violation of this agreement or house rules; or any act or omission of Guest or Guest's invitees while on the property. This indemnification does not cover Owner's own negligence. L6. Minor Children The signing adult assumes full legal responsibility for all minor children in the guest party. Oregon law does not clearly establish whether a pre-injury waiver signed by a parent binds a minor child. Owner therefore makes no attempt to waive liability on behalf of minors and recommends that Guest obtain personal liability insurance. L7. Owner Access In an emergency (such as fire, wildfire, flood, earthquake, as examples that may require mitigation of harm), Owner or Owner's designated representative may enter the property at any time without notice. For non-emergencies, Owner will provide reasonable advance notice. Redband Lodge maintains contacts who can respond to guest concerns and will take all reasonable steps to coordinate with Guest to resolve non-emergency issues. L8. Insurance Recommendation Owner recommends that Guest obtain travel insurance or a personal liability policy covering this stay. Owner's insurance may not cover all Guest claims. Guest's decision not to obtain personal coverage is made voluntarily, at Guest's discretion, and with Guest’s own assumption of risk. L9. Governing Law & Dispute Resolution This agreement is governed by Oregon law. If a dispute arises, the parties agree to resolve it in the following order: Step 1 — Mediation (required first). The party with a complaint must send written notice to the other describing the dispute. The parties will then attempt to resolve it through mediation — a process where a neutral third party helps both sides reach a voluntary agreement. If the parties cannot agree on a mediator within 14 days, one will be selected by the Arbitration Service of Portland (ASP). Costs are split equally. Neither party may skip to Step 2 until mediation is complete or the mediator declares an impasse. Step 2 — Binding Arbitration (if mediation fails). If mediation does not resolve the dispute, it will be decided by a single arbitrator under ASP's Consumer Arbitration Rules (or AAA Consumer Rules if ASP is unavailable), applying Oregon law. The arbitrator's decision is final and enforceable in court. This applies equally to both Owner and Guest. Each party bears its own legal fees, unless the arbitrator finds a claim was made in bad faith. Claims must be brought individually — not as part of a class action. Step 3 — Court (limited exceptions only). Either party may go directly to court — without first completing Steps 1 or 2 — only to: (a) seek emergency relief to prevent immediate, irreparable harm, or (b) file a claim in Oregon small claims court (currently up to $10,000 under ORS 46.405). For any court proceeding, the parties agree to exclusive jurisdiction in Multnomah County, Oregon. The prevailing party in any court action may recover attorneys' fees under applicable Oregon law. L10. Severability & Entire Agreement If any provision is found invalid or unenforceable, it shall be severed and the remaining provisions continue in full force. The limitation of liability in Section L3 shall be reformed, if necessary, to reflect the maximum limitation permissible under Oregon law. This agreement, together with the Redband Lodge Guest Guide, constitutes the entire agreement between the parties and supersedes all prior representations. L11. Acceptance By making a booking, Guest accepts this Agreement and confirms that Guest has read and accepts all terms, including the limitation of liability and the vacation occupancy classification contained herein.
