Description

Sunny, spacious home with seasonal water views; tree-lined property on quiet cul-de-sac off of Green End Pond. Quick Uber or easy bike ride to Downtown Newport, 1st Beach, and Cliff Walk (all within ~2 miles ). Short walk to Cottrell Field tennis courts & playground. 3 levels of living area provide plenty of space for large/multiple families. Private balcony off the master and a solarium off the living room provide additional areas for relaxation! Deck + patio area perfect for BBQs! The space Three levels of living space provide plenty of room for large/multiple families. Top floor includes master suite with bath and private balcony, a second bedroom with two twins (trundles), and a peaceful sitting area overlooking the lower level. Two more bedrooms (one w/ queen, one w/ twins) and a bath are located on the ground floor. The finished lower level includes a TV room with a sleeper sofa plus another bedroom with a king bed. A deck is located off the dining room overlooking a separate patio area lined with bushes and trees, with gas grill, affording privacy for summer BBQs. A solarium off the living room offers additional space for relaxation. In the evening, enjoy watching movies from our extensive collection (Over 400 DVDs, including more than 100 family/kid’s titles) on one of the two large-screen televisions. We also have a closet full of board games, a ping pong table, and a large library of great beach books for your reading pleasure. House is equipped with central air, laundry, gas grill, high-speed internet, and cable television. We also have a pack 'n play, high chair, and baby gates. Guest access Guest's have access to the entire house. Other things to note Signed rental contract is required. Terms of contract: 1. Lease will begin at 3:00PM on check-in date and end at 11:00AM on check-out date, unless otherwise agreed upon. TENANT will abide by the agreed upon check-in and check-out times. 2. Overnight occupancy limited to 10 persons including children and visitors. 3. This property will not be used for functions such as weddings, wedding receptions, family reunions, or any other gatherings involving more than 10 occupants except with prior approval of LANDLORD. 4. TENANT shall not assign, lease, sublet or permit the leased property or any part thereof to be used by others except the TENANT named herein, and TENANT’s spouse, children or guests. 5. Maximum of 5 cars permitted. All cars are to be parked in one of the two driveways. 6. LANDLORD will present the property in clean and habitable condition. TENANT is requested to leave the premises in neat condition so that excess cleaning is not required. 7. TENANT shall return all keys to LANDLORD or designated lock box prior to departure. 8. TENANT shall not disturb, annoy, endanger, or inconvenience neighbors, nor use the premises for any immoral or unlawful purposes, nor violate any law or ordinance, nor commit waste or nuisance on or about premises. This is a family neighborhood; loud noises and music must be kept to a minimum before 9:00AM and after 8:00PM. 9. No animals of any description will be kept in or on premises. Breach of this restriction will result in forfeiture of security deposit and may be subject to additional damages. 10. TENANT agrees to restrict any smoking to outdoors and away from open doors and windows, and to properly dispose of all cigarette butts. Smoking inside the house is not permitted. Breach of this restriction will result in forfeiture of security deposit and may be subject to additional damages. 11. TENANT agrees to hold LANDLORD harmless of any injuries or claims caused by or contributed to by accidents, allergic reactions, or any other casualties or health problems which may arise during tenancy or as a result of said tenancy. 12. LANDLORD shall have no liability to TENANT for inclement weather. 13. Should the property be destroyed by fire or other casualty so as to become unfit for human habitation prior to occupancy by TENANT, this lease shall become null and void, and all payments made to LANDLORD shall be refunded to TENANT, who agrees to hold LANDLORD harmless in such a case. Should the property be rendered uninhabitable by an Act of God (including but not limited to hurricanes, storms, floods, environmental disaster, loss of utilities) during tenancy, reimbursement on a per diem basis will be negotiated between TENANT and LANDLORD. 14. Security deposit funds, if applicable, will be held by LANDLORD or travel booking company (e.g., VRBO, Airbnb). Deposit refunds will be returned to TENANT within two weeks providing the property is left undamaged and without excessive cleaning required to ready the property for the next tenant. TENANT agrees to repair or replace any damage to the premises resulting from said tenancy. Damages that may be claimed by LANDLORD from TENANT are not limited to the amount of any security deposit and shall include any costs incurred by LANDLORD to recover such damages including attorney fees. Any deductions from security deposits will be confirmed with estimates, invoices/statements or receipts for costs incurred by LANDLORD.
