Please note we do not allow guests in the tent to check in after dark; while it is a short walk, giving a good orientation to the property in the dark is very difficult. Unfortunately the days are getting shorter, and the sun sets earlier...we'll do our best to accommodate your schedule! The wood stove is now in the tent for the winter. Our fully furnished tent and campsite features: a heavy duty canvas tent, with a queen size bed, covered seating area, full size picnic table, and many amenities.  The site is situated with the best views of your little piece of the Western Catskills  There is a short private walking trail from the parking area to the site and adjacent to the tent is a picnic area with fire pit and all you need to grill out.  We provide unlimited firewood for cooking and bonfires and build a fire for you in the wood stove in the tent when temperatures drop below 50 degrees. The site is very private and you should not see any other people unless you are in the parking area. When you come up Williams Rd you will stay left all the way to the top. The parking area is on the left on the grass facing the house. When you arrive you will load your bags into our RTV and we will deliver them to the site. You will take the short walk up to the site. It is very important guests do not arrive after dark! It is very important tent guest do not arrive after dark. We meet, greet, and give all our guests orientation the property . We can also transport your supplies and personal items to the site by motorized buggy. From then you will be on your own unless you need anything. I normally share my cell number to text. This is the last house on a town maintained road, but only 5 minutes from State Highway 28 and 10 minutes from downtown Delhi. The Town of Delhi plows the road and there is garage parking so it is accessible in all weather. The property feels secluded and peaceful, but is close to SUNY Delhi, PriceChopper, gas stations, public library, Bovina, Andes, and Walton. Trails and roads maintained in the woods and fields and hunting, hiking, and other outdoor recreation is encouraged. We are 30-45min from the skiing resorts. Escape the hustle and bustle of NYC in around 3hrs!! The area offers fishing, hiking, hunting, antiquing, farm visits, and relaxing in the natural world. We will greet you in the parking area with the RTV and bring your bags to the tent. You will take the short walk up behind us. From then on throughout your stay you will walk the private path to and from the parking. When you are all packed up let us know and we will come pick up your stuff. Advance notice of when you want to get checked out is appreciated. Other then getting around the property you will need your car to get to town, trail heads, restaurants, etc. There is absolutely no smoking, using candles (except the ones we provide), or burning incense inside the tent. Let us know upon booking if you want to add the sauna to your stay. For an extra $50 you can have exclusive access to the four person sauna, cold plunge, and outdoor shower. We provide towels and robes. Please let us know if you need soap. The sauna is private and booked by guests separately from your room. Availability is dependent on prior bookings, but we do our best to accommodate everyone. The outdoor shower is part of the sauna/bathhouse area. If you want to use the shower please let us know. The shower is available for occasional use if there are no guests booked in the sauna. (Heating Season ONLY) The wood stove in the tent is easy to use. It will keep the tent warm and cozy even when temperatures drop below the 30's. If you have questions about it please do not hesitate to ask.
