Nightlife can be experienced off property easily with nearby Chattanooga, if so desired. This is a country setting near city amenities. Star gaze, bird watch, or simply enjoy the horses, deer, and wild turkeys wandering on property nestled on a hillside. Visit the surrounding area or just step away to a country retreat to rejuvenate and relax. Full kitchen allows you to cook, eat healthy, and save money while travelling. Sleeps 6 with queen size bed in master bedroom, full size beds in 2nd & 3rd bedroom. Private off street parking for up to 3 vehicles. Owners provide basic amenities like toilet paper, dishwasher soap, toiletries to get you started for a day or two until you can shop but you will need to bring what your family needs for longer stays. Please Do not walk on trails or gravel roads as private property owned by others. Other things to note -Quiet time is 11 pm to 6 am. -Owners provide basic amenities like toilet paper, dishwasher soap, toiletries to get you started for a day or two until you can shop but you will need to bring what your family needs for longer stays. Walmart, Village Market and grocery stores within a few miles. -Owners are a text away in private residence on property. -Country setting on well and septic. -Since water comes from well please do not use excess water and note water pressure may fluctuate depending on usage. -Please NO feminine hygiene products, diapers, or anything other than tissue paper down toilets due to septic system. Trash cans with liners located in each bathroom and in kitchen/dining area for proper disposal of items. -Private washer/dryer. -Upstairs apt requires the use of 21 steps and handrail. - No one lives under the apartment. -Realty referral for those interested in relocating to Chattanooga area. -No child safety gates or child proofing. -Children must be supervised at ALL times. -Babysitting referral available for onsite babysitting with signed waiver. -Please sign guestbook and tell of your amazing adventures and who you are and where you come from! -Please keep the property and all furnishings in good order and only use appliances for their intended uses. -Please NO jumping on beds or couches or floor mattress. Please remember you are a guest in our home. -Please inform us on checkin if anything missing or needing repair. -Please use cleaning rags under sinks for spills and not white towels and linens. -Please leave apartment in same condition with the same number of items as found to assure full return of security deposit. -Checkout procedures for guests includes the following to keep cleaning fees at pre-COViD rates even though more protocols now required: removing dirty linens from beds and towels from bathroom/kitchen and placing in laundry area; removing trash and placing in blue trash can outside door near parking or at top of the hill next to driveway; removing food from refrigerator (leave turned on); loading & starting dishwasher; and opening kitchen window and spraying down door handles and surfaces with disinfectant to prevent spread of COViD to the cleaners who will clean 24 hours after apartment left vacant for everyone’s health and safety and to keep cleaning fees low and unchanged even with strict COViD cleaning protocols in place. -Please inform us if you have been exposed to COVID-19 for health and safety reasons. -Three (3)parking spaces. Pull in facing fence. Please Do not block garage doors. -No camping in cars, on property, or on private lane or accompanying neighborhoods is allowed. -Electrified fences for horses. For safety reasons please DO NOT touch fences, nor feed or pet horses/dogs/cats without owners present. Guests assume all risk and liability related to the use of this apt in a farm setting. Guests by booking further understand they will be using an apt with 21 stairs with hand railing but NO child proofing nor child safety gates and understand this a TN country hillside surrounded by trees and wildlife with its inherent dangers and owners not liable. Additionally, guests by booking further understand that TN law states equines are dangerous and owners and horses are not liable. - **You as the renter are representing all members of the rental party, and are responsible for the property during the rental period accepting ALL liability. - **People other than those in the rental party may NOT stay overnight in or on the property or assume privileges of the renters. Any other person in the property are the sole responsibility of the rental party. -If you rent then you must be present on property. - The Homeowner has not represented this unit as an event facility, therefore, there is a limit to the number of any visitors at any one time (in addition to registered occupants) of 6. - Small gathering must be pre-approved. - Please No candles or open flames are permitted in the house. Battery operated candles are fine. -High walls, use of steps, pets, horses and electrified fences. -The Homeowner is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities or private lane. -The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. -By accepting this reservation, it is agreed that all renters and guests are expressly assuming the risk of any harm arising from their use of the premises or private lane to themselves or others whom they invite to use the premises and agree to abide by house rules. Further renter and guests understand that property is built in hill, has high walls, has steps with railings, is not childproofed, and has pets including horses with electrified fences so both renter and guests agree to waive their rights to any lawsuit and agree to not hold homeowners liable for any injuries to person or property that may occur on premises or private lane. -The house is cleaned between rentals but during your stay no housekeeping service is provided. - We wish you a wonderful romantic, fun, adventurous time at our "Simply Sunny Farm" country home! -Upon checkout we would greatly appreciate your positive 5 star review on Airbnb site that is built on mutual respect and relationships between hosts and guests.
