This newly remodeled and recently furnished home is bound to please anyone. You'll enjoy the large great room with impressive kitchen island that everyone will surely be gathering around. Clubhouse and pool is limited to 6 guests at a time per HOA rules. The space Lake Village offers it's guests a heated swimming pool, super sized hot tub, 2 saunas, 4 tennis courts, a playground for young children and large clubhouse with a pool table and ping pong table to enjoy. *Just as many homes here in Tahoe, this home does Not offer A/C. Please contact Lake Village HOA to get updates.***Clubhouse and pool is limited to 6 guests at a time per HOA rules. **Update: The Lake Village Homeowners Association (LVHOA) Clubhouse Hot Tub will be closed starting Monday June 5th, 2023, and reopening on Friday June 30th, 2023 at 5:00 PM. The closure is due to the approved re-plastering work. Other things to note **Each guest will be asked to sign a rental agreement directly with Sierra Tahoe Realty within 24 hours of acceptance.; see below.** Sierra Tahoe Realty Vacation Rental Agreement At Sierra Tahoe Realty (STR), we strive to provide our guests with lasting experiences and memorable events. To achieve the most comfort and minimize unforeseen problems we offer the following contract terms and conditions. STR is the representative for the property Owner(s). Responsible Party’s Name: Rental dates for Unit # 1. Check-in: 4:00 PM 2. Check-out: 10:00AM 3. STR will not be held responsible for any items beyond our control, including, but not limited to, unforeseen circumstances, natural disasters, Covid-19 exposure or any Covid-19 restrictions in your city/state, weather, road closures, mud slides, snowstorms, power outages, cable failure, hot tub failure, HOA amenities being closed and other similar interruptions. If stay dates are during the summer, you understand there is a possibility of fires nearby that could bring smoke into the area. 4. Balance is due 45 days prior to check in. If unable to pay within 3 days after required payment date, reservation is then subject to full cancellation and forfeiture of all payments made. Supplies: All homes are complete with linens, towels, pots, pans, microwave, toaster, coffee maker, and dishes for the designated number of guests. We provide a starter kit containing dish washer detergent, 1 roll of paper towel, 2 rolls of toilet paper per bath & 3 trash bags. All additional items are at the renter’s expense. 1. Guests will be charged for any missing, broken, or damaged items at replacement cost. Property is inventoried and inspected before arrival and after departure. 2. Guests should inspect the property upon arrival and report any deficiencies in supplies or damages to note in the home immediately to our office. __________ 1 of 3 Initials Vacation Rental Miscellaneous rules and regulations: Sierra Tahoe Realty (STR) will do everything in our power to assist our guests in having a peaceful and enjoyable stay. We also recognize our responsibility to protect the quiet enjoyment of others. In this regard, we require our guests to adhere to the following: (Violations of any of these may forfeit deposit and be cause for possible eviction) 1. Minimum age to rent any of STR’s properties is 25 years. 2. Renter agrees that all legal disputes will be handled in Douglas County, Stateline, NV 89449. 3. NRS 651.020 Eviction of disorderly persons. Every owner or keeper of any hotel, inn, motel, motor court, or boardinghouse or lodging house in this State shall have the right to evict from such premises anyone who acts in a disorderly manner, or who destroys the property of any such owner or keeper, or who causes a public disturbance in or upon such premises. 4. Number of occupants is limited to confirmed guests. Deposit loss and possible eviction for exceeding limits. 5. No Smoking of ANY kind in any of STR’s homes. (Rules strictly enforced with deposit loss and eviction) 6. All dishes must be cleaned, and all trash put into proper trash cans. (no pots/pans in dishwasher) 7. Hot tub rules are posted at the site and must be strictly observed for everyone’s safety. 8. No Pets are allowed on or in any of STR’s properties. Deposit will be forfeited, and eviction will occur. 9. Any damage or loss of inventory in the home will be charged to renter at replacement value and labor and charged to renter’s credit card if amount exceeds the security deposit. 10. Quiet hours are from 9PM to 8AM. 11. Any complaint from a neighbor will receive a verbal warning. 12. A second complaint may result in an eviction and loss of deposit. 13. A single call out from the police may result in an eviction and definite loss of security deposit. 14. No parties ie: weddings, bachelor parties, graduations, bar mitzvahs, sorority, etc. without written approval from management. Any violation will result in immediate eviction and loss of deposit. 15. Parking at condominium properties is limited to two vehicles. (no RV’s or Trailers) 16. Parking at vacation homes is limited to three to four vehicles. (no RV’s or Trailers) 17. No street parking is allowed. 18. STR reserves the right to move our confirmed guests to a comparable or superior unit without notice in the event something unexpected happens to the rental such as fire, water damage, sale or anything else out of our control. Or we’ll offer a full refund of prepayments and security monies. 19. Some of our units may have a few or many stairs to the front door so please be aware of this prior to booking a property. 20. Until roads are plowed and cleared of snow, 4-wheel drive or chains may be required during winter storms. 21. Homes with HOA clubhouses may have other rules, fees and special hours of operations for the Pool, hot tub, sauna or tennis courts that apply. 22. An additional cleaning fee of $30.00 per hour will be charged if necessary. 23. Late check-outs by written approval only. $100.00 per half hour will be deducted from security deposit if past set time. Please remember we still need to pay our cleaners while they wait to get in. 24. A 2-hour late check-out can be arranged for an additional fee of $100.00 provided we don’t have another arrival that day or depending upon very busy periods or holidays. **This request must be approved and paid for prior to check in.** ___________ 2 of 3 Initials Cancellation Policy: 50% refund if the guest cancels 30 full days prior to check-in. Less than 30 days in advance of check-in, there’s no refund. Security Deposit- Your security deposit will usually be refunded to your credit card within 14-21 days after departure. If there are any deductions, they will be itemized for you. Photo ID-For our security and yours, please include a clear copy of your photo ID and credit card as we cannot release any home addresses, home keys or door codes until we have them. You can fax to our secure line, email, or mail to our office address. The novel coronavirus, COVID-19, has been declared a worldwide pandemic by the World Health Organization. COVID-19 is extremely contagious and is believed to spread mainly from person-to-person contact. As a result, federal, state, and local governments and federal and state health agencies recommend social distancing and have, in many locations, prohibited the congregation of groups of people. Sierra Tahoe Realty LLC. has put in place preventative measures to reduce the spread of COVID-19. Our cleaning crew is going above and beyond to disinfect the home and all commonly touchable areas. However, we cannot guarantee that you or your guests will not become infected with COVID-19 during your travel stay here in Lake Tahoe. By signing this agreement, you acknowledge the contagious nature of COVID-19 including any VARIANTS and voluntarily assume the risk that you and your guests may be exposed to or infected by COVID-19 while being in the Tahoe area and renting this property. You and anyone attending in your party hereby release and hold harmless, Sierra Tahoe Realty LLC, the property homeowner’s and any of their subcontractors from any claim and all liabilities.
