Serenity Executive Rentals is a professional hosting company with multiple homes in the area. All of our homes are furnished and decorated to the same high standard. MSP1 BEDS (All bedrooms upstairs - half bath downstairs, 2 full bathrooms upstairs) Room 1: King (en-suite full bathroom) Room 2: Double/Full Room 3: 2 Twins Room 4: 2 Twins Common Spaces: Couch MSP2 BEDS (1 bedroom downstairs) Room 1/Master: 1 Queen, 2 Twin (trundle bed) - upstairs, attached full bathroom Room 2: Queen - upstairs Room 3: 2 Twin/Single - upstairs Room 4: 1 Twin/Single - downstairs, full bathroom just outside in the hall Common Spaces: Couch ACCESS The homes are equipped with keyless combination locks for easy access. For added security, the code changes after every guest. KITCHENS The kitchen should be amply equipped to comfortably cook and serve guests up to the maximum occupancy at the home. We provide an initial supply of coffee, tea, creamer, sugar, salt/pepper, cooking oil, dish soap, hand soap, dishwasher pods (if applicable), trash bags, sponges and paper towels. BATHROOMS There should be enough clean towel sets (bath & hand towels, wash cloths) for every guest up to the maximum occupancy at the home. We also provide an initial supply of shampoo, conditioner, body wash, hand soap, and toilet paper. There should be at least one hair dryer in one of the bathrooms. LAUNDRY A washer and dryer are available in each home for guest use, along with an initial supply of laundry detergent and liquid bleach. PARKING Parking is available within the garages and driveways. Guests may also park on the street, but should make note of any posted parking restrictions. ENTERTAINMENT The homes are equipped with hi-speed WiFi and an HD Smart TV. Guests are welcome to log in to their own streaming services accounts. HEATING/COOLING This homes are equipped with heat and AC. BARBECUE (BBQ) GRILL A propane barbecue (BBQ) grill is available for guest use at one of the homes. Guests are responsible for cleaning grill before and after use, and for providing propane if needed. We offer a clean and propane delivery service for $75 with 3 business days notice. WORKING WHILE YOU STAY? One of the homes is equipped with 2 dedicated workstations with working surface and chair, as well as WiFi. EXTRA SERVICES/OPTIONS Pack-N-Play (PNP) available upon request with 3 business days notice. IMPORTANT: Guests should bring their own bedding for the PNP. Upon advance request and approval, we can arrange to have the following items added to your reservation for your stay. If this property is not a fit, contact us about our other homes. AGREEMENT ADDENDUM: The following serves as an addendum to the reservation and rental agreement entered into between the parties via the website of the company used to complete the reservation, as well as its affiliate sites. BOOKING POLICIES * Stays of 3 weeks or more require professional cleanings every 2 weeks. There is an additional charge per cleaning per home/unit, which will be collected after the reservation is confirmed as booked. * Reservation cancellations: As per booking website. We do not offer refunds beyond those outlined in the cancellation policy on the booking website. * Reservation changes: we take changes only at our discretion, and may charge a change fee. HOUSE RULES + EXTRA CHARGES * No smoking (anything). Violation of this rule will result in immediate eviction, forfeiture of rent, security deposit, and $250 fee for odor removal. * No parties/events/gatherings. Only the people listed at the time of booking are allowed to be on the property without prior written permission. Reservation may not be sublet. Unauthorized parties/events/gatherings will result in immediate eviction, forfeiture of rent, security deposit, and extra charges for deep cleaning and damages. * No pets unless explicitly indicated as allowed in the listing. * Quiet hours are 10pm-8am. Noise complaints from neighbors at any hour will result in $300 charge per complaint, eviction after second complaint. * No using fireplace(s) unless explicitly stated as OK in the Renter's Guide, or burning anything inside or outside the home, including candles and incense. Doing so will result in $150 charge, plus any damages caused. * Do not move any of the furniture or décor. Extra charge of $250 applies for violation, plus any damages. * Guests are responsible for following garbage protocol outlined in Renter's Guide. Not putting bins out for collection, putting waste in the incorrect bins resulting in the city not collecting, or leaving excess garbage in this home will result in $50 for each violation. * Guests are responsible for maintaining the cleanliness of the home during their stay. Excess mess within the home beyond reasonable use will result in $75 charge per extra hour required to return the home to the condition it was in upon your arrival. (The pre-paid cleaning fee covers 3 hours of our cleaners' time.) * Guests must return all keys, parking passes, garage remotes etc that were provided at the start of their stay, and will be charged for the cost of replacement if not returned. Cost varies depending upon the type of item, but ranges between $100 and $250. * In the event personal belongings are left behind and our staff need to coordinate their return to you, a $40 processing fee will apply, plus any shipping costs. Guest access Guests have exclusive access to both homes and grounds. Garage is not currently available for guest parking. Other things to note ✅ ID & REGISTRATION Verified Guests Only: The person booking must be staying at the property (no third-party bookings). ID Requirements: All adults entering the home must have an Airbnb ID Verified account or provide a photo ID. Profile photos must match the guests arriving. Guest Count: Only registered guests are allowed on the property. No outside visitors, gatherings, or parties. Please ensure your guest count is accurate for correct pricing. ⚡ ENERGY & THERMOSTAT Guidelines: To support CA conservation, please set thermostats to 68–70°F (Winter) and 75–78°F (Summer). Energy Cap: We cover up to $10/day. Excessive use (running units at extreme temps or with windows open) will result in surplus charges. Space Heaters: Never leave space heaters unattended or running while sleeping. 🧼 CLEANING & CARE Tidy Stay: We don't ask for long chore lists, but please leave the home in a tidy condition. Additional Fees: Extra charges apply for large amounts of unwashed dishes, greasy stoves, moving furniture, animal messes or odor removal (smoke/food). Additional cleaning will be $75 per hour. Long Stays: Bookings over 21 days require a mandatory mid-stay cleaning/linen refresh at the guest's expense. Some extended stays may require multiple additional cleanings. The cost will be $150 per occurrance. 🤫 NEIGHBORHOOD ETIQUETTE Quiet Hours: 10:00 PM – 7:00 AM. Security: A security camera with sound is located at the front entrance/pathway and will be active during your stay. 📦 MAIL & DELIVERIES No Mail: Do not use the home address for mail or packages. This is strictly prohibited to prevent tenancy claims. Please use a local Amazon Locker or PO Box or meet your delivery driver on the street. Any boxes must be flattened and recycled. 🛏️ SLEEPING ARRANGEMENTS Review photos for bedroom layouts. Extra mattresses for common areas are available upon request. Common area beds are DIY setup unless requested in advance. ⚠️ Note: Violations of these rules may result in immediate cancellation of your booking without a refund.
