The space This duplex is part of an exclusive, gated, North Fondren, 18 unit, mid-century duplex development that has been re-imagined and upgraded. The community is just south of Banner Hall and north of The Barrington luxury high rise condominiums. MAINTENANCE AND ISSUES: Please report any maintenance needs for the premises to us and we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to heating and air conditioning, internet, appliances, plumbing, and the television. Guest access Guests will have exclusive and private access to the entire 1-bedroom duplex. Your private space includes: * The entire interior of the home. * A private patio with two chairs, offering a peaceful spot to enjoy the outdoors. * A designated parking space located conveniently right at your back door. Entry is simple and secure with a smart lock, allowing for flexible and contactless self-check-in at your convenience. We provide you with a starter pack of items for the house. We do not provide restock items. You may also encounter a few lady bugs indoors. These get in at times when the doors open and there isn't much we can do about them except shoo them out. We have regular pest control services. Please note that we are in Mississippi and we co-exist with mosquitoes here in the hot months. Although we do employ mosquito control methods around the property, chances are you will still encounter many of these suckers. We recommend bringing and using bug spray when spending time outdoors. **Guest is required to sign a Rental Agreement. Security Hold $100. House Rules: No smoking in our property - $500 charge if we find evidence of smoking including the smell of smoke in the property No events or parties. You will not be refunded for your stay if you have a party and are asked to leave early. There may be up to a $1,000 charge for any clean-up or broken, destroyed, or stained items as a result of a party or an event. Pet policy: Maximum of 1 dog under 20 pounds allowed and must be over a year old. No cats. Host is highly allergic to cats. Well trained dogs only. Use of piddle pads is not accepted. Pet must be crated when left alone. Pet is not allowed on furniture, beds, linens, throw blankets, or throw pillows. No aggressive breeds allowed per our insurance. There is no fence. Non compliance to our pet policy will result in immediate cancellation of your reservation with no refund given. No visiting animals. We will charge an additional $150 per animal if you bring in an additional animal into the property. If you bring an animal you claim is a service animal but does not fit the ADA's requirements, we will report you and there can be a penalty up to $1,000 and up to 6 months in jail. We take this very seriously. Other things to note ***Our cleaners are cleaning by the CDC Household Cleaning Standards*** ONLY flush toilet paper down toilet. No flushable wipes. You have a designated parking area that is right by the back door that is super convenient. Guest parking is on the left of the parking area. The guest also has street parking. There is no mailbox for this property. The local Post Office provides a PO Box for $55/3 months.
