White Water Rafting & Paintball: 7–12 miles (15-20 mins) – High-adrenaline adventure on the Lehigh River. Pocono Raceway: 15 miles (22 mins). Ski Resorts: Jack Frost, Big Boulder, and Blue Mountain are all within a 25–30 minute drive. Water Parks: Kalahari and Camelback are roughly 35-40 minutes away. 📝 Essential Details Pet Policy: Up to 2 well-behaved pets (under 50lbs each) are welcome! Convenience: Main-floor laundry, keyless entry for easy group access, and all linens/sheets provided. Parking: Plenty of space for multiple vehicles. Experience Sparrow Lane Ranch—where luxury meets the mountains. To give you peace of mind when booking, we strongly encourage purchasing travel insurance. This helps protect your trip in the event of unexpected changes, as we must adhere to our cancellation policy. Guest access Gold simulator room locked until waiver is signed. The rest of the house is available for guest use with the exception of two locked owner's closets. Other things to note Check-In/Check-Out Times - Tenant agrees that they will not occupy the home before 4PM on the check-in date and that they will completely vacate home by 11am on the check-out date. These times maybe modified only with express written permission from owners. Tenant agrees to pay a fee of $150 for violating the check-in / check-out times. Maximum Number of Occupants - Tenant agrees that no more than 14 people may occupy the home. Tenant understands that exceeding the maximum occupancy will result in immediate eviction and agrees that Owner may retain all rent, damage deposit and fees. Smoking- Tenant agrees there will be no smoking of any kind allowed within any part of home. Smoking will include smoking of any tobacco or other products as well as hookahs and ecigarettes or similar devices. Tenant’s Guests – Tenant agrees to be responsible for their guests and invitees and the guests and invitees of Tenant’s guests and invites. This means that Tenant will be liable to Owner for any damage caused by such guests and invitees, or for any violation of these rules (for example, smoking). Fireworks- No fireworks of any kind are permitted within the community. The homeowner’s association fine for fireworks or outdoor fires is $500. Without limiting Tenant’s obligation to pay fines resulting from Tenant’s violation of the homeowner’s association rules, Tenant agrees to pay such fine directly to the homeowner’s association should a fine be imposed. If Tenant fails to pay the fine, Owner will have the right to pay the fine and seek reimbursement from Tenant. Minimum age of Renter - The home will not be rented to anyone under the age of 25. If Renter is found to be under the age of 25, Renter agrees that reservation can be cancelled with no refund of rental fee. Drinking Games- Tenant agrees that any evidence of drinking games such as beer pong being played within the home will lead to a full forfeiture of tenant’s damage deposit. Tenant agrees that no kegs of beer (half/quarter/sixtel) will be used, stored or placed inside the home at any time during tenants stay. Pets – Dogs less than 50lbs are permitted with a nightly fee of $50. Tenant is responsible for cleaning up after any animals they bring with them including, but not limited to pet hair, waste, and food inside and outside of the house. Dogs are required to be leashed when outside of the property. No animals on the furniture. Any damages or extra cleaning will be taken from the damage deposit. Garbage- It is Tenant’s sole responsibility to remove all trash and food products from home and property at time of check-out and all garbage/trash will be placed in instructed location which will be provided with your check in information. Tenant agrees that failure to remove all trash and or food items from the property will result in a disposal fee of $100. Cookware – Tenant agrees to clean all utensils/cookware/flatware/silverware and return to appropriate location in cabinets prior to vacating property. Linens – Linens are provided as part of the rental. Tenant understands linens will be within the home, but it is their responsibility to place the linens on the beds upon their arrival. This is done so that it is known which linens have been used upon check out to avoid laundering linens unnecessarily. Damages- Tenant agrees to pay for full replacement and repair of all damages incurred at the property, to the home and to the contents of the home during their rental period. Owners will notify tenant of any deductions from the damage deposit within 7 days of vacating property. In the event the damage deposit is not sufficient to cover the cost of the replacement and repair, Tenant agrees to promptly pay Owner upon written demand. Property Owner’s Association- Tenant agrees to comply with all rules and regulations of the Property Owners Association. Upon written notice, Tenant will pay any fine imposed by the homeowner’s association resulting from Tenant’s violation of the homeowner’s association rules/regulations. If Tenant fails to pay the fine, Owner will have the right to pay the fine and seek reimbursement from Tenant. Release of Liability – Bear Mountain Real Estate, LLC (“Bear Mountain”) is acting solely as a marketing agent and is not the property manager. Tenant understands and agrees that Bear Mountain has not inspected the property and makes no representations or warrantees about the condition of the home or any personal property located at the home. Tenant agrees to indemnify and save and hold harmless Bear Mountain, its owners, officers, agents, employees and contractors from any and all loss, liability, damage or cost tenant, their invitees and invitees of invitees may incur due to tenant’s occupancy of the home. ASSUMPTION OF RISK: By conducting in -person real estate activities during the COVID-19 pandemic, all persons fully assume any and all risks that result from entering properties for sale or lease, as applicable, including but not limited to risks arising during showings, inspections, and all other in-person access. SELLER, LANDLORD, BUYER, TENANT, ALL BROKERS, their LICENSES, EMPLOYEES and any OFFICER or PARTNER of any one of them and any other PERSON, FIRM or CORPORTATION who may be liable by or through them, will not be liable for claims, losses or demands, including, but not limited to, personal injury and property damage and all of the consequences thereof, whether known or not, which may arise from the physical presence of people on the property.
