Water's Edge luxury suite with amazing waterfront views, Suite C-204, accommodates up to 6 guests (See The Space below) with two bedrooms and two bathrooms located on the North Fork of Long Island at The Cliffside Resort Condominiums in Greenport, New York. As the owners of Suite C-204, my wife and I take pride in welcoming you to our personal getaway retreat, which is truly la crème de la crème within the preferred Water's Edge category offering you one of the best all season panoramic waterfront views in the entire complex. The resort is well maintained and feels like it is brand new. Each of the 68 condominium suites are individually owned, decorated and maintained. Similar units my not be similar at all. Our Water's Edge luxury suite is in the waterfront Captain's Roost Building on the second floor. The unobstructed views of the Long Island Sound and Connecticut from the master bedroom and its balcony as well as from the living room and its separate private covered deck are breathtaking. The stairs to the beach are located just yards away from the suite's rear stairway. At approximately twenty feet above sea level, the bluff is just the right height to offer both fabulous panoramic views and access to the beach below. The master bedroom has two sliding glass doors, one leading to a balcony and one leading to the private covered deck. Only a limited number of units have a master bedroom with two screened sliding glass doors that let the light and sea breeze pour in and a balcony that faces the water. If you love romantic sunsets, the balcony off of the master bedroom offers one of the best all season waterfront views to the west in the entire resort. Magnificent water views can be seen from the living room pullout couch that sleeps two. Suite C-204 is in the Captain's Roost Building and offers a panoramic view that feels surprisingly secluded. The feeling of romance and privacy is enhanced by the separation of the Captain's Roost from the reception building, pool area and the other waterfront building. The master bedroom has a queen sized bed. The second bedroom has two extra length twin beds. The couch has a pull out full sized bed. Although the unit can theoretically sleep 6 people, think carefully if you are considering six adults for more than a long weekend. The indoor and outdoor dining tables accommodate 4 people each. Make your own decision as to whether the space is adequate for six based on how you intend to use it and the personalities in your party. For some groups that is part of the fun, for others, not so much. The kitchenette is stocked with pots pans and cooking utensils suitable for preparing simple meals, dishes, glassware a Kureg and a drip coffee maker, toaster, two burner electric stove, 5.1 cubic foot refrigerator and dishwasher. For the convenience and comfort of our guests, we provide, a DVD player, a third TV, a folding laptop table, a sturdy step ladder and a small vacuum and some cleaning supplies. Guest access Full access to condominium property, private beach, pool (seasonal with set hours) and coin operated washer and dryer in the basement. Guests are permitted to use whatever consumable items are in the condo such as paper plates, plastic table ware, paper towels and napkins, condiments, and the like. Waterfront Condo C-204 at the Cliffside Resort is authorized and required to collect the Hotel/Motel Occupancy Tax Pursuant to Chapter 523, Article II of the Suffolk County Code. My Tax Identification number is HMT23-272. The Certificate of Authority is available upon request. I am required to maintain a guest register, accordingly, guests must provide their home and e-mail addresses. New York State Sales Tax: Under the New York State Department of Taxation and Finance’s policy, rent received for occupancy of a bungalow (a single-family living unit with its own kitchen, bathroom, and sleeping rooms that is rented fully furnished e.g., cottages, condominiums, beach or lake houses, etc.) is not subject to the sales tax on hotel occupancy as long as no housekeeping services, food services, or other common hotel services (including entertainment or planned activities) are provided. This policy does not apply to the Suffolk County Hotel Motel Occupancy Tax. My written refund and cancellation policy is available below for your review prior to making to the reservation. My refund policy is also detailed in the House Manual which is available to your during the 48 hour risk free cancellation period. If you do not cancel your reservation during the 48 hour period, you will be bound by my refund and cancellation terms. The outdoor pool is open from Memorial Day to Labor Day weather permitting. The pool is only open on weekends in June. Weekend minimum stays include both Friday and Saturday nights and either Thursday or Sunday night. Guest wishing to split Friday and Saturday night must pay the higher weekend rate for two nights and the lower weeknight rate for one night. Weekend nights are never discounted. Weekend minimum stays may also include Sunday when Monday is a legal holiday. Weekly discounts (for stays of 7 or more nights) are applied to Sunday to Thursday nights only. Weekly stays generally run from Sunday afternoon to the following Sunday morning. Higher weekend rates may be applied to the night before holidays falling on Monday through Friday. Requests leaving difficult to fill gaps in the calendar may be declined. Bookings cancelled by the guest at least 60 days before the start of the stay will receive a 100% refund reduced by nonrefundable reservation intermediary fees. Bookings cancelled within 60 days before the start of the stay may receive a partial refund of payments received. Partial refunds of payments received are calculated as the lesser of (i) the payments received reduced by nonrefundable reservation intermediary fees and (ii) the excess of the payments received plus the replacement rent received allocated in my sole discretion to the cancelled rental term less the cancelled rental.
