The primary bedroom is on the main floor with a King, smart TV, and closet. The second bedroom is on the main floor with a Queen. Upstairs is the flex room — a Queen on one wall and a Twin on the opposite wall, good for kids who want to be together or an adult + child combo. The kitchen is full-size — not a galley. Full fridge, full stove/oven, dishwasher, coffee maker, and enough counter for a real dinner. The dining table seats the full household; the living room has a smart TV and room for everyone. Out back is the real selling point. A hot tub inside a fenced yard, a patio with benches and a gas grill, and mountain views over the fence line. Dog owners don't have to leash up. Kids can be out while parents cook. The home is a 30-second walk to Harrison Avenue — every Leadville restaurant, coffee shop, gallery, and museum is within 5 minutes on foot. Ski Cooper is 25 minutes north; Copper Mountain is 25 minutes east. Guest access Guests have access to the entire home and the fenced backyard. The garage and basement are not part of the rental. Check-in details and the Traverse digital guidebook are sent via email prior to arrival — please look for the message from Traverse Hospitality. Other things to note • License #002088. • Elevation is 10,152 ft — altitude affects some guests (headache, nausea, poor sleep the first night). Drink more water than you think, ease into the first day, and consider travel insurance if you're prone to altitude illness. Refunds cannot be offered for altitude sickness. • No air conditioning — Leadville summer nights typically drop into the 40s–50s and A/C isn't needed. • The fireplace is decorative only — do NOT use. Please don't attempt to light it. • Pet policy: 2 dogs maximum. $70 + tax for one dog, $140 + tax for two. Pet fee is collected via the Traverse digital guidebook after booking. • Parking: street parking in front of the home. In winter, watch for temporary snow-removal signs and move your vehicle if posted — City of Leadville tickets are real. • Staying in the mountains means occasional small wildlife, insects, or critters — keep doors closed when possible. The home is professionally treated and cleaned between every stay. • The check-in guidebook link is emailed separately from the platform booking confirmation — please watch for it. That's the only way to receive door codes, upgrade services, or submit the pet fee. • Quiet hours: 10 PM – 8 AM, per City of Leadville STR ordinance. * For stays longer than 15 days, a mid-stay cleaning is required and an additional fee of $150 will apply. This helps us maintain a high standard of cleanliness and ensures the home stays comfortable for the duration of your stay.
