The kitchen is fully equipped to handle the culinary needs of your group. Tile counter tops and breakfast bar seating allows everyone to get in on meal prep. This kitchen if fully furnished and has all the pots, pans, cooking utensils, dishes & silverware you need. Crockpot, Keurig, Coffee pot, toaster, griddle, blender & Margaritaville Frozen Concoction Maker are all available for your use as well as the usual kitchen appliances, including microwave and dishwasher. If you can use it in the kitchen we have it! There is a pantry so you can do your shopping on the way in and not have to head into town for a week. Living/Dining Ditch the splintery picnic table and relax on our comfy sofa and recliner while soaking up the AC in the midday heat. The open space living room/dining room with WiFi, Firestick, and HDMI enabled television allows you to keep the group together, whether you are watching a movie, playing an epic board game, or cooking a large meal together. Star Gazing on the Back Patio This is where the stars come to shine. After grilling up dinner on the gas grill and roasting marshmallows around the fire pit, take the telescope to the patio and watch the stars. See if you can name the constellations, or just convince someone that “the Fluffy Bunny is totally a constellation”. We also have horseshoes, cornhole and washers available for you to play on the lawn while you wait for the stars to appear. Week-long family tournaments are encouraged. We do not offer refunds or discounts if you happen to see bugs/pests/wildlife/non-venomous and venomous snakes that you are not familiar with or may scare you. Adults Exclusive/No Pets Due to wildlife and livestock in the area, we do not allow children or pets on the property. * The property is equipped with 3 outdoor surveillance cameras to monitor the exterior doors and outdoor areas. One is located at the front entrance pointing towards the front porch, 1 located at side laundry entrance pointing towards yard, and 1 located on side patio off master pointing towards yard/patio and are actively recording and monitoring the property. Security cameras monitor 24/7 while no guests are in the home and may be monitored to count the number of guests entering the home and to see if service providers show up, or if we get noise complaints from neighbors or our housekeeper calls about excessive guests or vehicles. We turn off notifications and do not monitor the security cameras while guests are in the home for any other reason. We want our guests to enjoy their privacy. However, we will continue to make sure the home is always comfortable and functioning properly for our guests. *We suggest guests purchase "cancel for any reason" travel insurance if you are thinking you may have to cancel due to covid or any other situation. Unfortunately we cannot act as your insurer and reservations cannot be refunded when they are outside the cancellation policy. Refunds will only be processed if there are specific travel regulations in place that will affect your trip or if more than half of your adult guests, or your children, have tested positive within 15 days of the check in date. This home is 11 miles from the nearest gas station and about 30 miles to the nearest grocery store. It is in your best interest to plan ahead and bring everything you will need for your stay so that you can stay put and enjoy your visit. HEB & Walmart in Pleasanton offer curbside pickup for groceries and merchandise. Granzins, a great local meat market in Pleasanton is highly recommended. A firepit is provided as well as some wood to burn. If it is windy, dry conditions are present, or a countywide burn ban is in place, please do not use the Firepit. Only use wood in firepit. Do not leave Firepit or Gas Grill unattended when using. We do not subscribe to a cable TV service, but we do have smart TVs They are loaded with several apps for viewing. Feel free to bring your username and passwords to your subscriptions (Don't forget to log out before you leave).   We are on well water & septic. Please be mindful what goes down the drains, as there is no garbage disposal. Do not flush anything other than toilet paper in the toilets.
