Interior has high end furnishings and quality decor. The Living room has a new Pottery Barn leather sofa and additional seating (not shown in photos). Other furniture and art was curated locally. Even during the winter months, this house can be enjoyed to the fullest! All bedrooms have blackout curtains or blinds and an assortment of feather down and down alternative pillows. Mattresses are plush and oh so comfortable. Two of the bedrooms have ensuite bathrooms, the third bedroom has a full bath just down the hall. Primary bathroom has frosted window for privacy (not shown in photos.) Soaps, shampoo and conditioner, and lotion are all provided. There is a sofa bed in the den that converts into a full-size bed. There's an open concept, fully stocked kitchen, including **coffee bar** with a selection of K-cups/coffee pods for the Keurig coffee maker, as well as creamer and sugar. If you'd prefer to bring your own coffee, there is a French Press and electric tea kettle. We also have a large Cuisinart coffee maker, please let us know if you’d prefer to use it. There are many pantry items like flour and salt, iced tea, and condiments, spices, olive oil and S&P. The pool is open/available to use year round but is not heated. Hosts cannot guarantee or control the temperature of the water. The pool is serviced & cleaned every Wednesday morning. Hosts cannot guarantee that there won’t be leaves or other debris in the pool, a pool net is provided for guest use. The outside deck is multi-level with steps and there are additional stairs down to the pool deck. But the home itself is one story. There is outdoor dining for four plus additional seating on deck with 6 lounge chairs on the pool deck. Family friendly! Plastic kids cups, plates and utensils provided. Board games. High chair and pack and play available upon request. Three (3) night minimum for holiday weekends. There is no fire pit at this property and we do not allow guests to make fires on the property. Sorry parties and pets are not permitted. No Smoking. Very close to many wedding venues and lots of activities! The entire house will be yours for the duration of your stay! Enjoy access to all rooms and closets with the exception of the garage and hallway supply closet. We will be available before and during your stay if you have any questions or concerns. At night you can sit outside and hear nothing but a symphony of crickets and cicadas. We are only 1 mile from downtown Dripping Springs (Mercer Street) where you will find coffee shops and cafes, wine tasting rooms, and Hudsons on Mercer for live music. Less than a 10 minute drive to Twisted X Brewery, Bell Springs Winery, Dripping Springs Distilling, Treaty Oaks Distillery, Fox 12 Brewery, Fitzhugh Brewery (great playscape for the kids), Route 12 bar and restaurant, Texas Hill Country Olive Oil Company, and many other popular venues with food and drinks. Approx. 15 minutes to Hamilton Pool Preserve, 45 minutes to Fredericksburg and 25 minutes to Lake Travis, 14 miles from the quaint town of Wimberley, which also has many great restaurants, cafes, and tasting rooms. Close to many wedding venues!! Plenty of parking in the circular driveway. Please do not park in grass. Uber does not readily service the area but we can provide the contact info for a local car service. Early Check-In or late checkout is $100 when available. Advanced notice and approval required. Please inquire about availability. There is a $150 fee for unauthorized late checkouts.
