CIN IT054013C2CU031184 The space The house is located in the green heart of Umbria's Upper Tiber Valley, 16 km from the delightful Medieval/Renaissance town of Città di Castello, and just a short distance from the border with Tuscany (Cortona, Monterchi, Anghiari, Sansepolcro and Arezzo) in one direction, and from Gubbio, Perugia, Assisi, Todi and Spoleto in the other. The property is a very light and airy, attractively furnished stone-built house with fenced front garden. On the ground floor there is the kitchen/living room area and a small bathroom, with large windows affording attractive views of the surrounding countryside and nearby village and abbey. There are two tastefully furnished bedrooms - one with double bed and the other twin-bedded (the two single beds can be joined to form another double bed if required), and a bathroom with shower unit. The kitchen area is fully equipped (fridge, dishwasher, washing machine, dining table & chairs, etc.). In the front of the house there is an outside portico with large table and chairs overlooking the front garden, and a paved area all around the house. In the evening the air cools and during the summer the house maintains a pleasant temperature. The swimming pool in the rear garden is open from the 1st of JUNE to the end of SEPTEMBER and is 12 metres long and 4 metres wide, guests' access is directly from the house and our access is at the bottom of the rear garden, on the opposite side, about 18 metres away. There are 2 solarium, one is attached to the house and is in the guests' exclusive use, with sunbeds, umbrella and table reserved to them only; the other is on the opposite side, 12 metres away, with sunbeds, umbrella and table reserved to us. The house is part of a 5 hectare property on the edge of the woods, and is 50 metres from the main house, where we live. There is a well-kept gravel road (600 m.) leading up to the two houses and a parking space outside the Lodge. Guest access Guests have exclusive use of the lodge, front garden and panoramic terrace. The owners, who live in the main house just a short walk away on the hill, are generally on hand should guests require any help or information during their stay. The house is a 20 minute walk from the village shop and bar, along a quiet track and road. There is also a bus service into the nearby town of Città di Castello, and trains from Trestina (5 km away) to the city of Perugia, and to the towns of Città di Castello and Sansepolcro. Other things to note Città di Castello, situated 16 km from the property, is a beautiful Medieval/Renaissance town with a lot to offer visitors in terms of history, entertainment, music, good restaurants and wine bars, and various sports facilities for the more actively inclined. It is home to the Alberto Burri Museum displaying the works of the famous local artist. In early September each year the town hosts the international music festival "Festival delle Nazioni", and during the course of the year numerous other festivals and shows are organized locally including a truffle festival, wine festivals, and a national horse show. Then there is the beautiful nearby medieval village of Montone (10 km) which each year organizes an international outdoor film festival (July), a week-long medieval feast and pageant (August), and an autumn food festival (October). Other local villages and towns all organize festivals and events during the course of the year, each with a different theme. Città di Castello also has comfortable thermal baths, opened from June to October, located in a green and cool area with tennis grounds and an outside swimming pool in addition to the inside structures. It is also possible to go hiking in the beautiful Appennine mountains, through a wide network of trails, some of which are connected to the "Sentiero Italia", that goes all across Italy.
