Studio Annexe: Brighton City & South Downs <15mins

This lovely Studio Annexe is located above our detached double garage 15 minutes drive from central Brighton and minutes away from the countryside of the South Downs. The road is very quiet & private, with free off street parking. Great transport links by car (A23 & A27 both accessible within minutes), and there’s a good bus service to central Brighton and the seafront which takes about 20mins. The space This stylish and affordable Studio Annexe (nicknamed Courtside Cabana owing to its proximity to our basketball hoop) is perfect for couples, professionals, young families or friends. Thoughtfully arranged with its own private entrance, clean kitchen, and en-suite shower room. The space is perfectly positioned for those wishing to experience the vibrant culture of Brighton, as well as those seeking a relaxed break with easy access to the wonderful walks & cycle routes of the South Downs. Whichever type of vacation you prefer we hope you enjoy it based out of our private, quiet, and relaxed location. STUDIO ANNEXE LAYOUT (see floorplan photo) - the annexe has 1 main room comprising bedroom/ dining/ kitchen, and a separate shower room. Its built into the eaves of the garage roof and as such has sloped ceilings on both sides (it’s full height in the centre but towards the edges is lower - see photos for details) KITCHEN: The kitchen has a fridge-freezer, microwave, breakfast area (butterfly folding table with 4 chairs), kettle, toaster, coffee machine, salt & pepper, glassware, cutlery & crockery. MAIN ROOM: Bed - Premium memory foam mattress with freshly washed cotton sheets. Dining/ working/ relaxing area - butterfly folding table with many configurations, and 4 chairs 2 velux windows flood the room with light - both have blackout blinds. BATHROOM: A small but perfectly formed room comprising toilet, sink, shower, mirror. Fully stocked with everything you’ll need for your stay. Just a note on head height - the shower & toilet are both full height, but the basin/ cupboards are into the eaves a little so perfect if you’re on the shorter side 😊. TRANSPORT & COMMUTER LINKS: - Car: fantastic transport links with both the A27 (travelling east/ west), and A23 (travelling north) accessible within a couple of minutes. - Public transport: bus stop is a 5min walk away. Brighton beach, City centre, the Laines are all a 20min bus ride away. PARKING: - Free off street parking for 2 cars. NEARBY: - Local supermarket & cafe’s (5-10min walk) - Devils Dyke (10min drive) - Universities/ Falmer (10min drive) - Park & playground (10min walk) - Seafront (20min bus ride) - Brighton train station with direct onward trains to London (20min bus ride) - Shopping areas: Churchill square & the Laines (20min bus ride) - i360 viewing platform (20min bus ride and short walk along seafront) - Gatwick airport (30min drive) - Seven sisters (45min drive) YOUR STAY INCLUDES: - High speed Wi-Fi - 24/7 check-in - Use of the garage for secure storage (bicycles etc) - All the kitchen & bathroom equipment/ toiletries you’ll need for your stay (if you’re planning something special/ fancy making a cake etc just let us know ahead of time and we’ll make sure you’ve got a mixer/ blender etc on hand) - Baby & kids toys, cot, hair dryer, extra towels/ pillows, office chair to turn the dining table into a workstation, books, iron, beach accessories, additional kitchen equipment (all available on request). - If there’s anything you need/ like that’d make your stay more enjoyable that isn’t mentioned please just ask, if we can find it you’re very welcome to use it. CLEANING POLICY: We deep clean and disinfect between each stay (min 48hrs between stays). Guest access Entire Studio Annexe - Bedroom/ Dining area, Kitchen, En-suite shower room. Garage - storage area for bikes etc. Patio area - to stretch your legs, have a morning coffee, or you’re more than welcome to use the hoop for a little basketball practice (to ensure a quiet & relaxing stay the hoop won’t be used by us for the duration). Please note these outdoor areas are used regularly by us and are therefore not private… the upshot being there will always be someone to give you a push on the swing 😉 Driveway - parking for 1 car (if you have multiple cars please let us know ahead of time and we can easily move ours to make space for a 2nd car) Other things to note Our house is located at the top of a short but steep hill, and has stairs up to the Annexe hence if you struggle with hills/ stairs it’s probably not appropriate.
