Looking for a big place to relax and enjoy with your friends and family? Our Sunset Cabin has 2,000 sf, four bedrooms, 1 full, 2 half baths... and is on Lake Champlain... Beds for 10 people but plenty of space for more... and those sunsets... The space Great, large rustic cabin (all but boat/sun room built in 1910) includes fieldstone fireplace, large sun room on the water, plenty of land for privacy, great fishing and sunsets. The rental also includes a dock and the use of watercraft - rowboat, canoe, three kayaks, pedal boat, paddle board, boogie boards... more rocky than sandy so we also have an assortment of water shoes for those who would prefer to use them. Heated with hot air propane furnace (or fieldstone fireplace :0)). Great place to relax, have fun or both! First floor is all on one level making it easy access for those who have trouble walking (but fairly narrow doorways make moving in a wheelchair challenging). Not even one step up to enter. Waterline would require stairs down or a ginger walk down the boat ramp. Upstairs is a converted attic with drop down stairs and has two bedrooms with a small half bath/wash closet, new flooring and a total of three beds per room. Queen and double bedrooms are on first floor. Note... this is an old, rustic cabin on the lake. It's not a fancy, sparkling condo or new construction. That said, while It has has some uneven floors and other imperfections, it's seen a lot of remodeling (see scrap book) and is a great place to relax with family and friends. And being an older place near water a bug or two is very likely so if you’re anti bug this may not be the place for you. Water inside the cabin is potable from a well not the lake. We do have a gas grill and available charcoal grill for your use. Fire pits/seating area and older concrete patio outside but no deck. On a dirt road wide enough for one car with cow/horse pasture across the street. only two more properties further down the road so very private with little to no cars going by. To answer a common question... Water levels and swimmability (is that a word?) vary. May and June the water is normally high (no beach). Great for putting in smaller boats via the ramp (ramp is too steep for larger boats but convenient launch just down the bay) - nice but cold water. Late June the water starts to warm up and swimming is great. July is normally ideal - usually still not much of a beach but warmer water. Beginning of August is also normally good but towards the middle and end of August water levels will drop making it more difficult to put a boat in using the ramp (marina with access down the street) exposing a rocky beach, and by the end of August and into September weeds are usually present which would require putting on life jackets and going into deeper water to avoid them. And the bay can have some blue green algae in August/September. I can count on one hand how many times we've had it at our location in the bay in the past five years but it is a possibility (water turns green so it's easy to recognize). If it does appear it will normally only last a day or two at most - sometimes only a few hours. We did just get a dock but we do t have a boat lift so larger boats would most likely need to be taken out of the water overnight. There’s also a great marina five minutes down the road. If you want to bring your dog that should be fine but a heads up and prior behavioral approval required. No more than two dogs per stay and no pets allowed on the furniture. About 30 minutes to Burlington, 90 minutes from Montreal, close to lots of Vermont parks (including Kill Kare and Burton Island just a row or paddle away) as well as 15 minutes from St Albans shopping. Assuming you've made it through all this verbiage, extended stay discounts and adjustments to check in dates/times possible; feel free to inquire. NOTE: We have a supply of disinfectant and everything will be thoroughly cleaned/disinfected between guests. Guest access Fast Wifi (fiber - 50 mps). available (no cable tv); dock and boat ramp on site for the launching of your watercraft (launching becomes more difficult into August (or earlier depending on dryness) due to decreasing water levels; parking for six cars. Smart Roku TV 40”. We also have a small, stackable washer/dryer available and a Keurig. Other things to note We supply towels/washcloths, paper products, and all kitchen needs (including spices and basic condiments). Bed sheets and linens are also provided but will be left folded up on each bed for you to make whichever bed(s) you choose to use.
