This gorgeous unit contains a formal dining room, 1 master bedroom with a KING SIZE bed plus walk-in closet, a second bedroom w/ a queen size bed, and a 3rd bedroom with a large twin daybed & desk/workspace. It contains all of the amenities you need to enjoy your stay in Kitchener. This home is in an excellent neighborhood. Located just 4 minutes away from the Boardwalk Plaza. **Note: This unit is the primary unit/largest unit in a multi-unit home.** The space The Luxe Home is the perfect place to call home while you visit the local area for business, visiting family, major home renovations, or during the transition into a new home. We have designed this property with longer-term guests in mind. *Note - A past guest had mentioned how there was limited control over the temperature of the unit - we have recently added a dedicated Nest thermostat to the unit, to give our guests complete control over temperature! 5 Star Features: Professional "staging", premium king & queen mattresses, 55 in Smart TV (Netflix & Roku apps pre-installed), large kitchen, elegant formal dining room, in-suite laundry, 2 parking spaces included. Located in a quiet and beautiful neighbourhood.  What's Included at this Property: - 2 driveway parking spots (additional residential street parking is also available for visitors) - In Unit Washer/Dryer - Full-size fridge, oven, and cooktop - Microwave - Toaster - Blender - Classic coffee maker and a Keurig - Dishes, cutlery, and cookware - 55in Smart TV - Unlimited High-Speed Wifi Access - Bathroom and bedroom linens, comforter, blankets, and pillows - Winter driveway shoveling and maintenance is provided after heavy snowfalls on our snow removal schedule, but any light maintenance or time-sensitive clearing can be completed to your preferred standard with the shovels and salt we provide.   Also! We provide for FREE at check-in: - Some basic kitchen supplies to get you started - Some house cleaning supplies, for the neat freaks out there hoping to maintain a clean space during a long-term stay **There is a strict no indoor smoking policy in effect for this unit. Please smoke on the outdoor patio provided. **PET RESTRICTIONS: Select pets are approved for stays at this property. Inquire for more info. All guests must disclose the presence of a pet prior to completing a booking to check if the pet is approved for stays at this property. Additional cleaning fees apply to non-hypoallergenic pet types. *Note - This is the upper unit and there is a unit below - please only inquire about this property if you are able to maintain a quiet space as sound/stomping does transfer to the home below and we want to ensure everyone is happy. As such, we generally do not recommend this particular unit for families with young children, loud pets/barking dogs, or groups of students as it becomes difficult to keep all guests/units happy when uncontrollable noise issues arise. We do our best to provide a five-star hospitality service alongside this five-star property. Therefore we encourage our guests to reach out with any questions or special requests prior to check-in. We're more than happy to do our best to accommodate your needs or help answer any questions, to make sure you have the most enjoyable stay possible at this property. Check out Rules: In the event that the guest is still occupying the unit 1 hour after the original check-out time without written permission from the host or without an official booking extension through Airbnb, a $50 late check-out fee will apply. If the guest is still occupying the property 3 hours after the original check-out an additional $100 fee ($150 total) will apply and at this point the host or co-host will take the appropriate measures to assist the guest in vacating the property. If a guest remains at the property beyond their check-out time without written permission and it stops the next guest from being able to check-in for their booking, the first guest is responsible for compensating the host for the trip disruption of their next guest in the amount of the next guest's full scheduled stay. Notes about Mail: Guests are not permitted to have any personal mail/letters sent to the address of this property, regardless of your length of stay. Please use alternative measures arranged through the post office to obtain your mail. Mail is not delivered directly to the property. It is inaccessible to guests and sent to a private community mailbox. Guest access Guests are permitted to access their driveway/parking area, the home, as well as a private outdoor patio with access off of the kitchen. Other things to note Please note that this unit is located in a large, detached, multi-unit, home. Other guests occupy the basement/backyard portion of the home. There could be some occasional sound transfer between units. This home may not be suitable for those who are highly sensitive to occasional sound transfer from neighbours, or who may have noisy group members/ pets (i.e. constant barking, as that may cause complaints from other guests). We want to be direct and ensure a positive experience for everyone and would encourage you to select a different home if similar scenarios like this apply. **PET RESTRICTIONS: Select pets are approved for stays at this property.
