2 Rooms in Beautifully renovated basement apartment exclusive use of Kitchen/Living Room/Bathroom/Entrance. 10 Year old House, Newly renovated 2 years ago. New Kitchen/Living Room new Stainless Appliances. Onsite Laundry, A/C, WiFi. Large room with Empty closet/dresser plenty of hangers, Window with plenty of daylight. Upstairs tenants are student age from India and will need access to laundry room from 7 to 9 p.m weekdays and 1 to 5 pm weekends. The space There is a large TV in the Living Room / Kitchen with a HDMI cable. There is not cable television. You must plug your own device into the HDMI cable if you want to watch TV. Plenty of Linens available, not necessarily new but clean and nice enough. Kind of an old dresser that does the job but not the nicest. Just being frank, I am a single guy and the bedroom decor sort of reflects that lol. The Kitchen / Living room though is quite nice . This is a great area of Hamilton, blocks away from James Street North, the new Hip/Hipster little area with great restaurants, cocktail lounges shops, art galleries etc. There is a convenience store literally ten meters outside the front door and a much larger one about half a block further. There is a grocery store, beer store, dollar store, car rental, restaurants 1 block away all on Barton. You can see the Shoppers Drug Mart from the front door. The Hamilton General Hospital is a quarter block away and there are buses that stop there every ten minutes taking you to the Mall and Hamilton Go Station, where you can get to anywhere you need in Hamilton/Niagara/Toronto via train and coach bus. No pets or children allowed. I had a small mouse problem last winter which I fixed and have been completely mouse free for four months, however there is still mouse poison green pellets and white dust under some appliances and along some baseboards behind couches and furniture etc. I do not want pets or children ingesting this so please no pets or children allowed at any time. If you want total exclusive access to the entire basement apartment that can be worked out as well. Again contact me and we can discuss. Upstairs Tenants quiet, don't drink/smoke, rarely home, work 20 hrs/day 7dys/wk. When they do laundry you barely notice them, they quiet and in and out quickly and retrieve their laundry immediately. Guest access Free Laundry, Free WiFi. Possible free parking.I am building a driveway in the front and two of my upstairs tenants have cars. So we will have to talk about parking. There is plenty of free street parking. You must allow upstairs tenants into the basement between 7pm and 9 p.m every week day and 1 p.m to 5 p.m weekends in order to do laundry. Also I may need to enter laundry room to use tools if I am doing renovations on the house or yard. I will alert you before I enter, and will only enter during the day usually only Friday - Tuesday. You can share the outside amenities with the upstairs tenants, i.e. deck, BBQ, patio etc. And when I finish front landscaping, front yard as well. They never use any of these amenities as they are always working. During your stay I am doing some work and sometimes would like access to the basement as the laundry room is also my tool room. I live in Toronto but tend to stay in Hamilton one-three nights per week.I will gladly show you around Hamilton or Toronto. Other things to note If you want an excellent review please wash the sheets and comforter and leave them in the dryer or on the bed before you leave, you don't have to make the bed just place the sheets on top of the bed and tell me that you washed them. Please leave every space especially Kitchen and Bathroom Clean before you leave. I have cleaning products, but you should bring your own laundry detergent or pods. Cleaning products can be found under the bathroom, kitchen and laundry sinks.
