Welcome to a new construction home that will be perfect for your stay. The house is over 2400 sq ft, 4 BD & 3 Full Baths, 2 large outdoor spaces which serves for the perfect spot for large groups or families. Fully stocked kitchen, 5 TVs (55" 4K TV), wine fridge, outdoor patios, and a roof top deck to relax and enjoy the amazing city skyline. Rental agreement contract can be found in "The Space" section. When you open the key less entry door you will be amazed by the open concept floor space. The living area has both a sofa and love seat for you to relax and enjoy the 55" 4K UHD TV. In addition, there is a the TV has a streaming device. There is a nice seating area which the table can accommodate 8 adults. The state of the art kitchen has all of your cooking essentials. The outdoor patio features a table with 8 chairs for your and your guests to sit outside and enjoy a nice meal. Outdoor patio usage is not permitted from 12:00am-6:00am. In the open concept kitchen area you will find a stairway leading downstairs you will find 2 Queen beds, 1 full bathroom and a 32" HD TV with a Chromecast streaming. Also on this floor there is a bar area with a sink and wine fridge. As you move your way through the upstairs this is where you will find the remaining bedrooms. On the second floor you will find 2 bedrooms each with a queen bed and a TV with Chromecast streaming. This floor also has a full bathroom with tub/shower. There is also a washing machine and dryer for your convenience. The 3rd floor is where the master suite is located. The bedroom has a king bed, a full bed and a seating area with a city skyline view and TV with Chromecast streaming. The master bathroom has a double sinks, a soaking tub and stand up shower. Last but not least is your pathway to the roof top deck. Here you will be able to sit and enjoy the city view. There is comfortable outdoor seating for 8 and don't worry as there is a fridge and sink located on this level. Rooftop deck usage is not permitted from 12:00am-6:00am. To protect the heating/cooling equipment, heating temperatures are in the range of 60-74 degrees F and cooling temperatures are in the range of 69-80 degrees F. For checkout, we just ask that you gather the bath towels and start the washer. Our cleaners take care of everything else. This allows us to keep our check in and checkout times. Additional guest fees apply after 8 guests as seen in pricing when booked. RENTAL RULES AGREEMENT 1. Smoking is NOT allowed anywhere on the premise, including inside the house, patio area and rooftop deck. A minimum $500 cleaning fee is imposed for violation of this policy for professional ozone cleaning. 2. The number of guests listed as the guest party is the maximum number of guests permitted in the house at any time, regardless of amount of time guests spend in the house. Unauthorized extra guests will be charged at a rate of $75/guest per night for the entire stay, regardless of the amount of time spent in the house. This fee will be taken out of the security deposit, through the resolution center or through the courts. Eviction may still occur for the violation of extra guests in addition to the extra guest penalty. 3. The house is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while in the house or on the property. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises. 4. External security cameras and doorbells monitor and record the entrances to the home. Guests acknowledge and consent to these security measures. Security cameras and doorbells can not be disabled, unplugged, intentionally blocked or tampered with. 5. Keep the property and all furnishings in good order 6. Only use appliances for their intended uses 7. Pets are NOT allowed. We suggest that service animals are disclosed by guests prior to booking. 8. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the units. 9.Check in is at 4:00pm of the first day of the rental period and check out is at 11:00am on the last day of your rental period. Early check in or late check out may be available at a rate of $30/hour. All early check in or late check out must be approved before the start of the reservation. Unauthorized early check in or late check out will be charged at a rate of $60/hour, rounded to the next hour. This charge will be taken out of the security damage deposit, resolution center or through the courts. 10. Government ID (current (non-expired) driver’s license if a US resident or passport if international resident) must be provided for check in information to be provided. Keys or door code will not be provided without proper ID verification. First and last name on the government ID must match exactly with the first and last name on the Airbnb reservation. Violation of ANY Rental Rules will result in immediate eviction with no refund. Guests acknowledge that the full payment is still due for a reservation even in the case of an eviction. When you book this house you will be able to use the entire house for your stay. This new construction home is located in Philadelphia on a family side street. There is some street parking available. It is easy to get around the city as our house is less than a $10 uber/lift ride to the art museum, liberty bell and Rittenhouse Square. Most guests will utilize this service rather than moving the car. The airport is approximately 20 minutes away during off peak hours
