The space Loon Talk Cottage on Clear Lake is a little piece of paradise on the Trent Severn Waterway System in the Kawartha Lakes Region. It is a 1.5 hour drive from Toronto (20 minutes north of Peterborough or 10 minutes north of Lakefield). It is well located with a private beach, southern exposure, and on a flat piece of property that is great for children of all ages. It is private and has a large front yard for playing activities such as volleyball, badminton, croquet, catch, bocce ball, etc. There is a fire pit near the shoreline with a large cauldron (great for lobster or corn) for your use. The expansive 137.5′ of shoreline offers excellent swimming or you can dive off of the 36′ dock. Two kayaks, a canoe, and sail board (without sail) are also available for your use. Every Wednesday and Sunday, the sail boats are sailing and racing out on the lake for your viewing enjoyment. Clear Lake is excellent for bass, pickerel, perch, muskie and carp fishing. Many large fish have been caught right off the dock. Guest access IINTERIOR DESCRIPTION Loon Talk Cottage is a non-smoking cottage that is very clean, cozy and well maintained. The front of the cottage consists of a great room including large kitchen, dining room and living room with windows across the entire front creating a fantastic panoramic view of Clear Lake. The kitchen is large and newly renovated including granite counter-tops, new oak wine barrel glass kitchen table, with a solid oak plank floor. It comes complete with fridge including water and ice cube maker, flat ceramic top stove, dishwasher, microwave, juicer, toaster, coffee maker, coffee bean grinder, high end pots and pans, a butcher’s chopping block, and reverse osmosis water system. The living room has a stone gas fireplace, sailboat shelving unit, new queen sized pull-out sofa, love seat, Satellite TV, stereo music player, Smart LCD–HDTV (with Netflix), unlimited WIFI and DVD player. The 3 bedrooms (3 queens) have recently been completely renovated with knotty pine, finished with a white pickling stain and all have a ceiling fan for those warm summer evenings. The 3 bedrooms and the 4 pc bathroom are located across the back half of the cottage. You can walk in from the beach for a swim or dive off the large 36’ dock into 10 feet of water. There are 6 parking spots. The large flat front yard is great for kids to play and for parents to keep watch. You can relax on the beautiful Armour Stone patio that has many Adirondack style chairs and 2 picnic tables or sit around the outdoor fire pit with cauldron down at the waterfront at any time of the day. There is an outdoor enclosed shower behind the cottage that is absolutely awesome to experience! If you are a cottager who would like to treat this “little piece of paradise” as your own and with respect, you are welcome to spend some quality time here. Premium Long Weekends: Victoria Day, Canada Day, Civic Holiday, Labour Day, New Years = $958/night Other Long Weekends: Thanksgiving, Family Day, Easter = $836/night Linens: King/Queen/Double $26.00, Single $16.00 Towels: $6.00 each Guest bunkie/sleeping cabin: 1 queen ($438.00 extra-includes 2 people) REQUIREMENT: Before accepting or sending an offer, we will request necessary personal & group information. With this information, a Cottage Rental Agreement (CRA) will be issued (containing property & booking details) that will need to be signed by all guests (age 18+) staying at the cottage. Please read below for a “sample" Cottage Rental Agreement + Liability Waiver. Terms and Conditions (Specific terms and conditions may vary according to each cottage) Cottage Cleaning Unless extra cleaning service is purchased and specified in your contract, the cottage must be left in the same condition as you found it, ready for the next visitors (specific details will be in the final Cottage Rental Agreement). Garbage All garbage and recycling disposal is the responsibility of the rental client. Garbage is to be placed in garbage bags/recycling boxes and stored safely so that animals cannot get into it. Information and location of the garbage dump specific to the cottage will be provided in the final Cottage Rental Agreement. Water/Plumbing/Septic System There are strict rules with regards to septic systems. Failure to follow these rules may result in thousands of dollars in repairs. 1. Only bodily waste materials and toilet paper can be flushed down the toilet. NO FEMININE/BABY PRODUCTS: TAMPONS, PADS, DIAPERS, WIPES. 2. Do not put any solid waste materials or grease down the sink drains. As most cottages draw water from the lake and only some have water purification systems, you may wish to bring your own drinking water. Camp/Cooking Fires Small campfires are permitted as directed by the Ministry of Natural Resources. Please identify and adhere to local fire bans when imposed by local authorities (especially during dry/fire season). Do not burn plastic, tin cans, glass, or any other items that should not be in the fire. Always drown out your fire with plenty of water when left unattended, in particular before going to bed. For the use of firewood, there may be a charge from the owner, approx. $25.00 per cart/wheelbarrow. No Extra Guests/Parties If you plan on having any additional guests, you must request permission from the owner. No Smoking All of our cottages are Non Smoking of any kind in the interior (specific details will be in the final Cottage Rental Agreement). Pets If your pet has been approved by the cottage owner, you are solely responsible for its actions and whereabouts (specific details will be in the final Cottage Rental Agreement). Damage Deposit If there is any damage to the cottage the claim will be handled between the client and Airbnb. If there are any noise complaints from the neighbours &/or if the Police are called to the cottage for any negative reason, the owner will have the right to hold back some or all of your damage deposit. Some of this money held back may or may not go to appease the neighbours who have been inconvenienced. Cancellation Policy Please refer to Airbnb Cancellation Policy. Any amendment or revision to the CRA (Cottage Rental Agreement) requested by the rental client will be subject to an additional fee of $30.00. Boats/Watercraft Life jackets are the rental client’s responsibility to bring and equip. If you plan on bringing a watercraft, please notify us well before you arrive. If you are renting a cottage with a motor boat, someone in your group will need to provide proof of boater’s license, in accordance with Ontario law. (specific details will be in the final Cottage Rental Agreement). Additional Notes: Bed linens & towels may or may not be supplied. (specific details will be in the final Cottage Rental Agreement). Be respectful of neighbors. Noise and music should be limited, especially after 10pm. Any other important information specific to a particular cottage will be in the final Cottage Rental Agreement. Waiver and Release of Liability and Assumption of Risk Acknowledgement: Once your reservation is confirmed, we will issue a CRA (Cottage Rental Agreement) with the information you have previously submitted, signatures of all adults 18 an older will be required before the check-in date. DEFINITIONS: Facilities/Premises: Cottage Name / Address Indemnitee – Kawartha Cottage Vacations Inc., Ken Turner and the owners or their designate. Indemnitor – The individual(s) signing below hereinafter also referred to as the Renter(s) and his/her heirs, administrators, and executors. The Indemnitor hereby releases the Indemnitee from any liability for damages from illness, injury and/or death that arise out of, or is connected with, or in any manner relates to, Indemnitor’s use of the Facilities and services provided at the Facilities, and will save them harmless in respect thereof. Indemnitor represents that: 1. I am 18 years of age or older. 2. I am submitting this release, waiver of liability, and assumption of risk declaration voluntarily and of my own free will, on behalf of myself and my family (which may include children under the age of 18 years) and any of our guests who may visit the facilities in order to save harmless the Indemnitee from any possible claims therefrom. 3. I have no physical or psychological conditions, nor any history thereof, which will impair my ability to utilize the Facilities and its services in a safe manner. 4. I understand and agree that it is my responsibility to assess the hazards presented by my use of the Facilities and services of the Facilities, and further agree that I assume all risks associated with the exercise of personal judgment about the use of said Facilities and services. 5. I understand and EXPRESSLY ASSUME all the dangers incident to using the Facilities and their services, and hereby RELEASE ALL CLAIMS, including but not limited to, personal injury, property damage or destruction, and death, whether caused by NEGLIGENCE, breach of contract or otherwise, and whether for bodily injury, property damage or loss otherwise, which I may ever have against the Indemnitee. 6. My use of the Facilities listed above is entirely optional and my own free choice. 7. All personal property of the Indemnitee placed in the rented premises, or in any other portion of the property on which the premises is located, shall be at the sole risk of the Indemnitor and the Owner shall in no event be liable for loss, deduction, theft, or damage to such property unless caused by or resulting from negligence of the Owner, or his employees. 8. I hereby undertake and agree to be fully responsible for the cost of repair for any damages caused to any of the property, equipment or belongings of the Indemnitee beyond reasonable wear and tear incident upon normal use. 9. I hereby agree to indemnify and save harmless Kawartha Cottage Vacations Inc., Ken Turner and the owner from any and all claims whatsoever in accordance with the foregoing. 10. Governing Law: This Agreement shall be governed by and construed in accordance with the laws of the Province of Ontario and the parties irrevocably agree that any dispute arising out of or in connection with this Agreement will be subject to and within the jurisdiction of the laws of Ontario and Canada applicable therein. Both parties agree that any action or proceeding relating to this Agreement will be brought to a court of competent jurisdiction in the Province of Ontario, Canada.
